Membership maintenance Checked all wiring tested float switch function. Took indoor blower motor amp draw. Took air temperature split at supply and return. Filter does not need to be changed at this time. No microbial growth found on unit interior. Blower wheel evaporator coil clean. Took compressor and outdoor fan motor amp draws. Checked refrigerant pressures and temperatures. Tested capacitor microfarads. Capacitor was low reading 31 out of 40 µF. With homeowners approval replaced this capacitor with a turbo 200 during today’s maintenance. After replacing capacitor switched breaker back on and breaker failed. With homeowners approval got a new breaker 60 amp square DQO from City electric and replaced today. After replacing breaker ran system in cooling and stayed until system cooled the home from 80 to 77° to ensure everything was working properly. The system is running well at this time.
I performed full maintenance systems gas furnace, I checked amps in blower motor, condenser fan and compressor everything is normally, I cleaned drain line with hot water, I checked air filter is clean, coil ic clean, blower is clean, condenser fan and compressor working normally, level refrigerant is normally, capacitor is low, costumer agreed to replace and I installed turbo 200 with 5 years warranty, now system operated normally.
Call out today to replace elite UV bulb. Turned system on after swapping out bulb to ensure everything was working properly.
I did not find a water leak, the water leak was three days ago from the storm, the problem is the insulation of the roof, the system works perfectly
Arrived to perform maintenance. This 2022. Ruud Straight cool air conditioner. The system is very very clean. There is already three recommendations on UV lights. and surge protector customer is happy with the way the system is running. I made sure his condensate pump was clean. I flushed it with a gallon of hot water. He takes very good care of his system. I did let him know that his capacitor was in range, but it was just a little weak. I let him know that if he were to put a hard start on it, it would help him with the longevity of the capacitor, and on the compressor installed hard start kit. Took a picture of it, added it to Notes check pressures amp draws. System is running perfectly at this time.
Concern - poor cooling on Rheem furnace. Cause - needed charge adjustment. Correction- added one pound of 410a. Recommendations- today I preformed tune up but I recommend maintenance contract.
Upon arriving indoor fan was running but outdoor fan or compressor was not running. The capacitor had failed. Capacitor needs to be replaced. Capacitor rating is 40/5
New Wi-Fi thermostat, flush and pressure test copper line set, repair if needed, modify supply plenum as needed, new float switch in drain line, new rods and brackets outside for condenser install, new anchors and brackets, new safety pan outside, replace filter drier outside, new ite breakers in breaker panel, u.v. resistant armaflex on the copper outside, all permits and inspections are included and attention to detail is paramount. Install corrosion grenade on copper line set.
One time tune up that included checking the electrical proponents, Checking amp on all motors, Inspecting the indoor unit for cleanliness, checking the overall performance of the thermostat and heat and cool mode, verifying pressures in heating commode, washing the outdoor unit, and flush and vacuum the drain line. Client had already change is provided filter. Customer stated that intermittent times the system can be running and cooling, and after a while the system will switch to heat mode but still show cooling on the thermostat. the customer stated that it does not happen all the time. It’s very irregular at best once a week it happens. They will typically shut the breaker off and then wait a while and turn the breaker back on and then the system runs fine afterwards. I ran the system for 30 to 40 minutes to see if it would Reoccur and the system ran fine and cooling. The customer has zone control with zone dampers installed in the system with one master control in the bedroom and two remote controls and two spare bedrooms. The thermostat that’s in the master bedroom is a T con thermostat in which it is showing signs of failure as it’s very tough to press options on the screen And the thermostat at times is non-responsive. Called out today to perform a tune up on two units. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Checked filters. Measured the temperature drop and rise across the coil. Tested float switches. Coil and blower wheel are clean. Flushed drain line and tested condensate pump. On the roof I checked refrigerant pressures. Tested capacitors. Capacitor is near manufacture failure.
Called out today to perform a precision tune up on a year old system. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Checked filter, Evaporator coil and blower wheel are impacted. Cleared drain line. Tested condensate pump. Measured temperature rise and drop across the coil. Tested float switch. Outside I checked refrigerant pressures. Took amp draws. Client is aware of the age and condition of this machine. She would like to have a pure air and cleanings performed. New condensate pump, 240 volt, new supply plenum, new 5 inch media filter, replace breakers as needed, new concrete pad outside, new Wi-Fi thermostat, new adjustable stand in air handler, new u.v. resistant armaflex on copper outside. All permits and inspections included.
Upon arrival to system water leak, I was shown to an air handling unit located in closet. Space. Immediately noticed water leaking. Disassemble the drain line from the air handling unit to the condensate pump to see if there was a clog. Condensate pump and condensate line running to the pump was extremely clogged at this time. Cleared out the drain and flushed with over a gallon of water to ensure the drain drains properly while operating in the cooling mode. System is now draining well but still leaking water. Found a very significant crack in the evaporator primary drain pan. Drain pan needs to be replaced to stop water from leaking from the A/H unit. I added quotes to the invoice to replace the primary drain pan, not under warranty. The customer is concerned about the time it will take to be able to replace the primary pan, as well as overall age in current condition of the existing equipment. Customer concerned about unit not cooling properly. Checked blower motor operation and inspected equipment cabinet. Checked safety float switch and inspected drain line. The float switch is tripped with water and stopped unit from cooling. Recommend to have drain line cleaning to keep unit cooling properly. Checked thermostat calibration and filter location. Customer has replaced all filters. Checked refrigerant levels and check test start up components. Strongly recommend new safety surge protector on condenser unit to prevent voltage spikes and electrical failure on control board and compressor unit. Strongly recommend new taps Membership to have preventative maintenance inspection on equipment and reduce cost on repairs. Customer has approved for drain line cleaning and taps Membership. 2 units Cleaned vacuumed drain pan and drain line. Flushed drain line with water and primed drain line. Customer concerned about thermostat and also has analog dehumidification and is possible not working properly. Located digital thermostat and working the air handler unit. Has old analog dehumidification. The analog dehumidification is old and not adjustable. Strongly recommend new thermostat WiFi capability and has5 yr warranty. Recommend new taps Membership to reduce cost and have annual preventative maintenance inspections. Customer has declined services at this time.
Upon arrival to second opinion, I was shown to a horizontal split system located in the attic. The homeowner originally stated that another company had came out to address water issues due to a clogged drain line. The last company had stated that the supply and return ducts we’re fully saturated with water due to float switch, not being energized when the system clogged up with water. Tested float safety ensured it was working properly. Verify that the return and supply ducks were just damp At this time. I recommend it to the homeowner that he doesn’t run the unit for as long as possible and just run the fan to help evaporate any water that still left in the ducts. The other issue the homeowner stated was that the system with periodically shut off at the thermostat due to the primary float safety, being energized, and cutting power to the unit. He said he noticed that it was shut off periodically and then come back on which means we have a slow drainage issue. Added drain, solve
Upon arrival to system no cool, I was shown to a thermostat on the wall that wasn’t operating at all. Immediately pulled thermostat off the wall and tried to bypass to get the system started and everything would run except the outdoor C/U in the cooling mode. Upon further inspection I found loss of power between the low voltage wiring in the system for the outdoor C/U. I was losing power once it left the A/H to the C/U. Checked all wiring and when I went to unwrap the condenser wiring I pulled a wire straight off that was barely attached. Respliced and repaired wiring then put power back to the system. I now had correct power and the system would start if the thermostat was bypassed. This thermostat has failed due to a low voltage short that was happening intermittently due to the loose wiring connections. Replaced and wired thermostat and started the system in the cooling mode. System is now operating normally in the cooling mode. I did notice the systems drain line was clogge
Called out because customer is selling home. She has pre-paid for two cleanings for the year. Customer wanted us to address the notations made by the inspector. After completely testing all of the equipment and cleaning the system. It is my professional opinion that this one year old system is an excellent condition. The indoor air quality air purifier/ionizer is in good working condition and has kept the supply duct clean. There is no evidence of any type of growth. There was a small bit of dust that made it to the evaporator coil which was easily cleaned off with maintenance. Tested pressures, amp draw, capacitance and temperature differential. System is cooling and heating properly at this time. Filter return door on front of air handler unit is also adequate to be able to allow filtering before the evaporator coil.
Upon arrival to system no cool, I was shown to an A/H unit located in a closet that couldn’t go below 83 due to system freezing. Pulled the systems filter and checked the coil for cleanliness. The evaporator coil is extremely impacted which is going to cause the system to freeze at lower temperatures. This evaporator would need to be pulled out of the system and cleaned at minimum to restore normal cooling to the living space. I added a quote to pull and clean the evap coil to the invoice to view pricing. Along with the evaporator coil being extremely impacted there is a refrigerant leak on the liquid line side of the A/H that needs to be repaired. I added a quote to repair this line to the invoice. I did also take amperage readings of the indoor blower motor which is amping above its specifications. This motor is going to fail. Added quote for motor replacement to the invoice. I was not able to fully inspect the outdoor C/U due to weather conditions. We will return on Friday
Upon arrival customer said AC was not working. Went to the air handler and the float switch was tripped. I pulled the float switch out and unit came on. Took a temp at the register and it was only 71.8 degrees. So I went to the roof and put my gauges on and the unit is freezing and low on R22 comfort adviser coming out.
Upon arrival customer told me AC was kicking on and off. The condensate pump was working good no water and flood switch. Went outside and checked Freon levels and it was low on Freon. Also the compressor is pulling a lot of amps and making a lot of noise. Comforter advisor is coming out to give quote
