A customer called for AC repair for their home in Lake Seminole Estates. Upon arrival, I performed an inspection and found that their AC unit was low on coolant. I added coolant and tightened a couple of gauges and the AC unit is now working well. Customer was pleased that I was able to quickly find the problem.

Maintenance Completed maintenance on a furnace split system. Checked all electrical components for proper volts and amp draw. Both fan motors and compressor tested good. Found compressor capacitor testing 33 of 40 mfd required. Replaced under warranty. System pressures are correct. System temperatures are correct. Both coils are clean and free of debris. Furnace start up was successful. No faults and system began heating normally. Flame burning properly and flame sensor is clean. Added solvent to the drain line to break up any debris. Drain line exit is 1/2” and is buried under rock outside the garage. Homeowner is aware of this and plans to repair himself. System operating to factory spec at this time.

Complete evaporator coil replacement on Amana inverter system. Install new bi flow filter drier. Pressure test system to ensure no leaks are present. The test held and passed. I pulled a deep vacuum on the system to 500 microns. All pictures of the work are uploaded. Left system in working order. *****I could not complete charging the system with refrigerant due to how cold it is outside. At the time I completed the repairs the outside temperature was 55 degrees. We will need to return not this Friday but next Friday when it is hotter out to properly charge the system to manufactures specification. Anywhere between 70 and 80 degrees will allow us to accurately charge the system. There will be no service call fee on the day we return. Thank you for choosing total air!

Called out today due to the system freezing over. Checked all electronics and motor components. Evaporator coil is completely impacted with hair and debris. System does not have proper airflow. Outside the condenser coil is plugged and radiates a lot of heat. Gave options on maintenance agreements and cleanings to get the system running properly. Client decided that he’s going to get back with us on a decision. System is not operating properly at this time and will continue to freeze over until airflow is not obstructed. Complete no cooling call. After inspection I found the system to be critically low on refrigerant. I completed a single component leak search as I found the leak fairly quick in the evaporator coil. I have added a video of my leak search detection. The system did have a leak previously on the refrigerant tube in the heat sink on the main control board outside. I confirmed this to not be leaking. We will need to order the evaporator coil under warranty and reach out to the customer with a time frame. I offered to top the system off with refrigerant in the meantime to keep our customer cooling. He is aware the refrigerant is non-refundable and he is aware that an amount of refrigerant will have to be added after the repair is complete. He approved. I added (11) pounds of 410A refrigerant to the system. Our customer did sign up for the prime maintenance program. He wanted to pay in full instead of monthly. Arrived at customers house for system inspection. On arrival customer showed me to air handler. Unit in attic. Went upstairs to attic and noticed unit was equipped with a pure air UV light. Notice the light was past it’s changed. Brought this to customers attention and suggested they change the bulb. Customers agreed. Changed out bulb and unit is now working fine. Open cabinet door and inside was clean. Underneath evaporator coil was clean. Unit was producing proper delta. T. Next went outside to condenser. Tore out existing air handler and condenser. Replace condenser with new unit. Tore out ductwork realize we would not have room to complete the duck job. If we say air handler today per Kip we will resume tomorrow. Replaced all ductwork with new ductwork cutting two brand new returns 10 by tens in bedrooms hung air handler with new supply Plenum new return Plenum with mechanical fasteners and heat shield system help pressure over 400 psi G and vacuum below 500 µm started a brand new air-conditioning system. Checked filter and cleared clogged drain line. Noticed the UV light is dim. It’s three year life is up. Recommended replacing the bulb to keep the sterilization within the machine. Outside I removed the fan from the condenser and cleaned the coil from the inside out. Coil was completely clogged with dog hair and debris. System is operating properly now. I highly recommended enrolling in the preventative maintenance agreement due to how dirty the system was today. Also the 15% of savings for additional indoor air quality needs. Filter is 21”x24” Arrived at customers house to complete job quoted. On arrival customer showed me to air handler system. First removed blower motor. As blower motor was removed. Clean inside of cabinet. Showed to customer and customer was happy with work performed. Next went outside with motor. Disassembled motor from wheel from housing. Rinsed motor wheel and housing. wiped off dirt and debris. Motor is now clean. Placed motor back in unit. Cleaned underneath evaporator coil. Underneath evaporator coil was very dirty to start with. Customer decided due to age of unit he wanted to stick with the in place cleaning. Cleaned evaporator coil as best as I could. Coil is much better. Installed pure air UV system. Turned on unit and unit turned on fine. Installed pure air electronic cleaner system. Unit turned on fine. Went to condenser and installed hard start kit. Arrived at customer house for two system inspection. On arrival customer showed me to air handler in garage. <br> <br> <br> Open cabinet door and saw bio growth. Pointed out to customer and talked about a UV light. The fan is also very dirty. This unit is almost 25 years old. Suggesting customer get consultation on this unit. Customer agreed. Would like a call tomorrow to set up a meeting. Went outside to this unit condenser. Capacitor was below nameplate rating. Contactor looks beat up but is sending proper voltage. Open cabinet door and again Saw Bio growth. Fan has debris in the fin crevice. Noticed his secondary drain pan was a bit rusty. Board is working properly and defrost cycled has worked at defrost cycled. <br> Recommend new safety surge protector on outside condenser unit to prevent voltage spikes and electrical failure on control board. Complete member tune up. Inspect filter location. Clear drain line with vacuum. At air handler, inspect electrical components. Test amps and volts. Delta t measures at 25 degrees. Ensure system is heating and cooling properly. All safety switches are working properly. A picture of the evaporator coil will be uploaded. There is no biological growth inside the air handler. The Elite Uv bulb was dead. I replaced the bulb. The next bulb replacement will be 12/16/2023. At condenser checked pressures, temps, amps and volts. I recommended adding a surge protection device at the condenser to protect electrical components from surges. I also recommended adding a hard start kit to the compressor which will provide extra starting torque prolonging the life of the system. Left system in good working order.

Upon arrival customer shower me an ac unit in the clost that needed tuned up. The evap coil is clean. Cleared the condensate line with shop vac and water. Checked all amps and volts. Fan motor, wiring, and housing all looks clean. Unit is producing proper Delta T. Vacuumed from outside and got good suction at air handler. Float switch is currently working. Went outside to condenser an open electric cabinet. Tested capacitor and capacitor was within acceptable range. Contactor is Sending proper voltage. Unit is not over amping on startup but is amping high. Suggesting a hard start kit to help protect the compressor and expand the life expectancy of this unit. Upon arrival customer told me the thermostat is off and the outdoor unit was still running. I pulled thermostat off the wall to kill the 24 volts. The outdoor unit was still running and there is no 24 volt to the contactor. Found a contactor that was stuck on. I tapped the contactor and unit shut off. I replaced the contactor under warranty. Mention to customer to keep the unit off t8ll tomorrow because the unit is frozen good.

Complete no cool call. Customer states ever since the last tech re wired the system to utilize the heat pump instead of only the electric heat strips for better efficiency they have smelled a bad smell for the first few seconds of startup then the smell dissipates. They do not want to utilize the heat pump just the electrical heat strips. I showed them how to only use electric heat strips and they were happy with that. I did explain to them that the smell is mainly caused by a dirty evaporator coil. There coil needs to be cleaned. A uv light also should be installed. They understand this and will get it done possibly in the future. Service call fee collected. * we will need to send the customer a paper copy of the invoice.
