Warranty Repair: 4 mini split UV Lights and ballast with switch. Pulled and cleaned blower wheel blower cleaning. Customer would like to have 2 surge protectors installed. Customer has approved for new safety surge protector on condenser unit and main breaker panel. Need to return and install new surge protector. I have not been able to open condenser panel due to rain and after dark. Office to schedule for tomorrow and install new safety surge protector on condenser unit.

Called out today to perform a precision tune up. Checked all electronics and motor components to ensure equipment is operating proper within manufacture specifications. Checked filter. Measured the temperature drop across the coil. UV bulb is burnt. Flushed drain line. Tested float switch. Outside I checked refrigerant pressures. Took amp draws. Tested capacitor. Removed the fan from the condenser and cleaned the coil from the inside out. Vacuumed drain line clear from outside port. Client approved UV bulb replacement. Called out today due to no cooling. Upon arrival client stated that the air handler runs but the condenser does not. Checked all electronics and motor components to ensure proper operation. Found disconnect loose at the condenser. Restored power and tested system. Took amp draws. Tested refrigerant pressures. Capacitor is low. Measured the temperature drop across the coil. Evaporator coil is heavily corroded. Although the system runs.. it is in poor shape. Clients just moved in and plan on living here for the next 5-10 years. I recommended system replacement due to the age and condition of the machine. Client would like a comfort advisor out from 4-6 on Monday. Went over pricing, financing and the length of time for the visit. System is cooling at this time… but due to the age and condition of this machine, it can and will fail at anytime. Customer concerned about unit not draining correctly. The customer has mentioned the mini split unit is leaking water. Checked blower motor operation and inspected equipment cabinet. Located the germicidal uv mini lights are not luminous and needs to be replaced. The uv mini lights where installed nov 2021. Lights have 5 yr warranty that will be honored by total air for replacement Recommend pull and clean blower wheel on each mini split unit. The blower wheel is compacted and not letting any air pass properly thru evaporator coil. Customer has approved for blower wheel cleaning and warranty on mini split uv lights. Upon arriving system, had a standing pressure of 44 psi’s of pressure, indicating a leak in the system. I braise the leaking joint back together and vacuum the system out and recharge the system with 7 pounds of refrigerant. Customer also wanted to change the thermostat out to something more simpler so I provided her with a T6 programmable thermostat.

Annual membership. Upon arrival to the scheduled system maintenance, was informed the air handler was in the attic and condenser unit is by the garage. I pulled off the panel door to the indoor unit and inspected all electrical components connections inside the air handler, collected amp draw and voltage readings off electrical equipment, and check the unit for cleanliness. The air handler unit is clean from biological growth. The Germicidal Ultraviolet Light System has helped keep the unit clean and produce better indoor air quality. The evaporator coil and blower fan wheel are clean. The temperature split is 18 degrees in cooling mode and within normal range. I performed a leak search through the entire mini split system and was unable to locate a leak with either the electronic leak detector and in combination with the leak detector and nitrogen. When pressurized in the system with nitrogen, the system held pressure for 20 minutes. I then placed the system on a vacuum and was able to reach down to 480 µm which if there was a leak the system would not get below 1000 µm. however the system was completely empty of refrigerant. Very puzzling situation. I suspect that if in fact, there is a leak, it’s a very tiny and minuscule leak. I advise the customer that we would monitor the system after recharging the entire system throughout the next maintenance and see if the system suffer any decrease in Refrigerant levels. I recharge the system back up with 6.17 pounds of refrigerant as specified by the data plate. Performed maintenance on ICP system installed by another company. Ductwork was replaced by Total Air in 2021. The supply plenum below the ceiling in the garage is contaminated with biological growth which is effecting the new ductwork and causing allergies. Recommended to client on having a Pure Air X whole house UVC system installed to eliminate the growth and protect the home which client opted to move forward with for the discounted price of 900. Upon arrival to scheduled system maintenance I was shown to an A/H unit located in the attic space. Then immediately pulled panel doors off the unit to inspect all electrical connections, collect electrical readings and check the evap coil for cleanliness. Evaporator coil is clean with pictures uploaded to ST. All electrical components connections are secure with amp draw/voltage readings running within range of factory specifications.. collected temperature differentials in the heating and cooling modes. In the cooling mode had a 22° delta T at this time. Upon duct and insulation inspection, I found the attic to be extremely under insulated, in some areas of the attic it is completely bare of insulation. Upon arrival to system, no heat call, I was shown to a split system with an air handling unit located in the main hallway closet. The homeowner had stated that he recently had the systems thermostat changed out. After the thermostat was changed out, they were having issues being able to run the heat, and when they try to correct the issue, the system would not run altogether. Upon diagnosis, I found the low-voltage control fuse to be blown. Without this fuse, the system will not be able to run at all. Replace the fuse and started the system and cooling mode to verify proper functions. System is operating well in the cooling mode at this time. Upon arrival scheduled No Heat call, I was shown to an air handling unit located vertically in a hallway closet. The homeowner had stated ever since the systems thermostat was changed out he had no heat in capability. Upon inspection, I found the system is equipped with a one heat one cool thermostat which is incorrect for this system. This system needs a to heat one cool thermostat to be able to use the heat pump as well as the electrical heater kit inside the air handling unit. I added an estimate to replace the thermostat to the invoice to be able to view pricing. homeowner won’t be moving forward with work at this time. I did also noticed that the heating sequencer had failed and was not sending any high voltage power to the heater kit itself. Replaced the heating sequencer with a high-voltage contactor in this place to be able to send high voltage to the heater kit when the system is calling for heating. Called out today due to no cooling. Upon arrival thermostat was blank. Found that the drain line has backed up and tripped the float switch. Evaporator coil has bacterial growth growing all over. I gave options for a one time cleaning extraction vs a permanent solution through uv sterilization. Gave options for a drain solve treatment, preventative maintenance, coil cleanings and uv sterilization. Flushed drain line and added solvent. Measured the temperature drop across the coil. Customer concerned about unit thermostat not able to properly dehumidification on thermostat. I have located the thermostat is use for true dehumidification with a separate dehumidifier system. I have explained to customer that the thermostat can be changed and setup WiFi with dehumidification settings on Honeywell 9320 WiFi thermostat. Setup and program to smart phone. Checked unit operation and showed customer how to set and display on phone and thermostat. Test unit in heat mode and tested unit in cooling mode. Unit is cooling well and running properly. Not only does a dirty blower wheel decrease efficiency but it puts unwanted stress onto the motor. Evaporator coil is becoming corroded. Drain line is impacted with algae build up. I highly recommended a drain solve treatment to remove build up. Outside I removed the fan from the condenser and cleaned the coil from the inside out. Removed leafs from the bottom of condenser. Complete no cool call. On arrival i spoke with bill about what he’s been noticing from the system. Today we are working on the 2014 carrier system. This home has (2) central ac systems. The outdoor unit will not turn off. It will run constantly and the breaker has to be shut off for the system to stop. After inspection I found a failed high voltage contactor. The component shorted out and no longer would release the pin disconnecting the high voltage to the system. This created a constant state of power for the compressor and fan motor. I replaced the high voltage contactor and tested the system for proper operation. The indoor fan motor is stuck on. The motor has contacts that melt together from either normal wear and tear use of electrical surges. The fan assembly is also dirty. I performed a maintenance tuneup to include checking the indoor coil, checking out the coil, flush the drain line, change filters, check, refrigerant levels, and test the system in both cooling and heating. System is cooling and heating well. All electrical components are in good working order. Both condenser coil and evaporate holes are clean. The drain line is slightly impact. It is recommended to have the drain line chemically treated. The customer wishes to move forward with the work, and I completed the work.

Called out today due to no cooling. Upon arrival client stated that the previous homeowner didn’t run the system for 5 years and it doesn’t work. Found that there were no fuses located in the disconnect. Client provided fuses. Restored power and noticed that the compressor wouldn’t kick on due to a failed capacitor. Replaced with a turbo cap. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Checked refrigerant pressures. System is extremely low on charge. Gave options to perform and leak search and refill the system. Made him aware that the system is out of warranty so the cost of a coil is upwards of 2/3,000$ Evaporator coil is completely plugged. It needs to be pulled and cleaned. Indoor blower motor sounds like a train. Float switches are cut.. This machine runs but not correctly. If it is left on it will freeze and cause damage to the floor below. Client isn’t interested in preventative maintenance

Called out today due to no cooling. Upon arrival client stated that the machine would not turn off. He replaced the thermostat and now the condenser will not turn on. Checked thermostat wiring and settings. Went outside and found a lizard fried to the back of the defrost board. Had intermittent low voltage outside. While doing the maintenance and flushing out the condensate pans and drain lines, I noticed that three of the four mini splits have impacted blower wheels, causing the temperature differential to be off by 10°. My suggestion is to allow me to come back with a bid kit and clean out the blower wheels. Below is an estimate to have three cleanings completed. The price does include the maintenance discount.. Returned today and did the mini split blower housing cleanings. While doing the mini split in the living room area, water got on the control board and is not allowing the control board to communicate and turn the fan motor on. We need to return with the small control board under service warranty and replace it. Dispatch has been notified and is in the process of ordering that part for Mitsubishi. As soon as that part is available, the customer will get contacted and we will come back out and replace it.

Recommend new safety surge protector on condenser unit to prevent voltage spikes and electrical failure on control board and compressor unit. Customer has approved for new safety surge protector on condenser unit. Recommend new polarized media air cleaner to prevent pollen from entering the system and keep unit cooling properly.
