Office: Comfort Advisor equipment, ductwork, and blown insulation. Arrived at the home and met with the homeowner. She mentioned that they did flush the drain line. It is operating upon arrival. Removed panel from air handler and flushed from that point. Replaced “P” trap and primed. Refrigerant charge slightly high head pressure. Temperature at the supply is 57 degrees. Findings: 1. air handler leaning to the right slightly. 2. Evaporator coils dirty 3. Contactor arched 4. Head to capacitor rusty 5. Inside of air handler has biological growth. 6. Called out today due to no cooling. Upon arrival I found that the system was completely frozen over. I ran the system in heat mode and allowed ice to thaw. Checked refrigerant pressures and found the system low on charge. I found oil in the drain pan. Confirmed leak in the evaporator coil. Client stated that she cannot afford that repair at this time. I will contact the office for any member discounts that we can apply as well as financing options. I added refrigerant to the system and we can compare pressures during next months maintenance. Cut the return back approximately 4 ft and spliced on a new duct. The old duct was completely collapsed and torn apart. Used straps, mastic tape, and mastic to connect new portion of the duct. Sealed the dog house the best I could. Customer will close up around with fencing/block. Immediately saw great results in cooling mode. 19-20° split. Supply 58°. Customer is aware he needs to get pest control out asap to take care of the rodents so this doesn’t happen again. This job has been completed.

Arrived to call. System is a package unit about two years old and Install 2022, called out today for no cool system not cooling properly while performing diagnostic, found system frozen over, before continue continuing to diagnose. Customer agreed to thaw out system after thawing out system took about 10 minutes with water hose, found that evaporator coil was completely clogged with insulation, and an ice begin to freeze on top of insulation on evaporator coil on the return side. Determined that smaller tech would need to come back and re-examine all insulation flex duct to see where rodents have been chewing into insulation or flexed out that’s being sucked in through the return. Customer has rodent sticky patch all throughout home and under home so they are aware of major rodent problem and community and at this mobile home after talking with Office, customer would get rodents or pest control out to examined or kill rodents before returning to repair flex or insulation mechanically,

Also materials added Turbo 200 capacitor Maintenance Performed Today- Filter sizes- 18-24-1 , 20-20-1, 18-20-1 Filter Condition- replaced all 3 Unit age- 2018/19 Unit condition- both are good Thermostat- Honeywell On arrival found the following- customer has two split units. second system added onto membership plan. Performed system maintenance on both units, replaced 3 filters, checked electrical components, cleared and flushed drain line/pump. Gathered temperatures and some refrigerant levels. Both units have a locking cap stuck on the service port. The American standard unit capacitor was very low on the fan side. Customer agreed to replace with new Turbo 200. This unit also has biological growth inside the cabinet. Our Pure air UVC germicidal will help mitigate growth and includes a clean in place on the evaporator coil. Air conditioning service. Customer has three carrier thermostat located on three different levels of the home with scheduling on each one of them that vary between them. I went through the scheduling to set the scheduling to be identical between the three. The other concern the customer had was the thermostats control point on the third floor would match the setpoint for that thermostat however, on the second and lower level the control point would be lower. That’s due in part to the fact that the thermostat on the third level is in an area where it’s much hotter than the lower level so therefore, the temperature on the lower level will be a few degrees less than the upper level as heat rises, and cold falls. Once I explained that to the customer, she fully understoood.

Multiple tears throughout the system. Rodent droppings on the air handler and throughout. Suction side PSI is high. it could be tears in the return, pulling too much heat from the attic potentially the pin inside the piston has been put in backwards. Evaporator coil has a lot of rust. Membership maintenance Customer not home during maintenance. Spoke to him on the phone to approve work done today. Checked all wiring and connections. Foot switch is glued down, making it on serviceable. Flushed and vacuumed condensate drain line. Evaporator coil, heavily impacted with dust and debris. Also found bacterial growth in evaporator coil. Drain pan. Change the customer supplied filter. Checked refrigerant pressures and temperatures and found system under charged. No history of leaks found on account. Subcool 3.1° delta T 13.4°. Spoke to the homeowner about these issues and he decided to move forward with the evaporator coil cleaning and adding refrigerant today. Performed a chemical evaporator coil cleaning. After cleaning the evaporator coil, I cleaned the evaporator coil, drain pan and added chemical to the drain line to ensure there are no clogs later. 4 heads inside total and 2 outdoor units. All line set covers included. upon arriving on the first day, went meet and greet with customer go over work for the day start setting up getting tools, drop cloths mini split heads inside rooms where they’re going to start. Corn hole drilling through concrete walls for each mini split head run line hide from starter cap to condenser. Everything is sealed insulated Pressure test mini split line set 400 psi vacuum down to 500 µm start up check and cool and heat modes. Everything is draining and cooling to factory specs job is complete pictures taken of all work completed. Customer is happy. Customer said electrician will be coming back. He will need to change existing breaker from existing AC to a 20 amp and put conduit on high-voltage outside at three and four unit condenser job is complete.

05/04/24 Connie had concerns of the outdoor unit turning on and off. Connie’s condenser fan motor has a rusted shaft and leaky seals and needs to be replaced. This would be the second same repair she’s had on the system. Capacitorv X until the system is up and running, and we can evaluate it. I noticed deteriorating, condenser coils, rusted suction line leading to the compressor. Due to age and condition of the system strongly recommend replacing the R 22 system. Evaporator Coil NON Warranty Replaced non warranty evaporator coil in air handler unit. Installed new filter dryer and added refrigerant 410a. Unit running and cooling properly. Homeowner stated that her drain line was backed up, but the system was working today. I verified refrigerant pressures check the capacitor, and inspected the air handler for cleanliness. The evaporator coils are highly impacted and is clogging the evaporator drain pan. The blower has more than an 1/8th inch of microbial growth, and no UV light protection added to the system. recommended signing up for Air care membership to save 20% off repairs and cleanings and provide two system checks per year on both systems recommended speaking to a comfort advisor about system replacement options due to costly cleanings and quoted repairs. Called out today due to no cooling. Upon arrival client stated that unit does not respond. I checked all electronics and motor components. Found water tripping the float switch. Removed float switch and tested system operation. Measured the temperature drop across the coil. Compressor would not turn over for 15/20 minutes. Tested capacitor. Took amp draws. Finally the compressor turned on and I ran the system for 30 minutes straight. Checked refrigerant pressures. Due to the fact that the compressor was locked out I gave the option for replacement before it happens again. I also have the option to speak with a comfort advisor to get an idea of the cost for a new machine. Made client aware of our preventative maintenance plan and all options for repairs and cleanings. Client chose to do a one time drain flush. System is operating at this time but due to the age and condition.. this machine can and will fail at anytime. Thank you for always choosing Total Air!
