Arrived at home to find both upstairs units one Trane unit one Lennox unit both of the drain lines were completely backed up. One is severely backed up. I set up a shop vac inside, sucking from the inside, and I took my CO2 gun and blew the drain line from the outside. There was no clean out on the inside for me to do this. When I did do this it removed a lot of buildup from inside the drain lines. I did take pictures. I was able to get both drain lines cleared need to return perform complete maintenance. On all three systems I believe that they were way behind they were out of town and they came home last night to find water coming down from the ceiling. When I mean water it is flooded. The return Plenum is going to have to be all redone. It was completely saturated with water The cause of this was a lack of maintenance. This could all could’ve been prevented. Upon arrival, homeowner mentioned that the house was down. Proceeded to check out the equipment in the garage above the ceiling down the air handler pulled out secondary drain and found it filled with water. Removed and equipment began operating. Proceeded to tell the homeowner that it was a backed up drain line and since I am here, I will check out the rest of the equipment to make sure that it’s an operating condition. Proceeded to clean out the drain line with the vacuum and flush. Add completion of vacuum and flush. I pour down drain saw acid to clean out any other debris that is left behind. Continue with call and checked out entire system. found some growth beginning inside the air handler cabinet, left a UV light estimate for homeowner. At this time the equipment is operating normally and cooling.

Arrived at this customers house his system came on, but when I hooked my gauges up, they were very low and it needed refrigerant. I told him that it is a contained system, and the only way that this refrigerant leaks out is if there’s a leak somewhere at this time money is a little tight, so I just got him up and cooling, it took 4 pounds of R 410a refrigerant by the time I left he had a 20° split 59° supply 79° return cleared the drain line removed a bunch of stuff. The system is operating properly at this time.

3 Total Systems Trane 2006 R22. Unit #1 - out of refrigerant, evaporator coil is rusted. It is time to replace this system. Unit #2 - system runs for about 5 minutes and then the indoor fan stops running. The capacitor was leaking oil and the blower motor was over heating and had a burn smell. Replaced capacitor and ran system. Once again motor is over amping and over heating. Both parts need to be replaced and further diagnosis is needed to ensure system will be running efficiently. I would not invest into this unit based on refrigerant type and age. Best option is to install a new system as well as #1. Collected 50% deposit for capacitor and indoor blower motor. Called out today due to no cooling. Upon arrival thermostat was nearly blank due to a damaged screen. Client was interested in a smart thermostat. He approved the installation of a Honeywell 9000. I set up the Wi-Fi and walked him through system operation on his phone. Tested both heat and cool modes. Checked all electronics and motor components on the first floor unit. Showed client the corroded evaporator coil that is falling apart into the pan. Flushed drain line. Tested float switch. Measured the temperature drop and rise across the coil. Outside I checked refrigerant pressures. System is low on R-22 refrigerant. Made client aware that R22 has not been manufactured as of the beginning of 2020. Showed him the difference in refrigerant pressures and temperatures of the second floor unit. He is aware that the system is due to be replaced and will not maintain temperature during hotter months. Package unit, semi annual maintenance . Upon arrival to the scheduled one time tune up, was informed everything is on the side of the house as system is a package unit. I pulled off the panel doors and inspected all electrical components and connections, collected amp draw and voltage readings of electrical equipment, and check the unit for cleanliness. The temperature split is 20 degrees in cooling mode and within normal range. Checked and tightened all electrical components to make sure they were secure and within factory range. Flushed drain with the water hose to remove any blockage or debris. The air filter didn’t not need to be changed. Checked the system refrigerant charge and it is within normal range and all electrical components are secure. I noticed the system doesn’t have a surge protector but the entire house does, dual capacitor needed to be changed. Called out today due to no cooling. Upon arrival the condenser fan motor would not turn on. Fan motor is seized. Capacitor is low. Evaporator coil is corroded and falling apart. There is corrosion in the condenser as well. This unit is past the end of it’s expected lifespan. Machine is out of manufacture warranty. Gave options for fan motor and capacitor replacement. Even after the motor is replaced there is a chance that there are additional issues with this machine. A comfort advisor will be out from 4-5 today to give options on machine replacement. Indoor fan motor has failed. Fan motor is moving very slowly causing the evaporator coil to freed up due to lack of proper airflow. Customer authorized to move forward with replacing the motor and wishes to give more thought for moving forward with cleaning of the blower wheel and evaporator coil and possibly a pure air UV light. Additional findings after installing the new blower motor, I started the system and ran it in cooling for 20 minutes and discovered that the system is slightly under charge by 2 to 3 pounds of refrigerant only achieving a 1.8° to 2° sub cooling when the manufacture requirement is 11° sub cooling. Performed preventative maintenance tune up. First I have cleared debris from compressor unit. Cleaned and rinsed condenser coil and compressor deck. I have change all filters. Inspected the air handler unit. Unit service is for main office. Customer has mentioned the unit has been struggling to keep temperature during hot summer months. Gave options for a one time flush vs a preventative maintenance plan. Client enrolled in the preventative maintenance program and I waived the charge for flushing the drain. 03/14/24 DISPATCH PLEASE call to confirm a comfort advisor between 3 or 4pm tomorrow, 03/15/24 for system replacement w/ductwork replacement… Found duct work insulation coming threw the supply vents. I inspected the duct work & found the original duct work installed & mouse droppings inside & outside of the AH. HOLES in the supply plenum. Also, a dirty filter & a purple balloon in the filter section of the AH. ( see pics). I found the pressure & temperature off from manufacture specs. 9 degree SC & the system calls for 13 degrees. Called out today to perform precision tune on a 2 year old system. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Checked EAC filter. Tested float switch. Cleared drain line and tested condensate pump. Measured the temperature drop across the coil. Outside I checked refrigerant pressures. Tested capacitor. Removed the fan from the condenser and cleaned the coil from the inside out. Removed debris from the bottom of the condenser. Equipment is operating properly at this time. Renewed maintenance plan for a buy one get one year free. This maintenance agreement will start on August 16th of 2024 and is valid until August 16th of 2026. I return to install 10 KW heat kit and also replaced TXV valve. I tested system in both heating and cooling and both work well. Upon arriving system was not heating I first found that the thermostat was wired incorrectly with the white wire being plugged into W/electric heat, when it should be plugged into a W-2 due to it being a heat pump. Also, the thermostat was program incorrectly. Additionally, the suction line pressure dropped to 15 psi‘s when operating in heat. However, when switching to cool mold, pressures operated normally. There is a restriction at the outdoor TXV, which needs to be replaced. Also, the heat sequencer was faulty. Customer approved repair items need it will be an outdoor TXV and a three stack heat sequencer.

Materials added 2 cans of evaporator cleaner Notes: customer recently moved into the home and signed up for our membership program. Did a full tuneup on two systems inspected all electrical components, Freon levels, delta T, and cleared and flushed drain lines. Summary: system number 1: the high side Schrader needs to be replaced. This can cause refrigerant to leak out of the system and it is loose. The evaporator coil also has debris buildup and a level one cleaning will help remove debris and have better efficiency. System number 2: the capacitor is outside factory range. I highly suggest replacement to help prevent premature breakdown. Both systems have calcified drains. Adrian salt treatment will help prevent a clogged drain. Completed the following repairs. Replaced Schrader core on system number one high side once replaced insured. Freon levels were within. Normal range completed evaporator clean in place on the garage. My AC failed this morning. I called Total Air for service and Wade Hepp arrived around 3:30 this afternoon and quickly traced down some complicated electrical problems both in the Air Handler and on the compressor. Wade had the parts needed on his truck and got everything back running. Wade was extremely courteous and considerate. He even put covers over his shoes when he entered my home. Thank you Wade for the fast and courteous service!

As usual Jason displayed great customer service! Arrived on time and had a mask. No complaints here. I don't want to say too much as I know it will go to his head. Also, I didn't get his name but his assistant was exceptional as well.
