New hanging kit with rods and brackets, new float switch, new supply plenum first 18 inches and entirely new return plenum, new breakers in panel ge, 2 pads with blocks outside, flush and pressure test copper line set, new filter drier, new armaflex on copper line set outside, go into attic and inspect ductwork and seal any leaks found, all permits and inspections are included. Re-install UV systems.

Tested float switch . Took air split at supply and return. Took blower motor amp draw. Tested blower motor capacitor microfarads. Found burnt uv bulb, bulb was due to be replaced in may. Installed a new uv bulb today. Found bad float switch , installed new float switch today. System is running well at this time.

Bio growth found on blower motor wiring and evaporator coil pan . Float switch is bad needs to be replaced. Capacitor is low, recommend replacement Blower wheel is dirty needs to be cleaned. Recommend adding a uv light in air handler cabinet to prevent bacterial growth after cleaning. System #1. Checked all wiring. Tested float switch function. Flushed drain line. Tested condensate pump function. Took blower motor amp draw. Blower wheel is clean. Evap coil is clean. Bio growth found on motor wiring and insulation. Filter is clean. Arrived at home to find both upstairs units one Trane unit one Lennox unit both of the drain lines were completely backed up. One is severely backed up. I set up a shop vac inside, sucking from the inside, and I took my CO2 gun and blew the drain line from the outside. There was no clean out on the inside for me to do this. When I did do this it removed a lot of buildup from inside the drain lines. I did take pictures. I was able to get both drain lines cleared need to return perform complete maintenance. On all three systems I believe that they were way behind they were out of town and they came home last night to find water coming down from the ceiling. When I mean water it is flooded. The return Plenum is going to have to be all redone. It was completely saturated with water The cause of this was a lack of maintenance. This could all could’ve been prevented. I checked the float switches float switches had buildup on them sludge which prevented the float from rising. The bobb

Upon arrival, homeowner mentioned that the house was down. Proceeded to check out the equipment in the garage above the ceiling down the air handler pulled out secondary drain and found it filled with water. Removed and equipment began operating. Proceeded to tell the homeowner that it was a backed up drain line and since I am here, I will check out the rest of the equipment to make sure that it’s an operating condition. Proceeded to clean out the drain line with the vacuum and flush. Add completion of vacuum and flush. I pour down drain saw acid to clean out any other debris that is left behind. Continue with call and checked out entire system. found some growth beginning inside the air handler cabinet, left a UV light estimate for homeowner. At this time the equipment is operating normally and cooling.

Called out today due to no cooling. Upon arrival I found the thermostat set to heat. Turned the system to cool at 77 degrees and briefly tested system. Client declined system evaluation and maintenance renewal. Checked refrigerant pressures. Measured the temperature drop across the coil. Took amp draws. Arrived at this customers house his system came on, but when I hooked my gauges up, they were very low and it needed refrigerant. I told him that it is a contained system, and the only way that this refrigerant leaks out is if there’s a leak somewhere at this time money is a little tight, so I just got him up and cooling, it took 4 pounds of R 410a refrigerant by the time I left he had a 20° split 59° supply 79° return cleared the drain line removed a bunch of stuff. The system is operating properly at this time.

3 Total Systems Trane 2006 R22. Unit #1 - out of refrigerant, evaporator coil is rusted. It is time to replace this system. Unit #2 - system runs for about 5 minutes and then the indoor fan stops running. The capacitor was leaking oil and the blower motor was over heating and had a burn smell. Replaced capacitor and ran system. Once again motor is over amping and over heating. Both parts need to be replaced and further diagnosis is needed to ensure system will be running efficiently. I would not invest into this unit based on refrigerant type and age. Best option is to install a new system as well as #1. Collected 50% deposit for capacitor and indoor blower motor. Called out today due to no cooling. Upon arrival thermostat was nearly blank due to a damaged screen. Client was interested in a smart thermostat. He approved the installation of a Honeywell 9000. I set up the Wi-Fi and walked him through system operation on his phone. Tested both heat and cool modes. Checked all electronics and motor components on the first floor unit. Showed client the corroded evaporator coil that is falling apart into the pan. Flushed drain line. Tested float switch. Measured the temperature drop and rise across the coil. Outside I checked refrigerant pressures. System is low on R-22 refrigerant. Made client aware that R22 has not been manufactured as of the beginning of 2020. Showed him the difference in refrigerant pressures and temperatures of the second floor unit. He is aware that the system is due to be replaced and will not maintain temperature during hotter months. Package unit, semi annual maintenance . Upon arrival to the scheduled one time tune up, was informed everything is on the side of the house as system is a package unit. I pulled off the panel doors and inspected all electrical components and connections, collected amp draw and voltage readings of electrical equipment, and check the unit for cleanliness. The temperature split is 20 degrees in cooling mode and within normal range. Checked and tightened all electrical components to make sure they were secure and within factory range. Flushed drain with the water hose to remove any blockage or debris. The air filter didn’t not need to be changed. Checked the system refrigerant charge and it is within normal range and all electrical components are secure. I noticed the system doesn’t have a surge protector but the entire house does, dual capacitor needed to be changed. Customer concerned about unit not cooling properly. Customer has mentioned they have reset the breaker and clean drain line with vacuum. Unit is not cooling properly. Checked thermostat calibration and filter location. Checked blower motor operation and inspected equipment cabinet. The evaporator coil is rusty and aged equipment. Located the blower motor is bad and needs to be replaced. The blower motor is to pull in air from return filter and send thruway the evaporator coil and out the ductwork. I performed a tuneup to include rinsing the indoor and outdoor coils, checked all electrical connections, flush the drain line, checked, refrigerant level, checked all filters. System is performing an operating within manufacture specifications with a 18° temperature split a 10° south cooling at 10° superheat evaporator and condenser and coil’s were very clean. Filter was also in good condition. No recommendations at this time and.

High voltage, short, detected at the air handler that has burnt and arching wiring. No high voltage to the AH. POSSIBLY of a bad control board & blower motor. Called out today due to no cooling. Upon arrival the condenser fan motor would not turn on. Fan motor is seized. Capacitor is low. Evaporator coil is corroded and falling apart. There is corrosion in the condenser as well. This unit is past the end of it’s expected lifespan. Machine is out of manufacture warranty. Gave options for fan motor and capacitor replacement. Even after the motor is replaced there is a chance that there are additional issues with this machine. A comfort advisor will be out from 4-5 today to give options on machine replacement. Left disconnect pulled and turned indoor fan on to provide some comfort. Client declined preventative maintenance plan at this time. Thank you for always choosing Total Air!

Indoor fan motor has failed. Fan motor is moving very slowly causing the evaporator coil to freed up due to lack of proper airflow. Customer authorized to move forward with replacing the motor and wishes to give more thought for moving forward with cleaning of the blower wheel and evaporator coil and possibly a pure air UV light. Additional findings after installing the new blower motor, I started the system and ran it in cooling for 20 minutes and discovered that the system is slightly under charge by 2 to 3 pounds of refrigerant only achieving a 1.8° to 2° sub cooling when the manufacture requirement is 11° sub cooling. Complementary.

Performed preventative maintenance tune up. First I have cleared debris from compressor unit. Cleaned and rinsed condenser coil and compressor deck. I have change all filters. Inspected the air handler unit. Unit service is for main office. Customer has mentioned the unit has been struggling to keep temperature during hot summer months. Checked blower motor operation and inspected equipment cabinet. Cleaned and rinsed drain pan and vacuumed drain line. Flushed drain line with water and primed drain line. The evaporator coil is rusty dirty and needs a deep cleaning to help unit breathe properly and cooling properly. Unit has good capacitor and blower motor is running properly. Performed first tune up today. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Flushed drain line. Tested capacitors. Blower wheel and coil are clean. Measured the temperature drop across the coil. Outside I checked refrigerant pressures. Took amp draws. Removed the fan from the condenser and cleaned the coil from the inside out. Vacuumed drain line clear from outside port. Equipment is operating properly at this time. 03/14/24 DISPATCH PLEASE call to confirm a comfort advisor between 3 or 4pm tomorrow, 03/15/24 for system replacement w/ductwork replacement… Found duct work insulation coming threw the supply vents. I inspected the duct work & found the original duct work installed & mouse droppings inside & outside of the AH. HOLES in the supply plenum. Also, a dirty filter & a purple balloon in the filter section of the AH. ( see pics). I found the pressure & temperature off from manufacture specs. 9 degree SC & the system calls for 13 degrees. VERIFIED homeowners parts only warranty. Costly repairs outweighs replacement options & does not guarantee further breakdowns until the duct is replaced. Thank you for choosing Total Air…. RETURN WEDNESDAY customer ordered proper size filter and will need us to come back to change it. Customer will call into office when filters arrive. Checked system, refrigerant temperatures and pressures. Took temperature split at supply vent and return on unit. Checked all electrical components capacitor, compressor amp draw, float, switches. Phone switches are bad after tests. Customer approved replacements. UV germicidal light is functional. Washed condensing unit flushed and vacuum drain line. System is running well.
