Complete prime maintenance on (2) ac systems. I inspected filter locations and changed all customer supplied filters. I cleared and flushed both drain lines with vacuum and water. I performed routine maintenance on all pieces of equipment. System 1 Downstairs: All parts and components are working properly. The air handler cabinet is clean. All indoor air quality products are working properly. System 2 Upstairs: When checking refrigerant pressures I found the system low on refrigerant. I offered to complete a leak search to pinpoint the leak. Vijay accepted. I found the evaporator coil to be leaking. I have added a video of my leak detection. We will need to order the coil and schedule the repair with Vijay. Air handler equipment info: Model- AVPEC59D14AB Serial- 1707481607 Moving forward the office will call for scheduling. Customer says periodically she has a very corroded smell that she smells in the air in a particular area of the home. Did a walk-through with customer and adjusted the humidity level from 65 to 55% on the downstairs thermostat. Customer changed it on her upstairs thermostat. She does not notice any difference in cooling, doesn’t notice the system struggling to cool on either upstairs or downstairs unit. My Professional opinion is that there is nothing wrong with either air conditioning system. She lives on the water and it is quite possible that a lizard or something small got inside and maybe have perished. When the air conditioning system is running it’s pushing air through the home so maybe every once in a while she catches a wiff of the smell. Both thermostats have achieved temperatures that were set. Customer will call us if there are any cooling or heating issues. Both systems are cooling properly at this time.
Replaced all uv lights in both systems. Tested all lights successfully. Job complete
Called out today to perform a precision tune up. Checked all indoor and outdoor electronics and motor components to ensure equipment is operating correctly within manufacture specifications. Checked filter and cleared drain line. Measured the temperature drop across the coil. Tightened all wire connections. Outside I removed the panels from the unit and cleaned the coil. Vacuumed drain line from outside port. Educated homeowners on the importance of annual maintenance as well as member pricing on repairs, replacement and service trip charges. Performed maintenance on 2 mini split systems 6 heads in total. All electrical components are within factory spec. All heads are functioning mechanically. Pressures are at correct levels. All heads have heavy growth in them. Home owner renewed her TAPS membership and purchased service to have all 6 heads cleaned. Office will call to schedule an appointment for cleanings. 2 technicians on job preferred due to amount of cleanings.
All head units deltas are within range filters that need to be cleaned were cleaned drainage was cleared all these units are operational at this time no faults found.

Installed 5 ton air handler and condenser 18 1/2 see her unit number two upstairs third-floor flushed copper and drain remade Plenum flushed copper flush drain nitrogen test to 400 psi G vacuum microns below 500 started up system and charged to factory spec unit running to SPEC heater and not marked a new air handler do that we never gotA secondary heater will need to return with secondary heater and double check breakers they respond with said heater we are unsure of the amps the heater would need so we are unable to change breaker accordingly homeowner unresponsive and not able to reach customerVia call will need to contact customer to collect remaining balance
I found the system was very low on refrigerant, there is a leak somewhere in the system. I charged the system up per customer. I added 8.8 pounds of r410a refrigerant out of jug #167 and 157. I got the delta T to 20degrees. This unit is 2 years old and was installed by a different company. The customer is going to try and get them to cover the repair cost. In case they donâ€™t, we would have to do an extensive leak search to locate the leak. The fix it and recharge the system. I couldnâ€™t check the capacitor or clear the drain due to rain and weather conditions. Please follow up with the customer on Monday to see if the unit is still cooling properly. I left the system in good working condition, but we need to monitor the refrigerant levels.
Cycled and inspected 2-systems. Found #1 downstairs system in good working order. Found #2 upstairs system with a restricted drain line causing system to short cycle. Also found contactor pitted and run capacitor for outdoor fan motor weak. Cleared both drain lines, installed a new contactor, and run capacitor. Left 2-systems in good working order.
Take out existing condensate pumps for the main TV area and kitchen indoor unit. Install two (2) gravity feed drain lines for the indoor units. We disconnected pumps and ran new drain lines on kitchen and tv room . I tested drain operation and cleaned filters...
I found main tv area evap mini blue condensate pump was clogged with growth. I cleaned out with cleaner/ vacuumed.. Beth will like to have the main tv area and kitchen system pumps taken out , gravity feed the water in 3/4â€ pvc. We need to put a quote together for both drains. Beth has a contract on both systems. Need to perform a maintenance when we do the drain lines..
