Mini split head coil and blower cleaning Removed plastic covers. Soaked plastic pieces in coil cleaner, rinsed and allowed to dry in the sun. Cleaned mini split head with a bib. Evap coil and blower wheel both had a very thick layer of microbial growth. Used 6 rounds of coil cleaner to remove all dirt and growth. Reassembled mini split head and restarted the system. There is a noticeable difference in air temp and speed after cleaning.

Replaced outdoor inverter board. Once replaced let the system run for 20 minutes. Left working and in cooling mode. The indoor air handler shakes a little when on the highest fan speed. This could be because of the mounting brackets. May need to make future adjustments. For now customer keeps it set at 70° and a lower fan speed. Flushed drain line and air handler over filled. Found the flex drain connect to the pvc was kinked and not in the pvc, hence why it was not draining properly. Reconnected flex and pvc and taped up. Flushed drain again and it’s draining properly. Supply temp is 36° return 67°. Set thermostat control back to 70°.

Arrived at th job and th homeowner was able to bypass th condensate pump. It was under water and shorted. Homeowner agreed to replace the condensate pump. Replaced the pump, attached the plug and low voltage. Homeowner had a concern of wet insulation inside the return plenum coffin box. Opened the ductwork and inspected the insulation. Once opened pressed on the insulation and there was no Indication of water seeping out. It is dry from the area that is inspected.

Used IFLO Pro device and bottle of formula ! Customer purchased membership per Collin on 9-26-2024. Upon arrival found system off on the float switch. Flushed drain assembly and installed IFLO pro device with formula bottle upon approval. Checked pressures, temperatures, and amp draws. All within factory specifications. System is working and draining properly. Will need to replace formula bottle for IFLO PRO every 6 months. - Collin

Customer stated water leaking under air handler. After further inspection found that internal drain pan was full of debris and slime. Drain line was fully flushed and cleaned. Internal drain pan was cleaned as well. Made sure that system is draining properly. Checked refrigerant charge. Inspected air filter. Offered maintenance plan to the customer but they will be selling a house very soon. System is running well at this time without any issues

Upon arrival found no signal for cooling at the condenser. Upon further inspection found corroded and broken yellow wire for contactor coil. Repaired wiring upon approval. Office: Mr. McCoy will call in for payment. cap rArrived at the home and proceeded to find a way under the trailer. Needed to enter from the rear of the home. Removed old duct work from the equipment including the “T”. Replaced the flex runs from the home to the “T” and to the unit. Panduit strapped, mastic tapped and added mastic to seal duct work. Checked refrigerant charge and looks good. Send Luis back in 2 weeks to do a check on the system. 9/3/24: upon arrival met with the one owner and proceed to install new duct cover. Sealed all around the unit and up to the home. Began with check up of the equipment. Pressures were going up when adding a small amount of refrigerant. Sub cooling and super heat were off along with pressures rising. Removed the old refrigerant and checked the piston and found it clear of any debris. Replaced piston and began to pull a vacuum. Once it was completed, added refrigerant into the system and brought it to manufactures specifications of 5 lbs.

Return to perform wall-mounted mini split cleaning. Removed door and blower fins. Wrapped head unit with a bib and soaked evaporator coil and blower wheel in coil cleaner. Washed away all coil cleaner and microbial growth with water. Allowed Time for system to dry. rewired and restarted the system.

Complaint of system not cooling properly. Diagnosed that dual run capacitor had failed causing compressor not to turn on. Replaced it with a warranty part and made sure system is cooling properly. Checked refrigerant charge. Inspected rest of electrical inside a condenser. Highly recommend surge protection installed at condenser unit to protect it from power surges,lightning’s and electrical brownouts customer was encouraged to sign up for a yearly membership maintenance service to prevent future issues with a system. Quote will be emailed to the customer fora surge and maintenance program. No other issues ar found at this time. System is cooling well without any issues

Performed system PM on both units. Office materials added 4lbs 410a #326 Checked electrical components, filters, cleared and flushed drain lines, refrigerant levels, and temperatures. The upstairs Rheem unit was low on refrigerant. Adjusted levels to factory range and performed a leak search. Did not get any hits, we will need to continue monitoring levels on the next visit. Possible we will need to perform a more in depth leak search. Upstairs nest thermostat gave a wire error twice in the last month. This could be starting to fail. Estimate added for replacement nest. It also may have been a drain clogg that triggered it to stop working.

Arrived to perform maintenance on one mini split split system manufacturer is Midea. While I was there, they asked about getting their other system maintenance. I went ahead and added them onto the membership for a second system. The second system has one condensing unit and two heads. One is in the master bedroom. One is in his art room. The main system downstairs has a mini split condenser, but an air handler in the closet changed out the electrostatic fiber in the filter. Check operations make sure drain lines were clear all the systems are cooling properly at this time

Office: Jake & Luis need for about 2 hours. Will need to remove blower wheel to clean & remove line set cover to see condition of condensate flex line. Recommend evaporator head cleaning Arrived at the home and proceeded to look into why the unit is leaking on the left side. Tried to mimic condition but it didn’t leak while in front of the unit. I checked levelness of the unit and it 1/32” leaning to the left. Not enough to cause leak. Poured water into the pan and it is draining out but slow. Checked blower wheel and it is impacted with dust which will slow air flow. Drain pan and drain line cleaned at last trip. 8-16-2024 Performed mini split blower and coil clean. Also removed drain line cover to verify that there is no kinked hose. Raised up header on the left side to pitch drain more towards the right. System is working and draining properly.

OFFICE please note all buildings on this property require a 30 foot ladder to access the condensers on rooftops. No cool Upon arrival, found system set in cooling with the air handler running but no condenser. After opening condensing unit found mushroomed capacitor. Capacitor readings were under .5 µF. Replaced 35+5 µF capacitor. Reset compressor core sense. Checked refrigerant, pressures, and temperatures. The system is running and cooling again.

Office: please send Luis to complete the call. Homeowner will notify office if he is interested in 2 surge protectors which can be installed at the time of service. Arrived at the home and met with Home owner. You show me where the air handler is in the attic, and proceeded to do diagnostics. The air handler has high voltage, has high voltage going to both transformers, Air has 24 V outgoing from the transformer. At the communication block there is 24 V. No 24 V exiting air handler control board. I also found float switch miss wired, will rewire upon installation of new air handler control board. went outside to check voltages on the condenser boards, there is high voltage, power being supply, check fuse on control board seems to be functioning, checked inverter board and seen green diode lights blinking. Install part- variable speed, blower motor and turbo 200 capacitor Removed and swapped variable speed motor and capacitor. Restarted both units and allowed 30 minutes runtime to ensure everything was working properly.

Office please follow up with Chris garrison and please order the indoor blower motor. Upon arrival indoor and outdoor unit was frozen. Indoor blower motor was not running. Found the transformer to be very hot/burnt and the ground wire split. Replaced transformer but indoor blower motor has still failed and needs to be replaced. Also the outdoor capacitor fan is low. Capacitor should also be replaced once motor is installed. Comfortmaker AH model FEM4P3000AT serial A140570409 Warranty expired 7/10/24 Collected payment for transformer and service fee. Office: Comfort Advisor equipment, ductwork, and blown insulation. Arrived at the home and met with the homeowner. She mentioned that they did flush the drain line. It is operating upon arrival. Removed panel from air handler and flushed from that point. Replaced “P” trap and primed. Refrigerant charge slightly high head pressure. Temperature at the supply is 57 degrees. Findings: 1. air handler leaning to the right slightly. 2. Evaporator coils dirty 3. Contactor arched 4. Head to capacitor rusty 5. Inside of air handler has biological growth. 6. Called out today due to no cooling. Upon arrival I found that the system was completely frozen over. I ran the system in heat mode and allowed ice to thaw. Checked refrigerant pressures and found the system low on charge. I found oil in the drain pan. Confirmed leak in the evaporator coil. Client stated that she cannot afford that repair at this time. I will contact the office for any member discounts that we can apply as well as financing options. I added refrigerant to the system and we can compare pressures during next months maintenance. Cut the return back approximately 4 ft and spliced on a new duct. The old duct was completely collapsed and torn apart. Used straps, mastic tape, and mastic to connect new portion of the duct. Sealed the dog house the best I could. Customer will close up around with fencing/block. Immediately saw great results in cooling mode. 19-20° split. Supply 58°. Customer is aware he needs to get pest control out asap to take care of the rodents so this doesn’t happen again. This job has been completed.

Arrived to call. System is a package unit about two years old and Install 2022, called out today for no cool system not cooling properly while performing diagnostic, found system frozen over, before continue continuing to diagnose. Customer agreed to thaw out system after thawing out system took about 10 minutes with water hose, found that evaporator coil was completely clogged with insulation, and an ice begin to freeze on top of insulation on evaporator coil on the return side. Determined that smaller tech would need to come back and re-examine all insulation flex duct to see where rodents have been chewing into insulation or flexed out that’s being sucked in through the return. Customer has rodent sticky patch all throughout home and under home so they are aware of major rodent problem and community and at this mobile home after talking with Office, customer would get rodents or pest control out to examined or kill rodents before returning to repair flex or insulation mechanically,
