Outdoor temp sensor Was getting an error for an outdoor temperature sensor on further inspection saw that the surge protector and for condenser unit number one was not on when I opened the breaker panel. The breaker to the condensing unit was turned off as soon as I turned the condensing unit breaker on it kicked on and the outdoor temperature sensor reading went away while I was here. The customer had me check the other units. They all have new filters and they are all cooling. These systems at this time are operating properly. Thank you for choosing Total Air.
Used 1 pound 410a refrigerant, 1 contactor, and 1 ss1 float switch. Checked pressures, temperatures, and amp draws. Found system with low sub cooling. Added 1 pound 410a refrigerant upon approval. Found pitting and noisy contactor, replaced upon approval. Also found bad float switch, replaced upon approval. All is now within factory specifications. Flushed drain assembly. System is working and draining properly. - Collin
04/12/24 - CA scheduled with dispatch today System had water and the float switch, which kept tripping the thermostat. Evaporator coils were rusted and corroded and had microbial growth across them but the filter was clean. I’ve verified the temperature difference in the home and only achieved a 15° difference. Then I verified refrigerant pressures and temperatures. Pressures and temperatures were not in manufacture specs and I showed the homeowner the pressures and the sub cool not achieved per manufacturers name plate with a TXV. 2015 AC system has costly repairs outside of warranty. This is the second homeowner. With life expectancy of systems of 10 years in Florida. I strongly recommend replacement options versus repairs. Thank you for choosing Total Air…. Installed isolation pads under outdoor unit to make it run quieter and installed hard start kit onto compressor to assist it in starting. Amps dropped to 50 upon startup. All work completed and collected 216.58 with visa.
Performed maintenance on ICP system installed by Encore Air in 2017 for client who has been in the home ten years. Cleared drain line. Air filter good at this time and indoor coils clean. Biological growth developing inside blower compartment and supply ductwork. The Top Tech UV element is burnt and no longer protecting the unit. Due to cost of replacement lamps client decided to upgrade to an Elite UV system for 339.15. Renewed senior membership for the next year @ 129. Electrical components good, however compressor hard starting and exceeding locked rotor amp rating by 12 amps. Advised client he should have a hardstart kit installed to assist compressor in starting and prolong system life which he may consider during next tuneup. Total collected 468.15 with Visa. System cooling well upon departure. Need to bring isolation/vibration pads for next tuneup to decrease vibrations from the unit. Job complete.
Arrived and found pvc broken and one side was disconnected due to crack on the top of the Tee Joint of the PVC pipe. Quoted and spoke with homeowner and apparently this was a mistake from a company who performed some type of work in the attic and accidentally damaged the drain line. Homeowner approved work was informed by contractor to go head and do the repair was told. Went in the attic and inspected damage, needed to cut and remove broken pvc drain and replace with new pvc at the broken joint to be able to seal condensate drain line and prevent it from dripping on the ceiling, repaired drain line and tested drain with water and leak issue has been corrected, insulated condensate drain with foam tape and all is back up and running without any visible leaks at this time. Performed maintenance on two Rheem systems installed in 2015 by another company. Cleared and treated both drain lines. Replaced air filters for both systems. Installed an Elite UV light system into each indoor unit for 339.15 each to control bio growth and protect the condo. Applied sanitizer to both indoor units. Electrical components and refrigerant levels good at this time and both systems running well upon departure. Total collected is 678.30 Job complete.
Upon arrival found main unit not cooling properly. This is a two unit condo. Need to get key from guard at gate to access roof. Once on roof I located both units. I walked up to the other unit first and found only the outdoor fan motor running. Found burnt and pitted contactor and out of range capacitor. Also found original surge protector with no lights on it indicating that it has taken a hit.Walked over to the second unit which was initially thought to be the only one with an issue and found the exact same issues. Both of these units are 2015 and the contactor and capacitor’s are both original. It looks like the surge protectors were put on at the time of install. My immediate suggestion is to replace these failed parts. The main unit also seems to be a little low of refrigerant. Based on the readings I am assuming between one and 2 pounds low. Upon arrival to the scheduled system maintenance, I was shown to the a/h in the bedroom closet and c/u on the side of the home. This system was installed In 2015. I pulled off the panel door to inspect all electrical components connections, collect amp draw/voltage readings off electrical equipment, and check the unit for cleanliness. The a/h unit has minimal biological growth. It has a UV light system to keep the unit clean. The customer will wait to replace the bulb until it burns out. The evaporator coil and blower fan are clean. The d/t temperature was 20° and within normal range. One thermostat wire was exposed and I put a cap back on the orange thermostat wire. All electrical components are secure and within factory range. I then vacuumed the condensate drain line to remove and blockage or debris. I ensured this was draining properly and flushed with a gallon of water. The filter was clean and does not need replacement at this time. The c/u system refrigerant charge is within

This is a common drain line, there was some water in the safety float switch. I dried out the switch and let the customer know if this continues to happen there may be a drain issue with the common line. The filter was clean and recently replaced. I performed a maintenance tuneup to include inspecting both indoor and outdoor coil, inspecting the UV light bulb, check and cooling operation, flushing, the drain line, checking the filter, and checking the refrigerant level. Customer was advised that the system is slightly under charge by 2 pounds of refrigerant. Customer declined to recharge the system.

Complete member tune up. Customer is concerned about some biological growth that is forming around only (2) supply vents downstairs. I found that there is a gap between the ceiling and the grille causing our issue. The ducts and inside of the grille are clean. I caulked the edges of the grille to close the gap and ensure proper airflow on both vents. Inspect and change customer supplied filters. Clear all drain lines with vacuum. Central Air System (1): Inspect electrical components. Test amps and volts. Delta t measures at 20 degrees. Ensure system is running properly in all modes. A picture of the evaporator coil will be uploaded. There is no biological growth inside of this air handler. The UV device is functioning properly. All safety switches are functioning properly. At condenser checked pressures, temps, amps and volts. Left system in good working order. Central Air System (2): Inspect electrical components. Test amps and volts. Delta t measures at 19 degrees. unit #1 Customer showed me a ac unit in the closet that was not working. 8t is old. Turned thermostat on and indoor fan came on but not the condenser. Found the compressor out on LRA. This unit has to be replaced. Pulled disconnect. Unit #2 Customer told me this unit is old and does not seem to work right. I turned unit on and both air handler and condenser came on with a 18 degree split. This one is old they want a price to replace this one also. Unit #3 This unit is new and there is nothing wrong with this unit Corey scheduled Monday 1/3/21 between 12 and 2 to give customer an estimate.
Replaced mini split mount with full welded aluminum mount, replaced Mitsubishi mini split condensing unit. Nitrogen tested, pulled system to 500 microns. Verified system was cycling properly. Customer is satisfied at this time.
Unit not cooling due to a pressure sensor error. Reset both boards error went away. Just a miscommunication error on the two communicating boards. System running properly at this time.
System is critically under charged discussed options with client fortunately technician did not have leak stuff left on truck. Technician recommended replacement client agreed office to contact clients to arrange meeting with Corey.
The 2005 air handler and 2014 heat pump is completely out of R22 Refrigerant recommend system replacement. Corey is scheduled for today 3-5pm arrival.
Cycled and inspected equipment. Found equipment from 2005 with some wear and tear. System is operational at this time. Left system in good working order for now. I informed customer about equipment and estimate. Customer stated he would like to move forward with getting a estimate to replace but it will have to wait until he receives ownership of property. Recommend: new equipment due to age and overall condition of equipment. Also installing a new pure air x whole house germicidal unit to eliminate and prevent bio growth.

Cycled and inspected equipment. Found system with a blown 5 amp fuse. Found low voltage wiring in poor condition causing shorts. Also found contactor pitted. Repaired wiring and short. Installed a new contactor. Left system in good working order for now. Scheduled Corey same time as tune up to avoid multiple appointments per customers request Thursday 8-10 a.m. Recommend: highly recommend replacing system due to cost of future repairs, age, and overall condition of equipment.
