Called out today due to concerns of a component in the condenser corroding. Upon arrival client showed me the compressor blanket that has a hole in it due to old age and sunlight. I assured the client that the blanket has no mechanical operation and would not cause an issue to the ac. She hasn’t had preventive maintenance performed in over a year. I checked all electronics and motor components to ensure equipment is operating properly. Checked filter. Filter is heavily impacted and she is going to buy more. Measured the temperature drop across the coil. Outside I checked refrigerant pressures. Tested capacitor. Took amp draws. This machine is 10 years old coming towards the end of it’s expected lifespan. I made her aware that although the machine is operating properly now, components can and will fail due to age. Semi Annual membership. Upon arrival to the scheduled system maintenance, was informed the air handler was in the closet and condenser unit is on the side of the house. Was also informed that filter felt wet and falls off the bracket. Inspected under the coil and saw build up and minor fins have been bent, I pulled off the panel door to the indoor unit and inspected all electrical components connections inside the air handler, collected amp draw and voltage readings off electrical equipment, and check the unit for cleanliness. The air handler unit has accumulated some biological growth and will continue to get worse. Recommend installing a Germicidal Ultraviolet Light System to help keep the unit clean and produce better indoor air quality. The temperature split is degrees in cooling mode and not within normal range. Checked and tightened all electrical components to make sure they were secure and within factory range. Called out today to perform a precision tune up. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Flushed drain line. Tested float switch. Measured the temperature drop across the coil. Ducts are secured and hung properly. Outside I checked refrigerant pressures. Took amp draws. Tested capacitor. Vacuumed drain line clear from outside port. After clearing the drain I replaced the drain guard. Spoke with client about protecting his investment by adding a surge protector to the condenser. He stated that it was not offered to him during installation. I honored the install discount of 100$ off for the remainder of the this month. Performed maintenance on Rheem system installed by Total Air in September. Cleared drain line. Advised client to start using better air filtration due to having bottom draw return. Removed debris from outdoor unit and cleaned outdoor coils. Electrical components and refrigerant levels good at this time. Advised client to have the Pure Air X relocated from inside the unit to the supply ductwork plenum and have an Elite UV installed into the unit which he opted to move forward with for 339.15. Performed maintenance on Amana system installed by Total Air in 2020. Cleared drain line and cleaned condensation pump. Replaced air filter and cleaned louvered door for closet containing the indoor unit. Biological growth present inside supply ductwork plenum and clients have bad allergies. Recommended installing a UV light to eliminate the growth and protect the unit which clients will consider at a later time. Removed leaves from outdoor unit and rinsed outdoor coils. Called out today to install pure air germicidal and perform an evaporator coil cleaning in place. Used chemical coil cleaner to extract debris from inside of the fins. Repeated this cycle twice. Used a brush to remove excess debris. Flushed drain line to remove debris left in pan from cleaning. Installed pure air germicidal. Placed ballast inside of the air handler due to a tight closet. Placed bulb on a magnet to allow for easy relocation if needed. Lifetime warranty is active and bulb is due to be replaced in three years. Equipment is operating properly at this time. Customer has a mini split in a room in which he stores wines. When turning on the mini split hit with fan, only the fan operates however, when you call for cooling the fan, nor the outside unit turns on. And checking the voltage I was receiving line voltage of 120 on L1 and 120 on L2 and 248 across L one and L2 however, when checking DC voltage across L1234L2 to three I was not getting any DC voltage which is an indication that the indoor board is not communicating with the outdoor board. The PCS control board as well as the filter board in the head unit needs to be replace code is PCB two for the control board and PC. The one for the fan control board. Additionally, the customer wanted an estimate to replace and install a new line set cover for his split system and additionally, I’m also recommending for the mini split had to be pulled apart and clean. The customer stated that he will discuss with his wife this evening and give the office a call to schedule.

03/17/24 - comped dispatch fee to move forward w/quoted repairs Low voltage short BAD float switch detected. No 24 v applied at the CU. We were just out on 03/09/24 to repipe the drain line until the HOA could have the common stack blown. The evaporator drain pan & drain line was clear n free of blockage to the condo wall & a pan tablet was still present from the last service call…(see pics). Today I found that they had cut into the wall to access the common stack. The system was checked out before I left on 03/09/24 & cooling properly. (See service history & pics). The HOA had the drain line repiped from the unit to the wall & NO vent pipe plum back to the drain line. The common stack iS NOT a 3” stack, (see pics). May cause water leaks issues again….. Customer has a multi zone. Mini split system. The three indoor heads are operating. However, the outside unit is not operating when calling for heating or cooling. The power supply control board needs to be replaced. I also recommended to customer to have the three indoor units pulled apart and clean. $49.95 - dispatch fee (water leaking) Found the system refrigerant pressures within specs and a clean filter. Inspected the evaporator coils for any growth development that would clog the drain line, there is no blockage across the coil at this time. We achieved a three degree temperature drop while on site. (80 degrees to 78 degrees). Drain line was clear and free of debris and evaporator drain pan to I cut into the drain line where it meets the common stack and water was just pouring out from the apartment above….. I spoke to the HOA association he explained that the commerce decks were never blown. The HOA does not have a maintenance program to blow the common stack. They have accepted responsibility for the water damage & two quotes have been offered. One quote for a temporary fix & the vent line turned upside dawn into a 5 gallon bucket until the common stack can be blown out… Quote # 2 is to come back & repipe the vent. Called out today to clean the evaporator coil in place. Used two treatments of chemical extraction foam. Rinsed coil with water and flushed drain line. While I was here I performed a precision tune up. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Removed and cleaned filter. Measured the temperature drop across the coil. Outside I checked refrigerant pressures. Removed the fan from the condenser and cleaned the coil from the inside out. Condenser fan motor is squeaking due to bearings that are failing. Machine is under manufacture warranty. Gave the option to replace the condenser fan motor before failure. Upon arrival to system warranty I was shown to a split system with an A/H located in the attic space. We had just recently completed a duct system replacement and the homeowner was stating that the system had too much airflow. This is a 5ton system that is operating with only 10 supply runs. The system is too large for the amount of ducts in the living space. When the ducts were updated with proper sizing the system was working at full potential causing too much supply air at the vents. Changed the CFM tab on the air handler control board to the low setting as well as the HP tab from 060(5 ton) to 048(4 ton). System is now operating with proper air flow and the customer is happy. Verified the systems refrigerant pressures to ensure proper functions. At this time there is no heat load on the inside or outdoor units. We may need to return if the system is having issues to reverify the refrigerant pressures on a day with a higher heat load. At this time the system is operating

Called out today due to no cooling. This is a four head, one condenser mini split system. Client turned on all four heads and the lines froze within seconds. Checked refrigerant pressures of all four circuits. Every single unit was significantly low on charge. There was dye that spewed out of the Schrader indicating that this system has been leaking for quite some time and the previous owners attempted to look for it. Machine is 7 years old and out of manufacture warranty. I gave options for leak searches, leak sealant, refrigerant pricing, and worst case scenario repairs. I gave a ballpark for mini split replacement and highly recommended separating the four heads and splitting them into two condensers. Client purchased the home within the year and plans on living in it for at least 5. Left machine in same condition as arrival. I performed a maintenance tuneup to include rinsing, the outdoor coil and indoor coils, checking the refrigerant level, cleaning the filters, checking all electrical connections. The foreheads system was heavily impacted with microbial growth and needs to be poured and clean both the blower wheel and coil. I also made a recommendation to the customer to invest in UV lights for the systems. Customer agreed to go with three or four UV light systems. By doing so the cleanings are offered as complementary. Found system shut off on condensation drain safety, quoted to flush condensation drain and add maintenance membership today, work was accepted, vacuumed drain to clear it out and added drain solvent and condensation drain tabs and only charged for a drain flush, flushed everything with hot water to make sure drain was clear afterwards and tested system, everything became operational and system started working and cooling at this time, this job is complete. Amana system installed by Total Air not cooling and froze up last night. Performed diagnostic and found indoor ECM motor had failed keeping airflow from entering coil allowing it to freeze. The ECM motor/module will need to be ordered and replaced under parts warranty. Collected service fee of 49.95 and labor charge of 352.75. Total 402.70 paid with Visa. Office will order motor and contact client for scheduling.

Removed filter return grill from the ceiling and cleaned it due to being excessively impacted. Removed leaves and debris from outdoor unit and cleaned outdoor coils. Electrical components and refrigerant levels good at this time. UV light inside indoor unit no longer operating and bio growth very heavy inside the supply ductwork.
