Found system not cooling due to old batteries being installed on the thermostat. Installed new batteries and got system to begin to run. While I was here I found a contactor that was failing that we went ahead and replaced for the customer. I also found that the pressures on the system were extremely high, airflow was slightly restricted but not enough to cause such a high discharge pressure. I found a restricted filter drier and the customer told me she had the coil cleaned about a year back and it’s showing symptoms that a proper vacuum was not pulled on the system. Moving forward I am emailing an estimate over for a new filter drier installed that will include blowing nitrogen through the line set and pulling a proper vacuum on the system. System is cooling at this time.

Performed routine maintenance on two complete mini split systems. Checked temps pressures drain lines amps volts coils filters etc. found system for Living room and kitchen 2 pounds low on refrigerant recommend leak search and repair Customer is just adding refrigerant and does not want to go forward with leak search at this time 10/20/21 Returned to customers home to perform leak search. I used my leak detector. Went inside and checked both heads for a leak in the coil and there was none. Went outside to the condenser and checked the whole coil and no leak. Pulled both side of the line set covers off and performed leak search on the line set in the back of house and no leak. Then I performed the leak search in the head in the front of house which is the living room and found a union leak on the liquid line side. I took 2 box wrenches and tighten the union. Put my leak detector back up to the line and no more leak. I fixed the leak and add about 2 pounds of Freon.

System not cooling due to being critically low on refrigerant. The system is 13 years old and I’m recommending system replacement due to cost of performing a leak search, replacing whichever coil the leak is found in and purchasing all new refrigerant. The best option is to install a new system and get a fresh 10 year warranty instead of paying for repairs and putting a hand aid on an older system. If customer wants to move forward with repair I built a quote for the cost of completing the full repair. This is an estimate since it can be either in the evaporator coil or the condenser coil. Corey is scheduled today to give a free estimate to customer. Left system in same condition as arrival.

No answer. Office to call and reschedule 10/8/21 Upon arrival customer told me the ac was not running. There is a condensate pump that had no power to is. I checked all the breakers and and nothing was tripped. I unplugged the condensate pump from the wall and plugged it in the bathroom with a customer supplied extension cord. The pump kicked on and ac was running. The system is very old and customer wants Corey to come out and give an estimate. The evap coil is really dirty. If they don’t go with a new system I recommend a pull and clean. If we do a pull and clean there is no guarantee on system because is is really old and rusty

Upon arrival customer told me the emergency pan keeps filling up. Customer signed up for the maintenance and this is there 1st visit. Checked the evap coil and it is clean. Cleared the condensate with nitrogen and solvent it was clogged which over flowed into the pan. Checked amps and volts. Went to condenser and checked all amps and volts. Drain line is cleared. Customer did not want to pay to shop vac the emergency pan. She said they been during it so they will do it there self. We have a Delta T of 18.

Replaced evaporator coil under warranty. New evaporator coil used a thermostatic expansion valve metering device which is an upgrade from the previous piston metering device. I was flowing nitrogen on all braising connections to ensure a clean system. Replaced filter drier on system. Pressure tested system at 400 psi to ensure no leaks. Vacuumed down system to 400 microns to remove all air and potential moisture from lines. Charged system to a 13 degree subcool. Installed float switch on system. Left system cooling properly at this time.

Upon arrival customer showed me 4 minimsplit heads with 2 condenser. Blew out the drain line. Cleaned all filter. Checked all components. Went to outdoor condenser and checked all components. The bedroom unit is working as it should. The living room are is low on Freon. Had to add 2 pound to system. Recommend a leak search. Also the blower a really dirty. Recommend pulling and cleaning blower wheels.

Upon arrival found system low on refrigerant. Performed leak search on system. I found the evaporator coil leaking with the refrigerant detector. Refilled system to factory levels. Office will search for part and availability. Office will call with quote and estimated repair. When repairing coil, the pvc drain line needs to be corrected when rebuilt. Home is for sale and will be inspected. Ah is horizontal in attic.

Found evaporator coil completely frozen over and service ports frozen over, no diagnostic can be performed until system is thawed and we can put gauges on and perform a full testing. I pulled outdoor disconnect and left indoor air handler running to try and thaw it out as soon as possible. They are not cooling at this time so it is a high priority call to come out to further diagnose. Customer needs to be contacted for scheduling. Left system in the same order as it was when I arrived.

Upon arrival found dual run capacitor had failed not allowing the compressor to turn on. Also noticed the thermostat look as if it was ripped off of the wall. Recommended on fixing these issues we moved forward and are now under a membership. Cleared drain line and inspected operations after. Collected payment over the phone. Left system in working order.

Informed customer of findings and he decided to have Corey come give quote for system replacement. Corey scheduled to arrive between 1-3 today to quote. Installed new variable speed blower motor. After installing blower motor found thermostat was bad at this time as well. Installed new thermostat. Unit running properly at this time. Cleared drain line as well.

Indoor blower motor has failed and evaporator coil is freezing due to no air being forced across the coil. Condensate drain line is also backed up and triggering the float safe-T switch. Left system off at this time to prevent coil from freezing up. Need to contact customer for blower motor quote and availability to install new motor. Pressures need to be checked after motor installed. I was reading a good standing pressure but couldn’t read a running pressure at this time.

Air handler inspection complete volts and amps are within range filter is clean coil is bright and clear. There is considerable microbiological growth growing within this unit I would recommend a UV light to kill all micro biological growth currently living in air handler. Condenser inspection complete volts amps micro ferrets and refrigeration are within range. Condenser coil is showing multiple spots of decay in which the aluminum fence have rotted off the coil itself considering the age of this unit suspect this is still under warranty would recommend replacement of coil under warranty office to contact client with information regarding warranty on whether unit is covered or not covered and which pricing is Relevant here. Tuneup complete.

Unit intermittently working due to an indoor control board malfunction. The control board was generating low voltage to certain wires without anything being hooked up to it. Causing multiple shorts. Indoor control board will need to be replaced under warranty. System is not operational at this time. When I went to check out customer I was getting the $50 membership price but he said that this house wasn’t under membership and I was getting the potential member stamp in service titan. II told him the office would discuss it with him on Monday.

Technician found emergency pan safety tripped due to pain being full of water recommend clearing water out of drain pan. Technician found condensation line clogged recommend line clearing. Technician found condenser fan motor failed recommend replacement replacement for this motor is A 9 to 10 day wait, clients agreed with all other repairs except replacement of motor. Technician recommended service agreement plan client disagreed. Technician could not measure refrigeration due to lack of condenser fan motor along with clogged filter.
