Upon arrival found that the supply plenum is leaking air and creating condensation that is dripping off on the sealing. Under side of the supply plenum is wet. Recommend replacing a piece of the button section of the supply plenum that is wet and sealing it properly. Peter took steps to avoid further damage until repairs are made. He would like to pay service call fee over the phone and get a quote of the repair. Cut off 50 in of underneath side of plenum soaking wet replace tape glue Mastic re-hang let mastic dry Andre mastic again

Completed tune up on system, I checked all electrical components and motors. The wall the thermostat is mounted on was not sealed, thermostat wasnt reading correct temperature causing system to run constantly. I reccomend replacing thermostat and sealing wall penetration. Customer approved. I replaced the thermostat and sealed the penetration. Went through start up procedures. I cleared and primed the drain line. Uploaded pictures to service titan

Customer said the condenser tripped a breaker and I was here to check everything and find out why it tripped. The customer said he was clearing out the drai line because the float swith had tripped. I checked all electrical components and motors. All motors have a good amp draw.the pressures are a bit high 329 psig ( r-22). I think the customer had tripped the float quickly for a second and the compressor turned back on too fast, therefore over amped the compressor, in turn that's what tripped the breaker. The air handler has a dirty blower wheel. I strongly recomend we pull and clean it . I checked the compressor and odfm on the way out and they are still drawing good amperage. J left the system in proper working condition. The customer had a 25$ off coupon.

Upon arrival performed maintenance. Inspected systems electrical components, coils, pressures, and cleared drain line. The dual run capacitor was reading low MFD, we recommended on replacing and we moved forward. Talked about UV light options because of the traces of growth, he wants to move forward next time on that. Left system in good working order.

I added 3 pounds of r427a refrigerant out of jug#62. Got the deltaT to21Degrees. The customer wants to replace the system and add a germicidal. I spoke to Bryan and we will set up an appointment with the customer to give him the estimate. I installed a new T-6 thermostat. Cleared the drain and loaded equipment information and pictures to service titan. If the customer chooses to replace, please credit him the service call fee, the refrigerant and the thermostat. I signed him up to a year maintenance with us, so please schedule a maintenance as soon as possible. I left the system in proper working condition. We will need to monitor the refrigerant levels on our next visit.

I cleaned the evaporator coil in place. I cycled and monitored the system, checked for proper pressures and temperatures. The system is cooling much better. She declined replacing the thermostat for now because it seems to be working better but if it starts reading the wrong temperature again she will contact us. Customer will continue to monitor the system.

Upon my arrival I found that the blower motor had failed. I ordered a new motors and it should be there tomorrow. I signed the customer to our maintenance program and loaded all my equipment information to service titan. Left the system off till we come back with the new motor. We need to charge a service call fee 49.95 and for the motor and 1 year membership tomorrow. I changed out the blower motor and performed start up procedures. I checked the amp draw on all motors and the y were all good. The unit was double filtered I removed one of the filters and advised the customer to leave just one in. My delta T is at 21°. I cleared out the drain line and left the unit in good working condition.

I found multiple issues. The evaporator coil is dirty and needs to be cleaned. Not getting a proper pressure and temperature readings. The thermostat is reading the wrong temperature. It reads 94 degrees and I measured 79 degrees in the house. The air filter is the wrong size (too small). It’s a 12x20x1 and it’s supposed to be 12x24x1. I recommend cleaning the evaporator coil in place w/ the coil machine, replace the thermostat and recheck the pressures and temperatures. Customer will get the correct filter. The system is from 2007 (13 years old) and I asked her to consider replacing it due to age, wear and tear. They will consider it but for now she approved to move forward with the work and I confirmed with the office to schedule for Friday, July 17th. Customer asks if there is an earlier opening in the schedule, to please contact and let her know. They used a $50 gift card towards the work and will consider purchasing a TAP membership.

Upon arrival found a partially restricted drain line and a drain pan full of water in the attic. Customer ( Tenant ) approved me to clear the restriction and the drain pan. I also found other issues. Ductwork has multiple non repairable holes and retur and supply plenums are extremely damaged by rats. Recommend replacing entire ductwork. Also found that the suction line is missing most of the isolation and water fin condensation is dripping on the sealing. The system is 18 years old and in poor overall condition. I would highly recommend replacing the system and ductwork due to the poor overall condition. Cleared the drain, left system running. Customer would like a quote on ductwork.

We inspected the system, cycled and monitored it. The system is very old from 1983 (37 years old), with very poor efficiency, wear and tear, deteriorated evaporator coil and a little low on refrigerant. The duct system is also old. I highly recommend replacing the system and duct work. The customer would like an estimate and we confirmed for tomorrow, Wednesday 7/8, for 10-12 arrival time.

On this visit I inspected two systems a mini split and a regular split system. Mini split was very low on refrigerant, is 9 years old and on poor overall condition. Customer approved to charge it up with 5 lbs of R410A to get them going but I recommend replacing the system since oil traces can be found at the drain line suggesting a leak on the evap coil. Coil and blower assembly are a little dirty. No more issues were found. Split system was also low on refrigerant added 2 lbs of R410A. Inspected all electrical components and found no issues. Evap coil picture not possible. Tested heat mode with no issues. Customer provided a thermostat for me to install but was faulty, he is going to return it, declined one of ours. Cleared the drain lines, left systems running.

Upon arrival performed maintenance on 2 systems. Inspected electrical components, coils, pressures and cleared and primed both drain lines. The inside of both air handlers were coated in biological growth. The up lights in the systems were operational but the bulbs were burnt out. Recommended on pulling and cleaning the blower assembly. At the condenser both start capacitors were reading very weak. The dual run capacitors were also reading weak. The contactors were all pitted and burnt (2 per system.) Recommended on all the repairs and a membership, we did not move forward with any repairs at this time. Bryan is coming out on Thursday July 9th between 3-5pm for an estimate on new systems. Left both systems in working order.

Cycled and inspected equipment. Found evaporator coil, condenser coil, and filter impacted. Also found dual capacitor weak and and contactor pitted. Spoke with customer in regards to repair vs replacement. *LEFT SYSTEM NOT COOLING* Recommend: replacing system due to cost of repair, age, and overall condition of equipment or pull and clean evaporator coil, deep clean condenser coil, new contactor, and new dual run capacitor. I spoke to customer and they are interested in getting a quote for a new energy efficient a/c system to be installed with a 10 year parts warranty. I stated to customer if they move forward with purchase we will credit back there service call fee of $79.95 from today’s visit. Hillary stated to call after 11:30 a.m. tomorrow to schedule a free quote.

I found system was frozen. I keep the blower on while I replace failing parts. I replaced pitted/ burnt contactor, weak dual run capacitor. On start up the condenser fan motor failed. I replaced with a rescue motor with new mini turbo. I vacuumed drain line with cleaner.. I found the original washable filter in system with 10 years of dust and dirt. Now they have better air flow.

The owner said water was sitting to the left of the system drain. Looking at the head it’s lower to the left. I took pics, tested with water which drained properly. I checked head with level (perfect). The ceiling is off by 1/4”. That makes the head look off level.
