Office: please call homeowner for an estimate for equipment replacement. Arrived at the home and spoke with the tenant and he shown where and which piece of equipment was the trouble unit. The system is R22. Proceeded to diagnose and the equipment is extremely low on refrigerant. Called home warranty and spoke with Kyle. Informed him that we do not use R22 anymore and to charge the system would be very expensive. The equipment is old and would recommend replacement of the equipment. Efficiency ratings are non-existent. The disconnect has been removed and high voltage wires are “HOT WIRED” together. Technicians would not be able to turn the system off to service.

System not running periodically due to clogged drain line. External pan was overflowing water onto the ceiling. Safety overflow switch was incorrectly positioned. Tested it and made sure that it functions correctly. Due to severity of the clog chemical treatment had to be used to clean pvc drain line. Cleaned internal drain pan from slime and growth. Noticed a lot of growth on blower wheel and inside air handler cabinet. Checked refrigerant charge. Tested a system and made sure that is draining well. Customer was notified of the issues and said they will consider replacing system in a spring

Replaced uvc dual bulb. Replaced all supply girls and whipped down ceiling. Removed blower assembly, cleaned blower assembly and cleaned inside of air handler. Performed evaporator coil clean in place. Also spray foamed hole in wall that was sucking garage air into the house. System is working and draining properly. Highly recommend leaving fan set to auto to prevent high humidity inside the house. - Collin

Membership maintenance. Three split systems. Performed full system tuneup on all three systems. Checked refrigerant pressures and temperatures. Checked air temperature split at supply and return Plenum. Flushed all drain lines. Tested float switches. All three systems had pure air XVC germicidal systems installed in 2021. These bulbs have not been replaced since the installation. After speaking with the homeowner about the age of these bulbs, she decided to move forward with replacement. Replaced all pure air bulbs and verified everything was working before I left. System #2 had a bad breaker at the air handling unit. Replaced the breaker with the 30 amp square D QO breaker. Restarted system after breaker replacement to ensure everything was working properly. The systems are running well at this time.

Arrived at the house, was informed unit #2 Trane heat pump was not cooling, checked system and found it void on refrigerant, quoted to add 2 lbs of refrigerant and perform a leak search to find the leak, quote was accepted, Performed Leak search and added 2 pounds of refrigerant today, found evaporator coil leaking refrigerant at a fast rate would not hold refrigerant, looked up parts warranty and found system still has a parts warranty, indoor air handler has started to accumulate bio growth and in very worn conditions, outside unit is worn and compressor has lost some of its potential to function because when a major leak is present some oil from the compressor does come out as well, gave option to replace evaporator coil and due to systems conditions, cost of ownership and future repair to speak with one of our comfort consultants about replacement. 04/03/24 - No Cool Completely drained capacitor on compressor (overworked, aged compressor that is pulling high amp draws Draining the starting components of the compressor). I removed & replaced the failed capacitor & added a hard start kit to kickstart the compressor on start up. This is a bandage repair to get the system up & running. After the repair I verified the compressor starting & running amps. Running amps are high for the compressor & the refrigerant pressures were within specs. Karen stated that the system had been re charged with R-410a before…. Recommend replacing the aged equipment before costly repairs. First of December 2025, EPA Refrigerant changes will-have manufactures price increases on new ac systems. Thanks for choosing Total Air……

Performed maintenance on ICP system installed in 2022 just prior to client moving into the condo. Upon arrival a foul smoke odor emitted from the ductwork was brought to my attention and the client had interest in his ductwork being replaced. The condo is on the first floor of a two story condo building with no attic access and ductwork is all ductboard which cannot be cleaned. The previous resident smoked tobacco inside creating the issue. Cleared drain line and replaced air filter. Applied deodorizer on indoor coils as a temporary solution. Called out today due to water leaking from the condensate pump. Upon arrival I traced water leakage and found two pinholes in the copper lineset. Replaced the copper pipe and found that the spout from the condensate was cracked. Replaced condensate pump as well. Ran two gallons of water through the pump to ensure there was no leakage. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Air handler is covered in bacterial growth. Blower wheel is heavily impacted with debris and bio growth. Dirty blower wheels decrease system efficiency up to 20% as well as put unwanted stress onto the blower. Measured the temperature drop across the coil. (13 degree spilt… goal is 20) Outside I checked refrigerant pressures and found the system low on charge. Because of the higher end energy efficient equipment that you have and the fact that you’re on the water, it is suggested to have some type of surge protection between the power source and the condensing unit. This will aid in protecting the equipment from being shorted out due to any type of power surge. This will also regulate the amount of amp draw that the compressor and outdoor fan take while they are running. Below is an estimate to have search protection added to each one of the power disconnects on the condensing units. Price includes maintenance discount. After customer authorized installation, I installed a RS 50 on each of the higher and condensing units. This is unit number one and number two. Completed maintenance on all three units. Checked pressures, amp draw and capacitance. Only suggestion was to add surge protection, which customer accepted. Rinsed out all three drain lines. System Was not cooling due to being low on refrigerant. Gauged up and found the system very low. After speaking with homeowner, I added refrigerant till the superheat and sub cooling levels were within factory recommendations. Added 9 pounds. System is a 2016. Customer would like to have a comfort advisor speak to them about system replacement. Comfort advisor needs to go into the attic space and see if the ductwork is adequate for a new system. Upon arrival to the multi scheduled system maintenance, I was shown to the a/h in the garage closet and c/u on the side of the home and mini split in the back living room. I pulled off the panel door to inspect all electrical components connections, collect amp draw/voltage readings off electrical equipment, and check the unit for cleanliness. I inspected the evaporator coil and blower fan and both are free of biological growth and debris build up. The d/t temperature was within normal range. All electrical components were secure and within factory range. I tested the float safety switch and confirmed it is engaged when needed. I tested the heat strip. I then vacuumed the condensate drain line to remove and blockage or debris. I ensured this was draining properly. I flushed with a gallon of water. While completing the annual maintenance. It was found that the system was low on refrigerant. After discussing with homeowner and her excepting the suggestion, I weighed in 2 1/2 pounds of refrigerant back into the system based on the superheat and sub cool value. After weighing the refrigerant I created the estimate. While on maintenance I checked pressures, amp draw in capacitance. I checked voltage, temperature Differential, amp draw on indoor fan and heater strip. I also replaced the electrostatic filter that customer had because it was due. Customer was double filtering. Removed all the dirty filters out of the ceiling return grills and wall return grills. Currently only one filter is at the unit. System is on cooling properly at this time. Sent estimate for electronic leak search, also sent estimate for closing all the openings around the 5 to 6 supply grills in her home.

Upon arrival customer told me unit was not cooling the house. I found the breaker shut off on the air handler in the condenser. I turned them on and unit turned on. Then I realize the compressor was not running. I found a bad turbo 200 X. Replace the turbo 200 X And restored AC to home. It was under warranty.

Checked TD and amp draw on indoor fan motor. Also visually inspected evaporator coil and primary pan. Treated and flushed condensate line. Complete no cool call. I did a full inspection of the hvac system. I found the system to be low on refrigerant. I offered the full system leak search to pinpoint where the leak is coming from to make the repair. I also added (3) lbs of 410a to get the customer cooling until repairs can be made. I cycled and inspected the equipment ensuring proper operation. The system is now cooling to manufactures specification. Our customer will call us if he decides to move forward on the leak search. Called out today due to no cooling. Upon arrival system was intermittently running. Inspected air handler and noticed the drain line was heavily impacted. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. I found that the capacitor has failed. Fan motor is hot to the touch and pulling maximum amperage. Checked refrigerant pressures. Equipment is 17 years old and well out of warranty. Gave options for repairs vs replacement. Client is aware of the wait time for the motor. Equipment is running at this time but they are aware that it will fail again. Arrived at customers house for system inspection. On arrival customer showed me to air handler unit in garage closet. Unit is equipped with a pure air UV defense system. Bulb is almost to suggested change date. Showed to customer and suggested we change today. Customer agreed. Changed out bulb and unit is now running fine. No water is seen overflow reservoir. Float switch currently working. Unit is creating proper Delta t. Next went outside to condenser. Opened electric cabinet and all wiring was secured. tested components. I jumped the system out to ensure all parts and components are working properly as well as heating and cooling modes. Arrived at customer's house for 3 unit system inspection. On arrival customer showed me to air handler units. Started with air handler in laundry closet. Air handler was equipped with UV light. UV light is within dropper date. Inside cabinet is clean. Under evaporator coil is clean. Unit is producing proper Delta T periodrain safety is currently working. Next went to 2 air handlers and upstairs. Checked under both evaporator coils and under both evaporator coils were clean. Both units are equipped with UV lights that have bulbs in acceptable date. Open both air handler cabinets and blower wheels were clean. Tops of evaporator coils were clean. Both units were producing proper Delta T. Both units drained safeties were currently working. Next went outside to condensers. No condensers are equipped with surge protectors. With these units being by water and risen on a porch they are More prone to lightning strikes And electric surges. 2 units are inverters, and one is a standard unit
