Electrical Arrived to find system coming on, but the compressor would not come on. There was a burnt wire coming from the contactor to the capacitor not giving it the voltage it needed. I checked the capacitor it was a 45/5 micro run capacitor it was good I replaced that burnt wire and the system started cooling. My pressures were good. The people that live here are out of town for three months. The gentleman that’s occupying this place, his house was underwater and he’s staying here until he can get back up on his feet. I cannot get to the air handler the people that own this house. Their car was in the way and the gentleman said he didn’t know where the keys were at I did suck out the drain line and remove some buildup this system is cooling properly at this time

Came for a service call this gentleman was home on lunch Thought this would be an easy fix. It wasn’t just the UV light that he needed. He needed the fixture that the light goes into. It was melted. I opened up a pure air X RMS one but the fixture was different. He had to go back to work what we need to do is replace the whole thing ballast and put a new UV light with the new fixture to make this work. Leak search Office please follow up with the customer. 1. Holding off on replacing the contactor until lineset is replaced. 2. Performed full leak search on indoor and outdoor unit. Did not get any hits. Leak search hit was found at the lineset that goes underground (see video). 3. We will need to send Josh or Casey back to cut into the drywall above the kitchen area to verify if we can run a lineset above the kitchen cabinets, out the utility closet, and then outside. Came to perform a preventative maintenance. This air handler is in the attic it’s a 2014 train heat pump split system when I got here. The customer had a hose coming from the attic where she was siphoning out water into the shower because they left the float switch up so it system would run which overflowed into the secondary drain pan, cutting it off, this is a Tam TAM TRANE UNIT Which means that this unit is positively pressured which means you do not need a trap on this unit and this unit has a trap on it. You can’t remove the trap because the drain line goes underground and then pops up. I cleared the drain line and made sure that it was cooling properly checked all operations amp draws the filter sizes a 20 x 24 x 1 The run capacitor is a 45/7.5 µF run capacitor is well within range. The UV light is working. Upon arrival the outdoor unit was not running and the indoor fan was running. Checked the cap, took ohms on Contactor (16.5), drain line was clear. Contactor was pulling in and out rapidly. Went to the panel box in the attic and found the 40amp breaker to be burnt and arcing. Was able to turn the breaker off. The 30amp was not sizzling. Customer called an electrician to come out and take a look. I let her know once it’s changed out we can come do further diagnosis on the system.

Arrived at home to find both upstairs units one Trane unit one Lennox unit both of the drain lines were completely backed up. One is severely backed up. I set up a shop vac inside, sucking from the inside, and I took my CO2 gun and blew the drain line from the outside. There was no clean out on the inside for me to do this. When I did do this it removed a lot of buildup from inside the drain lines. I did take pictures. I was able to get both drain lines cleared need to return perform complete maintenance. On all three systems I believe that they were way behind they were out of town and they came home last night to find water coming down from the ceiling. When I mean water it is flooded. The return Plenum is going to have to be all redone. It was completely saturated with water The cause of this was a lack of maintenance. This could all could’ve been prevented. Upon arrival, homeowner mentioned that the house was down. Proceeded to check out the equipment in the garage above the ceiling down the air handler pulled out secondary drain and found it filled with water. Removed and equipment began operating. Proceeded to tell the homeowner that it was a backed up drain line and since I am here, I will check out the rest of the equipment to make sure that it’s an operating condition. Proceeded to clean out the drain line with the vacuum and flush. Add completion of vacuum and flush. I pour down drain saw acid to clean out any other debris that is left behind. Continue with call and checked out entire system. found some growth beginning inside the air handler cabinet, left a UV light estimate for homeowner. Arrived at this customers house his system came on, but when I hooked my gauges up, they were very low and it needed refrigerant. I told him that it is a contained system, and the only way that this refrigerant leaks out is if there’s a leak somewhere at this time money is a little tight, so I just got him up and cooling, it took 4 pounds of R 410a refrigerant by the time I left he had a 20° split 59° supply 79° return cleared the drain line removed a bunch of stuff. The system is operating properly at this time.

3 Total Systems Trane 2006 R22. Unit #1 - out of refrigerant, evaporator coil is rusted. It is time to replace this system. Unit #2 - system runs for about 5 minutes and then the indoor fan stops running. The capacitor was leaking oil and the blower motor was over heating and had a burn smell. Replaced capacitor and ran system. Once again motor is over amping and over heating. Both parts need to be replaced and further diagnosis is needed to ensure system will be running efficiently. I would not invest into this unit based on refrigerant type and age. Best option is to install a new system as well as #1. Collected 50% deposit for capacitor and indoor blower motor. Called out today due to no cooling. Upon arrival thermostat was nearly blank due to a damaged screen. Client was interested in a smart thermostat. He approved the installation of a Honeywell 9000. I set up the Wi-Fi and walked him through system operation on his phone. Tested both heat and cool modes. Checked all electronics and motor components on the first floor unit. Showed client the corroded evaporator coil that is falling apart into the pan. Flushed drain line. Tested float switch. Measured the temperature drop and rise across the coil. Outside I checked refrigerant pressures. System is low on R-22 refrigerant. Made client aware that R22 has not been manufactured as of the beginning of 2020. Showed him the difference in refrigerant pressures and temperatures of the second floor unit. He is aware that the system is due to be replaced and will not maintain temperature during hotter months. Package unit, semi annual maintenance . Upon arrival to the scheduled one time tune up, was informed everything is on the side of the house as system is a package unit. I pulled off the panel doors and inspected all electrical components and connections, collected amp draw and voltage readings of electrical equipment, and check the unit for cleanliness. The temperature split is 20 degrees in cooling mode and within normal range. Checked and tightened all electrical components to make sure they were secure and within factory range. Flushed drain with the water hose to remove any blockage or debris. The air filter didn’t not need to be changed. Checked the system refrigerant charge and it is within normal range and all electrical components are secure. I noticed the system doesn’t have a surge protector but the entire house does, dual capacitor needed to be changed. As usual Jason displayed great customer service! Arrived on time and had a mask. No complaints here. I don't want to say too much as I know it will go to his head. Also, I didn't get his name but his assistant was exceptional as well.
