Customer moved in about a year ago and wanted a system maintenance. Removed today’s fee and this will be one of two for the year. Thermostat between 72 and 75° this is a 2017 AmeriStar. Replaced filters, tested filter drier, and inspected the inside section of the air handler coil. Refrigerant levels are slightly low. Added 1 pound of 410 an and levels are now within factory range. Levels drop on the next visit. I suggest a leak search. Unit only had a secondary float safety switch. I added a primary switch and tested once installed we will continue to monitor refrigerant levels.

Called out today to perform a pull and clean on the blower wheel. Removed and disassembled blower wheel. Soaked and scrubbed with cleaner and sprayed clean with the hose. Wiped down housing, motor wires and air handler cabinet. Reinstalled motor and tested system operation. Measured the temperature drop across the coil. Checked refrigerant pressures. Alicia cleaned the drain line and still has concerns of it clogging up again. I flushed the drain line with water and vacuum it from the evaporator drain pan down after further inspection I found the evaporator coils impacted with microbial growth development that is clogging the evaporator drain pan & drain line. I verified refrigerant pressures & the capacitor was dead. The hard start kit was within specs. Recommend our Air care club membership, which provides two tuneups annually/20% off quoted repairs/and priority calling. I also recommended a clean in place with a chemical drain line treatment be performed then add pan strips to the system that would help keep the drain line clean up to six months, also, a UV light kit to avoid microbial growth and costly cleanings. Called out today due to no cooling. Upon arrival I found that the compressor was not running due to a burnt common wire. Replaced wire and tested system operation. Checked refrigerant pressures. Took amp draws. Tightened all wire connections. Measured the temperature drop across the coil. System is clean. Coil was recently cleaned and pure air is operational inside the cabinet. Called out today to perform a precision tune up on a 14 year old system. Checked all electronics and motor components to ensure proper operation. Flushed drain line. Tested float switch. Measured the temperature drop across the coil. UV bulb is burnt and past due for replacement. Outside I checked refrigerant pressures. Took amp draws. Tested capacitor. Removed panel and cleaned the coil from the inside out. Vacuumed drain line clear from outside port. Replaced UV bulb. New install 2023 Rheem compressor is bad. OHM out the 2 stage compressor & verified the capacitor was within specs. After startup the windings are grinding together… (see video for warranty. Called out today due to no cooling. Upon arrival client stated that over the past two weeks the unit has struggled to maintain temperature. I checked all electronics and motor components. Checked refrigerant pressures and found that the system is almost empty of charge. Client stated that he has had someone come out every year to refill the system but no one has ever looked for a leak. I gave options to refill the system and perform a leak search. I also gave the worst case scenario for repairs before we perform a leak search. Client was looking to just refill the system for the year again. I explained to him that we are not allowed to refill a system that has a known leak without attempting to fix or find the leak. Called out today due to no cooling. Upon arrival air handler was running but the condenser was not. There was insufficient voltage being sent to the roof due to a bad thermostat. Replaced thermostat under warranty. Marvin approved extension of the 1 year labor. Performed a precision tune up. Checked all electronics and motor components. Checked filter. Cleared the drain line with solvent and water. Tested float switch. Measured the temperature drop across the coil. Outside I checked refrigerant pressures. Took amp draws. Tested capacitor. Gave the option to replace both 24 volt uv lights. (12 month lifespan) Also offered to do a buyback program to upgrade to the pure air. The pure air germicidal is priced at 1.275 and I offered to drop down to 1,075 in exchange for a 24 v system. Semi Annual membership. Upon arrival to the scheduled system maintenance, was informed the air handler was in the garage and condenser unit is on the side of the house. I pulled off the panel door to the indoor unit and inspected all electrical components connections inside the air handler, collected amp draw and voltage readings off electrical equipment, and check the unit for cleanliness. The air handler unit has accumulated biological growth and will continue to get worse. Recommend installing a Germicidal Ultraviolet Light System to help keep the indoor unit clean including the indoor coil and produce better indoor air quality. The evaporator coil is really dirty and so is the blower fan wheel. The temperature split is 20 degrees in cooling mode and within normal range. Checked and tightened all electrical components to make sure they were secure and within factory range. Called out today due to no cooling. Upon arrival system was running but the condenser fan motor would not spin. Motor is seized. This machine is 15 years old and past it’s expected lifespan. I gave options for an out of warranty motor replacement. Made client aware that there is a possibility that after the motor is replaced there can be other repairs needed. Measured the temperature drop across the coil. Flushed drain line. Tested float switch. Blower wheel is heavily impacted with debris. There is bacterial growth forming on the coil. I gave options for a one time cleaning vs a permanent solution. Outside I checked refrigerant pressures. Pressures are lower than manufacture design. I gave the option to add one pound of 410A. Moving forward we will be able to compare pressures during maintenance to verify if it was improperly charged or if there’s a leak. Called out today due to no cooling. Upon arrival client stated that he has had someone refill his unit over the years. He had someone out last week who put in 4 pounds of R22. Checked all electronics and motor components. Checked refrigerant pressure and found that the system is low again. Made client aware that R22 is no longer manufactured and we as a company do not carry it. I gave options for a leak search and a worst case scenario for repairs. Customer purchased house and moved in December 2023. Customer notice a couple of weeks ago that the system was having a hard time reaching set point during the middle of the day but does reset point at night. I discovered that the filter dryer on the liquid line has a 3° split across the dryer, indicating a blockage. Additionally, they had some remodeling work done in the house, and the evaporator core is impacted with drywall sawdust as well as the blower wheel. I provided customer with recommendations in the customer wishes to move forward with the recommendation. Please call customer to schedule repair.

Called out today due to no cooling. Upon arrival system was running but not cooling. Checked all electronics and motor components. Checked refrigerant pressures and found that the compressor ratio was extremely high. Pressures overall were higher than manufacture design. System is 19 years old with a failing compressor. I have the option for a compressor replacement out of warranty. Due to the age, warranty status, and repairs needed… I highly recommend system replacement. Called out today due to no cooling. Upon arrival system would not turn on. Found that the float switch has shorted out causing a disruption in communication. Removed float switch and tested system operation. Compressor short cycled multiple times during my visit. Tested all electronics and motor components. Machine is 18 years old and out of manufacture warranty. Due to the age and the state of the intermittent operation… I highly recommend speaking with a comfort advisor about system replacement. System was defrosted upon arrival. I verified the pressures & capacitor. A 20 degree TD was achieved. Before the system was freezing up back to the compressor. Homeowner changed the filters & I ran the system for 20 minutes. I found the AH cabinet insulation being pulled in by the blower & microbial growth development across the coils. The condensate pump was backed up with sludge. I recommend a evaporator clean n place, drain line treatment, re insulate the AH cabinet. Also, a drain line cleaning. High voltage short tripping the compressor & condenser fan. I got the pressure cooled off after 20 minutes of pouring water on it with a water hose. Compressor is locked out on thermal overload. I replace the weak capacitor on herm & the system began to go into a vacuum immediately & the compressor was rattling from running dry without refrigerant coming back to it. See attached pics for assess ability to the evaporator coil compartment. The package unit is it installed directly against the house and unable to access part of the compressor compartment and the whole entire evaporator compartment even if we could repair the system it does not guarantee damage done through the compressor from running dry recommended system replacement

2013 AC system evaporator coils are deteriorating & are impacted w/microbial growth development. UV light does not work. Rust flakes found in the drain line. Microbial growth development is restricting airflow across the coils. Costly cleanings and repairs outweigh replacement options on the aged equipment. Refrigerant pressures are holding today but no guarantee of further mechanical breakdown due to condition of the 2013 AC system , recommended speaking to a Comfort advisor about Today’s energy efficiency ac systems. A weak capacitor and hard start kit was detected on the 2021 Amana AC system. I removed & replaced the weak capacitor & hard start hit to get the compressor started, (PLEASE see notes & pics). Customer recently moved into the home and wanted a maintenance on the system. He was not sure when the last was completed. Explained our membership program benefits. We will waive today’s fee and this will be one of two visits for the year. Unit is a bar with a Heil air handler furnace. The indoor fan capacitor rated for a five is at 4.75. No cool, Found outdoor unit not working and breaker tripped, open the outdoor electrical panel and found burned wires, failed contactor and capacitor are what starts the system, quoted initial immediate repairs and work was accepted, after replacing the parts quoted, reset breaker and found out the outdoor condenser motor was burned out also and that’s why the yellow wire for the motor was melted as well, called and quoted to replace he condenser motor with a rescue and that work was accepted, installed rescue outdoor condenser motor and tested system functions, all became operational, checked refrigerant pressures and temperatures and system is cooling at this time. System is in poor conditions and best thing would be replacing it, please call the office to schedule an estimate for replacement. 05/10/24 - Upon arrival both many split has were only putting out about 76°. Verified refrigerant pressures and the system is undercharged. Recommended electronic leak search be performed and recharge the system back to factory specs. Arrived at the house and found system running, checked compressor functions and checked refrigerant pressures and temperatures and found system has zero superheat which is vapor refrigerant which causes the compressor to be noisy, also a dirty outdoor coil, washed outdoor coil and checked refrigerant metering device in the indoor unit and found the metering device is a piston and not a txv as it indicates on the outdoor unit. System is over charged with refrigerant, recovered 1 lb of refrigerant out of courtesy and compressor got quiet and there is no need to be replaced at this time. I also noticed indoor system has a drain that sucks in hot air from the attic, quoted to repair that with a safety float switch and glue the insulation panel for the unit, this eliminates hot air from being pull from the attic, found microbial growth inside the air handler and attic has inadequate insulation, quoted to add a germicidal ultraviolet light and for 3 ton of blown in insulation. I changed the homeowners filter, verified the overall operation of the thermostat, inspected the system for cleanses (microbial growth development), on the evaporator coils & blower wheel, check the draw on all electrical components, inspected the capacitor, inspected the contactor, verified refrigerant, pressures & temperatures, flushed and vacuum the drain line, and wash the outdoor unit coils.
