Final arrival of the car was grieved by the homeowner. He told me what he had going on. He said he had slight water dripping from the unit a little bit, not a lot on the floor of his wood. This is an old northeastern home so these are old hardwood floors. We can’t have water dripping on them, after looking over the system, I did found there were some dirt and gunk on the coil. Also, the pan had a lot of biological growth. I assure the homeowner that most of this is due to the pan being saturated with cold water and when accumulates overtime on water turns into a biological growth I presented him with options to address this situation and clean it all up to for the safety of his home and the health approved. I installed a UV light system inside. I have made sure that I installed fuses in between the high voltage lines for safety primary tape to ensure no Overheating or smells

As I arrived, the homeowner showed me around the whole residence. It’s a three-story condenser is located on the roof air handler located on the third floor after looking over the system. We got the thermostat to turn back on, but the condenser was not acting right after going onto the roof, I found that the condenser was in heat mode, but the thermostat was set to cooling. Homeowner did say his thermostat went blank. when they were having the issues after going through the complete settings of the thermostat, I have reprogrammed the thermostat to the right settings for a heat pump. System is cooling properly. Drain line is draining properly in the house is starting to cool down. I do recommend a hard circuit on a condenser due to the amperage on every start up and a quiet down on the roof since it is on vibration pads, the capacitor is tested out perfectly and the Freon cap. I cannot get off, but I do have a good suction line and liquid line. Temp Coincides with the ambient temperatur

Customer said unit is not coming on at all. Found out that drain line was clogged and float switch was activated . Cleaned drain line and added IFLO device to keep that unit clean. Unit was installed 2 months ago.

Thermostat says blower motor not communicating. Checked wirings were ok, shut off the thermostat and blower was keep working. Reset the unit and blower didn’t came on again. Blower motor is bad . Need a new motor. Need to be replaced ASAP.

As I arrive, the homeowner greeted me at his garage. He told me what was going on. He said that the outside is running, but it’s not cooling. Also, when I went into the furnace system, I’ve noticed that the capacitor was low after getting approval to change the capacitor, I got the evaporator blower motor to spin, going out to the outside condenser after hosing it off and cooling it down we have noticed that the capacitor turbo installed is reading perfect readings. The fan motor on the condenser finally went out and it is not working. I have confirmed that it is getting its high voltage come back with aftermarket. Homeowner declined aftermarket or an OEM fan motor right now. Let him know if he does approve any of these estimates over the weekend. We will try our best to get out towards him on Monday if the thing is in stock and we have availability, Office will reach out and set up a time after confirming that he has approved.

Customer complained that unit are not cooling. Customer has 2 Mitsubishi multi split systems with 4 heads each. Both of them were low on Freon . Added 3 pound to the one that is cooling downstairs and 1 pound to the one that is cooling upstairs. Units are 13 years old and are out of warranty . Recommend customer to get new units.

As I arrived, the tenants were inside the home both girls told me that it’s on and running and the outside condenser is running i noticed walking up to the apt. , but they don’t feel any air so I went up to the access where the return is cut into and found that the horizontal breaker is making popping and crackling sounds also intermittent on and off on the high voltage because of that The blower is not getting its high voltage to turn on causing the coil to freeze up also due to the filter being clogged as it is this regularly needs to be changed once a month I highly recommend To ensure this doesn’t happen again. A big part of all this happening and the breaker overheating and burning out is due to Improper filter change As the high voltage from that blower and everything else is on the other side of the horizontal breaker it does show signs corrosion And overheating as a safety I’ve left this off please be aware after we do this breaker change that they’re also might be some other

Customer complaining that unit is not cooling. Checked pressures and they were 150/275 . Try to added Freon and suction pressure is going up instead of head pressure. Tried a pump down and it wouldn’t pass the 100 psi on a pump down. This mean that compressor is bad and unit is 11 years old. Customer needs a new unit. Customer said he will think about it and will call the office for a comfort advisor

Return to the homeowner she told me what was going on. I walked inside the home. I did find a thermostat at 84. I went outside to the condenser and put my gauges on the system, and I went back up to the air handler and took the door off and made sure there was no electrical damage voltage or any burnt up wires. Homeowner did say she heard a buzzing sound after Stwart left last night. I went through the whole entire air handler turned it back on. I cannot re-create that sound, but I did make sure the doors on perfectly not crushing any wires or relays because they are close to the primary door, after going outside to the condenser, I monitored the system and made sure that it was cooling properly. The suction line temperature did start dropping drastically. We are still only dropping a few degrees in the home right now starting up and it is starting to rain on the outside.

As I ride, I talk to the tenant and she told me that it was having trouble cooling, and there’s not a lot of air coming out. After looking over the entire system. I found this of coal needs a pulling clean all the wires in the walls and internal of the air handler need to be wiped down and chemical clean due to the biological growth, also went to the condenser. I noticed system put my gauges on the system. It is very low on charge. The fact that this coil is freezing up is the fact that it doesn’t have enough refrigerant charge due to leak time due to no warranty and cost of all the repairs. I have reached out to my office to send out a comfort specialist to replace the system. Homeowner did inform me that she would like a couple estimates. I did inform her that we have amazing prices and we can install Very soon so the tenants would not have to be in any heat. Homeowner will not be on site. The homeowner will reach out to the tenants and make sure the tenants are here. Please be aware

Perform maintenance on split system. Checked refrigerant pressures and temperature split, checked amp draws on compressor fan and blower. Cleared drain line and tested capacitor. iFlow and UV system are working. Coil and blower wheel are clean. System running and cooling at this time. Custom has a whole home, surge protector, and states that the power company will cover any damage that a power surge may cause to the outdoor unit.

Unit is frozen we need to come back later. Came back and found out that filter was completely plugged. And didn’t let the unit to have proper airflow Customer is have construction. Also coil has started to build up dust . Recommended customer to add uv light and clean coil. Customer agreed to do the work today. Also capacitor pit are getting rusty recommend customer to replace it to prevent future problems.

I did notice that the air handler is sweating. The insulation is pulling off the door I fix that with mastic tape, also the refrigerant charge was an OEM specifications and the capacitors were not at OEM specifications. After showing this to the homeowner. He is giving me permission to replace them. One of them are under warranty. The other one is not inside the system. Homeowner is only approved the elite UV. I did let him know that these bulbs are only one year I have wiped down the system. Sprayed off the dirt from the condenser coil and sucked out the drain line flush with 3 gallons of hot water. System is cooling a lot after the refrigerant change.

6-27-25 NM Arrived onsite and performed system diagnostic. Found swollen capacitor and the unit was trying to start up but couldn’t. Found several dead lizards touching the capacitor and the circuit board in the outdoor unit. Removed the lizards and removed the old capacitor. Everything appears to be running okay now. Currently 86 in the home. Temp split 18. Signed customer up for maintenance agreement while here.

Refrigerant levels are good temperatures are perfect. That indoor unit is super clean. Great work with changing those filters out. It is really helping. Make your unit last and keeping that indoor unit clean that UV light was still on in there, but is going on four years old now I do recommend replacing it because that UV light is still on, but it’s not really working in there like it should. Customer approved of the replacement of the UV bulb.

Drainline was clogged customer will tear down the house and didn’t want a IFLO device . Cleaned drainline and pipe chemical cleaner . Tested . Checked pressures and temp split unit is working fine.

Customer was complaining that condenser fleas making a very loud noise. It was a vibration noise. Tighten the screws around the fan and noise stopped.

Arrived to find, clogged, and float switch tripped. And coil and installed Iflo device to keep drain clean and reduce future maintenance

Frank d 6-24-25 regarding head unit model pkfy-p12nmhu-e2 serial 6Za14950a master bedroom unit. Condensate pump running non stop on arrival and leaking water. Found pump a little dirty with algae. Cleaned pump and checked operation. Pump is not moving any water and is throwing a fault code. Need to replace pump. Quoted and customer approved. Received new pump and installed it. The new pump is shorted internally and blew two fuses. Need to return and we will install another gobi 2 pump. Left disconnect off at this time. 6–25-2025 arrived with new pump. New pump had new wire harness style that had to be wired into the unit. Had to rewire pump and thermostat hub for new pump. Needed second technician and required thermostat hub, wired pump. Checked system operation. Unit is now cooling and draining normally. Called customer and got approval for additional electrical repair for second technician.
