Customer concerned about unit not cooling properly. Checked thermostat calibration and filter location. Customer has replaced filter. Checked safety float switch and inspected drain line. The drain line is dry and working properly. Checked blower motor operation and inspected equipment cabinet. Checked outside condenser unit and located the run start capacitor is bad and needs to be replaced. I have replaced capacitor in condenser unit and checked system operation. After running for 3 mins the condenser fan motor has stopped and tested bad. The condenser fan motor needs to be replaced. Called out today to perform a precision tune up on a year old system. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Checked filter, Evaporator coil is clean. Cleared drain line. Drain line was heavily impacted. Used two gallons of water and solvent to clear the drain. Measured temperature rise across the coil. Tested float switch. Outside I checked refrigerant pressures. Took amp draws. Vacuumed drain line from outside port. Surge protector is out of warranty. This is the last visit on this years maintenance agreement. Installed surge protector and renewed preventative maintenance agreement. Equipment is operating properly at this time. Upon arrival to system I was shown to an HVAC system that was having trouble reaching the thermostat desired temperature. Put gauges on the system to verify the systems refrigerant levels which are fully within range of specifications at this time. Went up into the attic to the A/H for further inspection and found the systems return plenum to be falling off the unit. The unit is currently pulling in attic air from the bottom. The unit has also pulled in a significant amount of debris into the evaporator coil, I suggest a pull and clean on this system’s evaporator coil. During the hottest point of the day the attic can reach 140 degrees. With the unit pulling in this hot of air into the system it will never reach its desired temperature. I added an estimate to the invoice to be able to repair the return plenum with the proper materials. The system is currently operating in the cooling mode and the thermostat is at 79 degrees. The homeowner will not be moving forward with work today,
1 time maintenance Completed maintenance on one of 2 systems in the home (upstairs 4 ton). Checked all electrical components for proper volts and amp draw. Both fan motors and compressors tested good. System pressures and temperatures are correct. Electric heat kit is working properly. Cleared drain line and added solvent to break up any debris. Air handler has very heavy biological growth. The system has an economy uv light and Reme halo system with expired bulbs. I discussed options for cleaning, replacing bulbs, and upgrading to a medical grade uvc light system. I have attached quotes to the invoice for these options. Home owner also wanted a quote to change out the float switches from a circuit style to a standard float switch. Due to age and condition of the system I also discussed replacing the system. The home owner just moved in and would like to wait to replace until a later date. Homeowner declined maintenance program at this time. System cooling at this time.
Complete evaluation of the duct system. After inspection I found the duct work compromised. All of the outer jackets have been torn away exposing the insulation inside the duct and the inner liner which the air travels through. Some ducts are kinked due to them being hung improperly. The ducts are also not sealed. This is a 7-8 drop system with a free air return. The attic is huge. No new supply plenum is needed as what is there is fine. I talked with Bailey and she said she will get with Kip to see if we can approve the job as we typically do not install duct work in the heat of the summer. The office will reach out first thing Friday morning to update the customer. If the install is approved we will need a comfort advisor to come out asap Friday to provide an estimate on the duct replacement. Called out today due to no cooling. There are two systems in the home. The compressor on unit #1 is short cycling. Checked refrigerant pressures. System is low on R22 and compressor has been damaged due to the leak. Explained to client that in order to repair this machine you would have to perform a leak search, repair the leak and recharge the system. Even after the leak was repaired.. the compressor is still severely damage due to refrigerant loss. Client is selling the home and is not interested in replacing the system. He is aware that the cost of repairs will range from 2,500$ - 3,500+. System is 8 years past warranty and R 22 is no longer manufactured as of 2020. Left system off at disconnect. Upon arrival customer told me the ac was shutting down and ON. I put gauges on and the and the high side was really high. I took an amp drawl and the compressor is over amping a lot. The compressor is going bad. All fan are working good. I recommend on replacing the unit do to age but also quoted out a compressor. There is no guarantee that there is anything else wrong with system. Customer wants to think about it and call us back.

Evap Coil replacement not under warranty, Replaced micro channel evaporator coil. Vaccuumed line set and adjusted charge. System did not need refrigerant added. Leak was very small and unit was slightly overfilled on last visit. Rebuilt drain line. Sealed filter rack door. Installed float switch on secondary drain outlet. Tested system. Pressures and Temps are correct. Condensate drain flowing better after rebuilding it properly. System operating normally at this time.
No cool Found system low on 410a refrigerant. Rechecked pressures after 10 minutes and pressures continued to drop indicating the system was freezing. Found oil in drain line indicating a leaking evaporator coil. System is a Frigidaire mixed coil system these systems are prone to evaporator coil leaks. Refilled the system for temporary cooling. Homeowner is aware that the system will continue to leak until replaced or repaired. I discussed repair versus replace on a 10 year old system with no warranty. Complete repairs to ac system. Remove old metal return duct that is crushed and not sealed properly. Replace with 14” flexible duct. Remove all insulation from coil and clean in place. Clear and flush the drain line. Left system in good working order.
No cool/ loud motor. Looked over entire 4 head mini split system. Between apt a and apt b. 3 of the 4 fan motors are making bearing noise while in operation. The blower motor in apt a bed room is exceptionally loud. 2 of the four heads have been cleaned but likely not fully. The other 2 have not been cleaned in some time. The condenser should be cleaned as well. There is debris starting to build up on the coil. The condenser coil can be cleaned during a normal maintenance at no extra charge. The indoor heads would need to be disassembled and thoroughly cleaned. This is a separate charge due to high amount of labor involved. Office will need to source motors and availability on 3 blower motors. Both in apt be and the kitchen unit in apt a. Office to contact owner with estimate for repair. I added quotes for maintenance program and for 4 mini split head cleanings. System cooling at this time.
Called out today due to ductwork being deattached. Upon arrival there were two large gaps in the return vents. Repositioned and taped gap shut. Used other pieces of loose duct work to try and make a seal at the bottoms. Client is aware that the coil is impacted due to the ductwork not being sealed. They are interested in investing in a UV light and applying the cleaning the same day. Clients are on scheduled to replace ductwork in November. Equipment is operating properly at this time. Was scheduled to go out to customers at 5 o'clock. GPS said I would not get there before 535. Saw customers know where they would not be available after 6. Called customer to see if it would still be OK for us to come and customer has chosen to reschedule for Thursday or Friday. Would like a call from the office to schedule time schedule time for service. Arrived at customer's house for System not cooling enough. On arrival customer showed me to air handler unit. Put thermal probe on supply and unit was creating excellent Delta T. Next looked inside the cabinet and the cabinet was clean. looked under evaporator coil and evaporator coil was also clean. Filters inside were clean. Next went to condenser unit And hooked up gauges. All pressures and readings are of acceptable range. Contact or sending proper voltage. Capacitor within acceptable range. Vacuumed out drain line. Unit is performing excellent. Went inside and got temperature readings from 3 warmest rooms. All rooms were prod
No cool Thermostat blank. Wires to thermostat are powered normally. Homeowner paid for a replacement honey well t6 wifi stat. I installed a non wifi Tstat for temporary cooling and heating. Home owner would like an appointment on thursday 11/18 if possible. Cycled system and is working properly now

Found not heating due to bad 10mfd blower motor run capacitor. Replaced with turbo mini. Checked operation. Left system operating. System in poor condition. Lots of microbial growth and lots of rust and corrosion.
Cleaned upstairs and downstairs evaporator coil’s downstairs removed wet section bottom of return replaced and sealed cleaned and sealed upstairs air handler as well as downstairs air handler installed UV 24 V system in each air handler collected payment customer satisfied
I performed a maintenance on both systems. I found some growth on evap coils. The coils/ primary pan pans need to be cleaned in place. I sprayed some cleaner/ sanitizer inside air handlers. I checked pressures, the 2nd fl system is 1lb low on 410a. My superheat is 33degs. I hosed down condenser coils of pollen. I vacuumed out drain line with cleaner. The 2nd fl drain line was very dirty. We discussed about uv lights. They will like to move forward on the economy uv light on each air handler. The 1st floor return plenum bottom base has some growth and at one time water was dripping and ruined the bottom base. Need to put in new bottom base with a new duct board, then sanitize the box.. The second floor system does have wear and tear due to age.. The office will reach out to set up appointment for work that needs to get done.. Doug will like the phone number to our duct cleaning guy we use. He is interested in having the ductwork cleaned.
Upon arrival performed maintenance. Inspected all electrical components, coils, pressures, and cleared drain line. Found both UV bulbs burnt out. Found the dual run capacitor reading weak MFD and the contactor pitted and burnt. Recommended on replacing these parts. We moved forward with the contactor and capacitor. The UV light cannot be found so we didn’t move forward on replacement of the bulb or a new UV system. Left system in good working order.
