The client decided to call every time he needs maintenance Completed full maintenance on split system Checked capacitor and contactor Checked compressor and fans amps Checked refrigerant levels and temperature Tested float switch Took air temperature on supply and return Vacuumed and flushed condensate drain System is running and operating at this time

Upon arrival found unit operating checked all major components to specifications checked all wiring for loose connections and or corrosion also took amp draws on both motors to specifications also cycled the unit in heat to specifications upon further inspection found that the unit is slightly overcharged recommend refrigerant recovery as of now unit is operating at this time

Need to return to replace blower motor unit keeps going on and off

Upon arrival found unit off and t stat reading an error upon further inspection found float switch full of water shop vac the drain line and rebooted the system unit is operating correctly at this time

Removed the coil cleaned it and put it back in place. Pressure test it after brazing making sure there is no Freon leak. Checked all major components and unit is operating as designed . Recommend to customer gemc

Arrived to call and found error at thermostat not communicating with redlink on rooftop condenser but handler would run found that transformer in condenser to power module on rooftop for redlink wasn’t connected wasn’t getting 24v to condenser changed transformer and system started up and ran

Customer is complaining that unit is not cooling . After performing a full evaluation of the system and checking all major components found that contractor was rusty and was stuck . Customer agreed to replace contactor today. Recommend to customer to add a surge protector on condenser unit. Upon arrival found unit operating checked all major components also checked the wire for breakage and or corrosion changed out the filter with a new one flushed out the drain line with water and shop vac unit has a lot of bacterial growth in and around outside coil and inside as of now unit is operating at this time also cleaned the blower wheel pull and clean

10 Year Labor warranty

Upon arrival customer said that unit is not turning on. Outside unit was working but the blower inside is not coming on . The blower is bad . And blower wheel is dirty and need to be clean . Customer accepted to go ahead and do the service . Need to schedule another day for replacing the blower motor when we have it. Day 2: replaced blower motor , cleaned blower wheel, flushed drain line, checked the Freon and it was low the shrewder valve was leaking, replaced shrewder valve and add 1 pound of Freon. Customer is aware of maintenance membership.

It was detected that the fuse was bad and the capacitor was low The fuse and capacitor were changed Checked refrigerant level and temperature Took air temperature on supply and return Tested float switch Vacuumed flushed condensate drain System is running and operating at this time

Perform maintenance on split system. Checked refrigerant pressures and temperature split. Checked amp draws on compressor fan and blower. Ensure condensate pump is functioning. Check condition of coil and blower assembly. Customer said they would consider a membership agreement. Unit is running and functioning at this time.

Upon arrival customer was complaining that unit is leaking . Checked the drain pump was clear and empty, flushed the drain line from unit to pump and was plugged which caused the pan to overflow. Tested with water and is draining good.Customer didn’t have a float switch and agreed to put one on today . Check all major components and unit is operating as designed

Clean evaporator coil in place Install new return drop 16-18 (flex, can, grille) Upon arrival for servicing duck work started by demoing old 14 inch flex from underneath the ground run new 16 inch flex from system to return boot underground. Next thoroughly clean evaporator coils, as well as evaporator pan as well as drain pan. Technician to wipe down blower housing full of dirt And sand. Fully clean Lastly, minor maintenance system system is operating at this time.

Perform maintenance on split system. Customer complaining that a foul smell is coming from her unit. Ensure drain wasn’t clogged and was flowing. Insured coil and blower cleanliness. Replaced UV bulb. Checked refrigerant pressures and temperature split. Checked amp draws on compressor fan and blower and tested capacitor. Ask customer to call if the foul smell continues. Unit is running and functioning at this time.

Upon arrival found unit operating checked all major components to specifications checked all wiring for loose connections and or corrosion changed out the filter with a new one and flushed out the drain line with water cleaned out condensate pump with water unit has a lot of bacterial growth in and around evaporator coil due to filter not being changed also unit has no IAQ products upon further inspection found unit to have a bad capacitor recommend replacing and adding a hard start kit with a potential relay as of now unit is operating

Phone diagnostic on upstairs system. Upon arrival, I had no high voltage at the air handler. I did have voltage going to the disconnect, but not out of the disconnect. The drain line is also backed up and needs to be cleared. This is the landlord tenant situation, and the tenant said he had to get in touch with the landlord for repairs. we asked the tenant if he can call the landlord and he said he would do it later. Left the tenant estimate for landlord, and completely left system down upon departure.

We checked both float switch they are working AT THIS TIME. No warranty on future possibilities for failing.

Upon arrival found both units operating checked all major components to specifications checked all wiring for loose connections and or corrosion changed and washed all filters also flushed out both drain lines and washed out condensate pump units are already equipped with surge protection coils need to be cleaned out with chemical at least two times per year as of now both units are operating correctly at this time cleaned both outside coils and installed two hard start kits on both systems units are operating properly at this time

Upon arrival checked all major components of the unit : compressor capacitor fan motors , Freon levels, DT flushed drain line. Based on readings unit is operating as designed. Recommend to customer to add a surge protector on the unit.
