DT was 12 F which is low and reason why is because of dirty evaporation coil. That’s the reason why unit is not cooling. 5-28-25 Arrived onsite and listened to homeowners experience. Came across a fan motor that would not stop running. Went to turn thermostat on and found that I had 10 volts outside for cooling. Found that the thermostat inside had failed. Replaced thermostat with a Honeywell 5000 and system fired up but the fan motor was still non stop running. Unit is cooling at this time but could bring high humidity during the evening with a stuck fan motor. Recommended a new capacitor at this time due to the system having a weak one. Also recommended a new maintenance contract for both systems.

I checked the insulation for the homeowner and duct work. As far as I can see everything looks ok. I’d recommend a maintenance plan at this time. I did rinse outdoor coil while here before I left.
