System keeps leaking. Dan and Stuart coming back Monday. Massive rain storm hit me today while here. Was able to add refrigerant. I did a quick leak check with my uv light and found nothing. Would recommend an isolation test on all the main components. Would start with the line set. 8-11-25 NM Closed down the condenser and put nitrogen inside the line set and the evap coil. The line set is 100 percent leaking at this time. Was leaking during the entire time I was here. When I put it to factory 450 psi the cracked line set blew apart under the ground. I could feel it. The enter line set has been in question this whole time. Per guidelines it just couldn’t hold the pressure and made the crack a hole. I put a portable unit in at this time. Isolation Test on unit / Lineset - 50 feet approximately Rent Portable for night - will credit toward repair.

8-8-25 NM Arrived onsite and listened to homeowners concerns. Most likely unit went off on high head pressure. Unit had straight mud coming out of it when I rinsed it down. Did chemical cleaning at this time to draw all the dirt out. Performed 1 of 2 pm today as well. Pictures attached on file and informed customer of anything I’d recommend. We talked about a mini split but they are selling the house.

We had great temperature splits, and both unit units are very, very clean inside. The downstairs unit did seem a tad bit low on refrigerant, but we still had good temperature splits. As I arrived at the homeowner greeted me at the front he showed me to the upstairs unit and he showed me where the air handler was thermostat and the outdoor unit After looking at the thermostat and turning it on, we have confirmed that the air handler is turning on and blowing warm air After going outside to the condensing unit, I walked up to it and saw the fan spinning. I put my amp meter on there and only found that I was pulling condenser fan amps and when I was standing there, I heard the compressor trying to start after opening up the system and testing the capacitor in front of the homeowner we have found that the capacitor on the hermetic side is reading 0.094 after approval I’ve installed a new capacitor and tested the system and the system turns on strong and perfectly at this time, no loud noises or anything else out of the ordinary ant draws have been taken and on the condenser fan we are getting a little higher only due to the heat load of the house and the age C

It’s not letting that compressor breathe and cooled down which will cause it to overheat and if it overheat over and over again that compressor is gonna fail. It’s already starting to fail. The amp draw on. It is way higher than it should be. The capacitor on the Herm side is also bad due to this. Customer declined both the new capacitor and a chemical cleaning of the condenser coil. The inside unit does have a lot of bacterial growth that blower wheel needs to be cleaned. Customer declined the cleaning of the blower wheel. He approved a Evap coi

Maintenance on package unit. Checked static pressure, refrigerant pressures, temperature differential, amp draws on compressor, fan and blower, condition of coil and blower assembly, ensure drain line was clear and flowing. Found unit with a very high static pressure. Also, it seemed that the return had very little suction. Found that the return duct coming immediately off the unit was collapsed and is sucking in air from the crawlspace. Will need to repair this duct.

Found system shutting of on high pressure. Putting the system into test mode got everything to come on except the fan. Customer states they replaced the fan motor over a week ago. They would like to shut the system off, let everything cool down and have another appointment for tomorrow. Highly recommend replacing the system.

I arrived in the homeowner greeting me at the front door I asked her how things have been and she told me that her system keeps shutting off on her on high head pressure per code. Offer thermostat. This is a Infiniti carrier system It is 16 years old well pass its life. I highly recommended brand new system. Homeowner would like to wait till this finally dies out Putting my gauges on the system I have high head pressure over 450 and now I understand why it is going off on high head pressure after looking at the condenser it is extremely dirty I got approval for a maintenance plan and an in place cleaning I took all the doors off the side of the unit and use condenser foam cleaning chemicals and removed all the dirt and debris without doing damage to the system Some of these fans are falling right off due to the age again I highly recommend a new system After cleaning off the system and starting it up, the system is within normal specs at this time. I am monitoring it for 2

New line set with cover, new air handler and heat pump, new thermostat, new breakers as needed, new hurricane pad outside with code approved anchors and brackets, reuse duct plenums, new 4 inch media filter box, inspect metal ducts and seal leaking ducts with mastic as best as possible, all permits and inspections are included. Inspect and fix duct to master bedroom.

Customer complaining unit is not cooling well. Found evaporator coil completely frozen. Will need to return in the morning when the unit is thawed to properly diagnose. System is an R 22 2008 unit. Found low on refrigerant with leaking condenser coil. Since the refrigerant and parts for the system are obsolete highly recommend replacement. I have a Comfort Advisor coming between 11 and 12 today.

Return to adjust the airflow to the home after using the homeowner as a reference I found out that the house now is perfectly balanced and she is very happy. The fan setting was turned on on a set of auto so we had high humidity 65% after this fix and me adjusting the duck flow of the house meets low temperatures really easy And shuts off it meets temperature

7-21-25 NM Arrived onsite and listened to homeowners concerns. Checked drain line and found line was clean but the pan was dirty. Cleaned both out at this time. Sprayed evap coil at this time with coil cleaner. Sucked out drain line with shop vac. Checked pressures at this time and all electronics. Signed customer up for maintenance and performed all work. Need to schedule first maintenance

Customer said is blowing hot air . Checked the unit and found out that compressor was overheated and safety switch was activated. Cooled down compressor and checked it. Found out that on start up it pulls 207 amps out of 97 . Added a hard start kit on it and it pulls 14 amps on start up. Unit is working now.

Arrived in the homeowner agreed to meet at the door This is a Coast Guard veteran I asked him about hvac system and he told me things have been good This is a 10-year-old train Air handler, vertical inside ground level condenser on the left of the house I have to go through the system. I highly recommend replacement at this time due to age and biological growth filled up. I have given the homeowner an estimate for a in place cleaning on the EVAP coil I have asked the homeowner to do a pull and clean on the blower wheel and housing And to install UV light to ensure this doesn’t come back Homeowner declined everything but in place cleaning I do recommend replacing the system due to the age as of today the evaporator coil looks amazing after my cleaning the capacitor on the fan side will need to be changed on the next visit right now. Blower motor is bad Since the system is not under warranty, the customer decided to have a quote for a new system. We have sent a Comfort Advisor for tomorrow. After that, the customer will make the decision to change the system or replace the blower motor.

Arrived in homeowner greeted me at the front door I asked him what was going on. He told me that the whole system shuts off, but the fan motor will never shut off. I confirmed that the outside unit was off I pulled the thermostat off. We do make sure it wasn’t a bad thermostat. I went inside a/h and made sure the board wasn’t bad This system Has a Bad ecm motor The surge protector inside the air handler as faulty as well I have office checked warranty and this is out of warranty. Arrived to the homeowner and got the gist of what was going on this required a two-man ladder. I went up to the roof after confirming that the thermostat was not the issue and the safety switch was not the issue. The blower is blowing on the inside, but there is no cooling after getting my ladder set in place with so many properly holding it. I went out to the roof before the storm got here and tested all voltage connections, and components. The capacitor on the fan side is under spec after approval from the homeowner we replaced this under the warranty pricing so youAnd I tested everything else in the system is back up and running perfect charge.

Loud rattling noise from return vent was due to bad blower motor. Unit not under warranty replaced blower motor with non-OEM rescue motor. Customer also complaining about smell coming out of the vents due to dirty coil recommend a pull and clean and at the very least a clean in place.

If she wanted to go above and beyond I recommend installing the 24 V UV light in the air handler cabinet to eliminate any bacterial growth in there

I arrive to return from a previous sold estimate to pull and clean the evaporator coil. I do need to return to install the UV light. I only have the bulbs on my truck not the actual kit so I will get with the office on Monday to let them know this is already been paid for and I need to return just to get this installed. Will only take me about 20 minutes. System is up and running at this time. It’s already met temperature at 79. I do recommend no more bigger repairs on the system when it does finally have a huge repair it needs to be replaced only because of the corroded coils on the condenser due to the salt air. I’ve cleaned them out. They are spotless as far as dirt and dust, but the salt air is starting to corrode them and causing an airflow issue only at the condenser The evaporator coil which I cleaned today looks great and brand new

As I arrived, I talked to the homeowner and she showed me what was going on. The air handler is located behind a closet door and the blower is making a lot of noise. The homeowner told me the thing keeps turning on and off turning on and off. I touched the liquid line. It was almost too hot to touch. I looked at the coils and the coils really need a cleaning. The filter is changed. Every three months in this filter was blocked and clogged. This is the reason why the fan blower motor is failing it’s having trouble doing its job by removing the heat because there’s inadequate airflow overtime. This will kill the motor. This is a true variable motor by train and OEM is needed if replacement I highly recommend system replacement due to the age and everything going on. Homeowner is getting a comfort advisor to show up tomorrow after the Office set it up. I have sent them the repair option. If this is the option that they end up going I highly recommend getting on the maintenance plan to enj
