Called out today to perform a precision tune up. Checked all electronics and motor compartments to ensure equipment Is operating properly within manufacture specifications. Checked filter. Cleared drain line. Made client aware that the evaporator coil is heavily impacted. I gave options for a one time cleaning and a permanent solution through an electronic air cleaner. The investment of the electronic air cleaner comes with an evaporator coil cleaning in place. Measured the temperature drop across the coil. Tested float switch. Outside I checked refrigerant pressures. Took amp draws. Tested capacitor. Removed the fan from the condenser and cleaned the coil from the inside out. Vacuumed drain line clear from outside port. Found system has a burned fuse, quoted to trace and locate a low voltage short in the system and maintenance membership to get discounts, maintenance visits and priority on calls, quoted was accepted, diagnosed system and found contactor coil is border line bad could be what caused the 3 amp fuse to burn out, corrected condenser motor run capacitor from a 7.5 microfarads to the 5 microfarads that is required, condenser motor has taken some damage, went over the low voltage wiring and couldn’t locate a short to ground at this time, replaced fuse and tested system, all came back and system became operational, left system running in cooling at my departure, thank you for choosing total air. Future repair contactor and condenser motor will quote at that time of failure.

Upon air handler inspection found no dust dirt or biological growth in unit. Evaporator coil and pan are clear. Unit had no float switch installed. Secondary drain pan was dirty with insulation trash and dirt. Installed safety switch on unit and secondary switch on the drain pan. Vacuumed secondary pan. Checked refrigerant pressures and temperatures. Took supply and return temperature split. Checked capacitor And took compressor amp draw. Unable to wash condensing unit due to the weather. System is running well at this time.

Day one-Remove both existing systems, accessories, and all ductwork. During day one I will design the duct system with installers there. We are switching from 2 systems to 1 system, with 2 zones. Thermostats will stay in the same place. Day 2- Run new wiring, run new line set, mount condenser on wall with wall-mount where 1.5 ton system used to be, reinforce air handler stand, install air handler and zone control board, install both amana S thermostats. Place line set on vacuum. Day 3- Install all new ductwork with 2 zone dampers, no supplies or returns need to be changed. Install air cleaner in filter rack in air handler. Start-up system.

Called out today due to no cooling. Upon arrival system was running but there was no cold air blowing. Checked all electronics and motor compartments to ensure equipment is operating properly. Found that the compressor was not running due to a failed capacitor. Replaced capacitor and tested system operation .Checked refrigerant pressures. Took amp draws. Water leak, found system doesn’t have a Primary Safety float switch, drain is clogged, indoor coil is dirty and blower wheel has accumulated some smoke dirt, filter looks like it hasn’t been ever changed, quoted initially for a Semi annual maintenance membership so I could perform one today also to install a safety switch for the drain, in place coil cleaning, quote was accepted, vacuumed and flushed drain was full of gunk and installed drain safety float switch, vacuumed and brushed indoor coil and sprayed it with evaporator coil cleaner, cleaned blower wheel, washed outdoor coil and checked components, checked refrigerant pressures and temperatures, checked voltage and amperage, checked capacitors, found quick disconnect box needs to be replaced, someone installed copper tubes instead of fuses inside it and it’s a safety hazardous condition, quoted for a new quick disconnect option was accepted and we will return on Friday between 12-2pm to install it.

No cooling call, landlord/ tenant, arrived and was informed that the air handler was not working, went over the air handler and didn’t see anything wrong except the indoor coil is slightly dirty, but fan runs, checked out the outside unit and found the compressor for the outdoor system was trying to come on but wasn’t working, checked electrical component that starts and runs with the compressor and found it failed, quoted to add turbo capacitor and compressor hard start kit and maintenance plan since system is in desperate need of a maintenance tune up, quote was accepted, installed capacitor and compressor hard start kit, also performed one system maintenance today, washed the outdoor coil, checked and tightened all wiring, checked voltage amperage, and all moving components functions, 6 mfd capacitor in blower motor reads good, indoor coil is slightly dirty, checked temperature split differentials, checked all motor amperage and found outdoor fan motor is over heating reading .84 o

Notes: customer wanted to have a tuneup before going into summer. Said all the rooms are cooling well. Keeps thermostat around 72°. Explained the benefits of our maintenance program. Summary: the outdoor capacitor is outside factory range. Replacing will help prevent premature breakdown. The hard start Kit and Contactor are connected to the capacitor. I suggest replacing all to prevent a breakdown. The float switch is not wired to turn off the system when engaged. There is significant biological growth inside the cabinet. Cleaning and adding a pure air will mitigate growth and produce better indoor air quality. Unit is cooling well. Based on the age (2011) I would start saving towards a new system.

03/26/24 We still have to order the evaporator coil & electrostatic filter….. refund needed. See below.(new customer, equipment information entered); Air Care Membership paid n full today - $200.00 Immediate needs totaled $653.84 (temp charge of 410a, leak search, & our Air Care Membership)… Part return NEEDED to order a 5 ton coil replacement with a filter drier. (5 ton coil 2x man job). Part return NEEDED to order the Electrostatic filter static size of existing filter in the unit is 20x20x1 (see attached pics)… We need to refund the system restoration estimate for the coil & Electrostatic filter. The homeowner ONLY wants $653.84 on the cc on file…(the remaining balance of $3,318.07 needs to be CREDITED BACK to the cc on file & Charles will pay the remaining balance when we return for the coil & Electrostaticfilter install….. PLEASE SPEAK with Jonathan to coordinate ordering the electrostatic filter and coil to return in the same day.

notes: owner is selling the home. He mentioned water was leaking but not sure exactly from where. Summary: found the PVC to be glued with a silicone and the joint was not fully connected. I cut back the PVC and replaced portion with new PVC and properly glued. The capacitor is working; however, it is a bit low. Replacing will help prevent premature breakdown. I also recommend adding roughly 1-3 lbs of refrigerant to get better refrigerant levels. I collected signatures, this job has been completed. Thank you for choosing Total Air!

Pumped down refrigerant to condenser unit. Pulled evaporator coil and replaced with new filter dryer and new txv on evaporator coil. Set evaporator coil in place and connected the copper lines and drain pvc in place. Checked for leaks with nitrogen and no leaks are found. Pressure set at 400 psi. No leaks reported after 25 minutes of nitrogen. Place evacuate vacuum pump and evacuate any moisture for copper piping. Checked refrigerant levels and check test start up components. Adjust refrigerant levels and check test levels after running 20 minutes. Flushed drain line with water and primed drain line. Unit has good filter and unit is cooling properly and running well. Materials added. 45/5 cap and 40 amp Contactor Notes: arrived for 3 system Tuneup. Customer said all units have been running well. Summary: package unit capacitor is a bit lower than last time. Just on the edge of factory range. Replacing will prevent premature breakdown. The main split system Contactor is getting rusted and starting to buzz. His pulls in voltage and replacing can prevent a breakdown of the unit.

Called out today to perform a precision tune up on two units. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Checked filters Cleared drain lines. Drain line in the garage was cracked and multiple spots were not glued. I rebuilt drain line and added a clean out tee. Glued connections and leak tested with a gallon of water. Measured the temperature drop across the coils. Tested float switches. UV lights are operational. Cleaned condensate pump. On the roof I checked refrigerant pressures. Removed the fans from the condensers and cleaned the coils from the inside out. Recommended adding hard start kits to both units. I performed a maintenance tuneup which includes inspecting the indoor and outdoor coil’s, checking all electrical components, checking the filter, flushing, the drain line, checking the refrigerant level, performing indoor air quality testing. System is under performing currently running with a 14° temperature split With 58° exiting the supply. System is showing signs of a leakage due to the system being under charged with running at a 0.6° sub cool in a 1.6° superheat system is significantly deteriorating and is not recommended to perform any extensive cleaning at this time as that may further damage both coils . However, I am recommending to at least bring the refrigerant level back up to its capacity in order to cool the whole house effectively during the hotter periods of the summer. Customer approved to move forward with adding 4 pounds of refrigerant.

Performed maintenance on Rheem system installed in 2020. Ms Leese has been in the home one year and concerned about high energy bills and bad allergies in the home. The attic has very little insulation and both the return and supply ductwork plenums are oversized and leaking. Biological growth present inside indoor unit and supply ductwork. Comfort advisor was on site while performing the tuneup to provide options for the plenums and attic insulation. Cleared drain line. Applied sanitizer treatment to indoor unit. Patched up leaks in both plenums as best as I could until they get replaced. Installed a Pure Air X UVC system with element installed into contaminated area for 900. Electrical components and refrigerant levels good at this time and system producing a 19 degree temperature differential. Clients will consider joining our Prime membership but not interested at this time. Collected 39 for maintenance special. Total 939 paid with Mastercard. Job complete.

Called out today due to no cooling. Upon arrival client stated that the condensing unit is tripping the breaker. Client replaced the breaker and had the same problem. Checked all electronics and motor components. Checked refrigerant pressures. Compressor ratio was extremely low and pressures were extremely high based of the manufacture specifications. Pressures were fluctuating drastically which was causing the amperage to rise and trip the breaker. The compressor needs to be replaced to restore proper cooling. The unit is still under manufacture warranty until September of 2024. I gave the option for a warranty compressor replacement with new refrigerant. Made client aware that the compressor is an extensive repair. Replacing the compressor will not add to the life of the machine it will only fix the immediate problem. Called out today due to no cooling. Upon arrival client stated that he drained the emergency pan and flushed the drain line after I left yesterday and the system still had an error code for no power to R at the thermostat. Opened air handler and found a blown fuse. Performed a visual inspection and found bite marks and breaks in the float switch. Most likely the exposed wire hit the metal pan, causing the fuse to blow. Client approved float switch and fuse replacement. Finished setting up thermostat and tested system. A routine tune up was past due so I performed one today. Checked all electronics and motor components to ensure equipment is operating properly. Evaporator coil is heavily corroded. This is normal for 10+ year old machines.. however this can and will lead to refrigerant leaks. Measured the temperature drop across the coil. Flushed drain line. Indoor and outdoor units will not turn on when calling for cooling at the thermostat. I found water in the over flow reservoir that was tripping the water, safety device and cutting power to the unit. The drain line was heavily impacted and clogged up due to the evaporator coil being dirty. Indoor Data Plate Missing. Customer has maintenance agreement with arctic air. I also performed a complimentary indoor air quality testing for a customer.

Customer concerned about unit not cooling properly. Checked blower motor operation and inspected equipment cabinet. Checked thermostat calibration and inspected package unit. While running cooling mode the blower has started up with the compressor. I noticed the condenser fan motor is not working. Checked condenser fan motor winding and motor has open winding at motor is bad and needs to be replaced. Recommend total air care membership to reduce cost on repair and part replacement.
