Maintenance 1 Completed maintenance on a strait cool split system. Checked all electrical components for proper volts and amp draw. All components are within factory spec. Heat and cool working properly. Vaccuumed drain line. Found ptrap broken and laying on the ground at the co condensate drain exit. Rebuilt so drain will flow properly. Found wiring splice at the condenser heavily damaged and without insulation. Re wired from splice to the condenser. Found airhandler with heavy bio growth in the airhandler blower compartment. Discussed sanitizing and UV options with home owner. She declined at this time. An estimate will be.attached to this invoice. System operating normally at this time.

Maintenance Checked all electrical components for proper volts and amp draw. All components are within factory spec. Corrected loose common wire connection. Dual run capacitor tested 42.3 of required 45. This is still considered good. Cleared drain line. Changed out EAC filter for the homeowner. System pressures are at the correct levels. Cooling temps are normal. Replaced pure x uvc bulb that expires this month. Homeowner renewed maintenance membership today. System operating normally at this time.

Completed maintenance on a heat pump split system. Checked all electrical components for proper volts and amp draw. All components are within factory spec. Back up heat tested ok. Cleared drain line. Found weak capacitor reading 20/1 of required 45/5. Replaced with a t200 cap with 5 year warranty. Found biogrowth in airhandler. Cleaned and sanitized the airhandler. Installed pure x uvc light system with lifetime equipment warranty and 3 year bulb replacement. Found low voltage wire insulation at condenser cracking. There is no bare wire showing. On the next maintenance this should be checked for any further deterioration. System is clean, sanitized, and operating properly at this time.

No heat Low voltage control signal not leaving the control board to energize the heat kit. Low voltage is ok from thermostat to the board. The board needs to be replaced. Unit is under warranty.

Upon arrival customer showed me an ac system in the garage that needed to be tuned up. The evap coil is dirty and will need a pull and clean. Cleared the condensate line with nitrogen, shop vac and solvent. Checked the system for proper amp and voltage. Went to the condenser and checked for proper amp and volts. The capacitor is in factory specs. Add a surge protector.

Performed maintenance on split system. Cleaned vacuumed drain pan and drain line. Adjust safety float switch and check operation. Check thermostat calibration and filter location. Inspected evaporator coil and blower motor operation. Cycled system in heat strip and inspected condenser coil. Check refrigerant levels and check test start up components. Completed maintenance on 3 split systems in the home. 2 newer systems are inverter / communicating, system 3 is traditional. Issues found: Drain pan on a/h 3 not installed correctly. No float switch on a/h Found capacitor on cond unit 3 weak 30 of 45 mfd Found growth in all 3 units airhandler. Homeowner purchased a 3 system maintenance program today. She has agreed to repairs and would like me to return 8am Wednesday morning ( 11/17/21 ). She will leave a check for balance that morning. Her handyman Howard will be at the home to let us in. We will need to build a quote for drain pan repair.

Trane unit #1 Upon arrival customer showed me and air handler in the garage that needed tuned up. Checked for proper amp and voltage. Cleared condensate line with nitrogen, vac and water. The evap coil is clean. The evap coil pan is rusted and falling apart. Went to the condenser and checked for proper amp and voltage. The contactor had some pitting to it and the capacitor was reading low. We also have a 14 degree split. Customer does don’t want to throw money into a 25 year old system. Mention to customer we can come out tomorrow to give and estimate. She said she will call in the morning to schedule a time after she talks to her husband. Bryant unit #2 Upon arrival customer showed me a unit in the garage that needed to be tun d up. Checked for proper amp and voltage. The evap coil is clean. Cleared the drain with shop vac, nitrogen and water. Went to the outdoor condenser and checked for proper amp and voltage. The contactor is good. The 70/7.5 capacitor was reading low. Replaced

Unit running upon arrival customer vaccumed out drain line. Owner said that it’s an HOA issue so I did not perform any further drain clear out. If we get a call out again for drain issues we will have to clear it out and charge for it.

Install 3.5 ton duct system. All new flex. All new mixing boxes. 3 returns cut in and add. 2 new supply grilles. 1 new return grille 24x24.New plenum in attic. Hang and mastic everything.

Uppon my arrival found the evaporator coil completely frozen. I started the defrost process and changed all filters. I added 8.2 pounds of r410a refrigerant out of jug #179. I also used leak stop to try and seal up the leak. Customer said that she has someone come out one a year and add refrigerant to the system but hasn't got it done in a few years. I got my delta T to 21.1°. I found a weak capacitor on the od fan motor ( it's a 7.5 mfd reading 5.78). I recommend we keep monitoring the refrigerant levels and replace the run capacitor for OD fan motor. I put together an estimate and loaded my pictures to service titan and cleared the drain line. I left the unit in good working condition. The customer use the 25$ off coupon.

Found supply plenum came off air handler in tight attic. There were no support straps on plenum box. I supported and seal supply box. I checked pressures and electrical components, good. Let System in good working order..

Performed pull and clean. Coil was extremely impacted. System passes pressure test and achieved proper vacuum. Released and performed start up procedure. System is working properly. Cleared the drain.

I rewired the germicidal UV light. The copper and drain is in front of the unit but you can take the pannel door off. It's not easy but doable and the service pannel is easily accessible. The coil is impacted with construction dust and needs to be pulled and cleaned. The unit was installed in March and they have been doing some remodeling inside. The customer said they have been changing the filter and shutting unit off while working. The evidence points in the other direction. I recommend we pull and clean the coil and order more replacement filters for the electronic air filter. Cycled and inspected equipment. Found all previous notes accurate. Need to schedule coil cleaning.

I found the start capacitor was weak, replaced. The system was 1lb low on R22, added. I hosed down condenser coil of pollen. They purchased a senior care . The system has wear and tear. The system doesn’t have much life left.
