Wade was very nice but was at our home for about 4 total hours to fix a floater switch and unclog our drain. He also washed his tools in our bathtub without asking permission or telling us he was doing that and left a dirty mess in our tub and bathroom. Not sure if he was new as he had to make several calls during his visit to our home, but wound not not want him to return for our AC needs.
The technician came did a good job and was very efficient.

Membership maintenance. 6yr old Amana gas furnace and heat pump. Tested system function in cooling and in heating prior to completing any work.
A/H- inspected all wiring and components. Flame sensor was covered in carbon. Cleaned and reinstalled flame sensor. Flushed and vacuumed drain line. Tested float switch. Blower wheel was heavily impacted with dust. I recommended a pull and clean to regain efficiency lost to dirty fan blades. Changed filter that was delivered to the job site.
C/U- Checked capacitor microfarads. Took compressor amp draw. Checked refrigerant pressures and temperatures. Took Delta T temp split at supply and return registers. Based on the refrigerant pressures and temperatures, I believe the system may be undercharged. Spoke to the customer about leak search and adding refrigerant.
Removed the air handler control board and wiring to reveal the blower. Removed blower wheel assembly. Removed motor. Washed blower wheel assembly with chemical cleaner until it was clean
Performed preventative maintenance tune up. Checked blower motor operation and inspected equipment cabinet. Checked safety float switch and inspected drain line. Cleaned vacuumed drain pan and drain line. Flushed drain line with water and primed drain line. Checked thermostat calibration and filter location. Customer has replaced filter. Checked electrical wiring and inspected cabinet condition. The evaporator coil is clean and free of debris. Air handler unit has good germicidal uvc light installed.
Checked condenser unit and electrical disconnect. Checked electrical wiring and inspected electrical components. Test the capacitor and the capacitor is good and working properly. Checked refrigerant levels and check test start up components. Unit is cooling well and drains properly. Refrigerant pressure is good working properly.
Recommend membership renewal for annual preventative inspections on ac systems. Customer has approved for membership renewal.

No cool, no power to thermostat, also performed maintenance owed, homeowner is selling the house, proceeded to diagnose and found condensation float switch full of water, same issue as 6 months ago Greg and i discussed about previous history when I arrived, gave quote to flush condensation drain and add drain solvent and vacuum drain to clear it from outside, quote was accepted, flushed drain with hot water and vacuumed from outside, added drain solvent and drain is flowing and draining correctly at this time, vacuumed inside drain pan, proceeded to perform a system maintenance as well on the system since it’s almost time, checked refrigerant pressures and temperatures, checked temperature differential and coils, germicidal ultraviolet light ok and has kept system clean, checked all electrical components and moving parts, checked and tightened wiring, found outside unit has a loud rattle due to discharge pipe was rubbing on the bottom of the unit, corrected it today and placed video in

A/H- flushed and vacuumed drain line. Tested float switch function. Checked all wiring. Unit has 3 OXY-PURE Air 24v lamps. Last replaced in 2022. Lights are dim and beginning to darken on the inside. I recommend replacement. Blower wheel and coil surface are clean/free of biological growth. Changed customer supplied return filter. Took temperature split at return and supply Plenum.
C/U- noticed existing arma flex is dry rotting, and coil is beginning to corrode due to close proximity to the saltwater. Took compressor amp draw. Checked capacitor microfarad reading. Checked refrigerant pressures and temperatures. System is running well at this time.
Replaced Armor flex on suction line at condensing unit. Installed corrosion grenade on liquid line at condensing unit.

Telli would like a quote for system replacement. She explained that the system was struggling last summer to keep up. I performed an attic inspection & found the duct work in good condition. Attic insulation is to county code r-38 value. Telli explained that her son’s bedroom is an hotspot of the home. It may be time to speak to Air Comfort Advisor about a more efficient air conditioner system.
Both indoor and outdoor units were running upon arrival. Temperature split of 6.4° with 75.5 coming out of the supply. System has a refrigerant leak which was visible inside of the condensing unit. I re-verified with electronic leak detector along with the customer. Customer decided to fill the system back up so they can cool for as long as they can until the work and repair is completed. Customer also approved for us to move forward with ordering the condensing coil. Model number CBA 25UH -036–230–01 serial number is 1519H19095.
New plenums as needed, new float switches, new safety pan with rods and brackets, new breakers as needed, new hurricane pad outside with code approved anchors and brackets, flush and pressure test copper line set, new low voltage wiring to thermostat and outdoor system, all permits and inspections are included. New amana s thermostat.

Located the thermostat has no power on display. Checked safety float switch and inspected low voltage wiring. Located the 5 amp fuse is tripped and needs to be replaced. I have set resettable fuse link and tested system operation. Checked refrigerant levels and check test start up components. The condenser is working properly and cooling well. Checked discharge temperature and inspected drain line.
Unit has good safety surge protector on air handler unit to prevent voltage spikes on blower motor and heating contactor.

Return to install new 45 µF capacitor for the compressor. Old capacitor was reading outside of manufacturer recommended range. Restarted system after installing new capacitor.
System pressures exceeded manufacturing specs & is overcharged. The drain line Is backed up from dry sentiment in the drain line going to the Condensation pump. The condensation pumps float switch will not allow the air conditioner to run because of the blockage in the drain line. Recommended a new drain line be ran and recover all excess refrigerant.
Called out today for a part return to install a surge protector for the condenser.

Arrived at this call for system not cooling, upon arrival was informed by Miss Kimberly that she had a previous company that diagnosed a bad indoor fan delay board timer was bad, informed I’d do my own diagnosis and tested various system components including voltage and blower motor which are present, tested delay timer control board and set it to zero to test functions, found board is receiving 24 volts but the board is not sending 24 volts needed to the blower fan control going to the motor thus the motor is not running, tested motor by sending 24 volts directly to the blower motor and the blower motor came on. Quoted to replace the blower motor fan delay timer and sign up for out maintenance plan, quote was accepted, we sent our runner out to go get it and wrong part was brought out, will need to order the correct part and return tomorrow between 10-12 and I’ll collect payment upon work completion.

Customer concerned about unit not cooling properly. The downstairs is way cooler than upstairs. I have replaced the evaporator coil and new txv with pvc fittings. The air handler unit is working properly and refrigerant pressure is good.
The zone controller is working at each one to call for each zone.
Upstairs zone #2 is working properly (video taken)
Downstairs zone #1 is not closing the damper. The damper is remaining open and over cooling the downstairs zone #1
The damper motor is bad and needs to be replaced (video taken)
Picked up new damper motor and installed to the damper duct. Checked system operation and each damper motor.

Full system maintenance. Checked refrigerant pressures and temperatures. Took Delta t temp split at return and supply register. Filter is clean. Air handler interior is clean with no dirt or biological growth. Flushed drain line with 1.5 L of water and the drain is clear. Compressor amp draw is good. Took microfarad reading on capacitor – capacitor is Over manufacturer limit of 35 µF reading at 180.7 µF I recommend replacement
Returned to install warranty part. 35+5 MFD capacitor read 180/35 during maintenance so I recommend replacement. Installed new 35+5 capacitor and restarted the unit. System is running well at this time.

The 24 volt contactor is not working again due to ants burnt out on the contactor. I have replaced the contactor and checked system operation.

I return to install compressor. I pressure test at 154 psi‘s of nitrogen which held for 20 to 30 minutes. I vacuumed the system down to 300 µm to Paul in a deep vacuum. I recharge the system with 10.33 ounces of refrigerant to achieve a 10° subcool and a 13 to 14° superheat. As manufacturers recommendation.

Upon arrival system was running but the compressor was not.
Found a broken wire from the compressor and a melted capacitor.
Replaced capacitor and repaired wire.
Tested all electronics and motor components to ensure equipment is operating properly.

No cool call, was informed by Mr Henry that the indoor unit was cold the other day, diagnosed system has a failed blower motor, looked up warranties and system has a parts warranty until next year, quoted for a new blower motor under a parts warranty and quote was accepted, checked on parts availability and found it at a supplier about 30 minutes from here, went and got the motor and returned to replace the blower motor under a parts warranty and performed system maintenance, vacuumed drain, washed outdoor coil, inspected indoor coil, checked and tightened wiring, checked refrigerant pressures and temperatures and found system slighting low on refrigerant, quoted to add a couple lbs of refrigerant and to add a surge protector to the indoor unit, management approved complimentary refrigerant if surge protector gets installed today, installed surge protector and added 2 lbs of r410a refrigerant today, was able to get temperature split differentials go from 17 degrees to 20 degrees making
Chemcial cleaning on outdoor condensing unit. Condenser coil is full of dirt and debris. Removed outdoor fan assembly. Chemically treated condenser coil. After the first treatment, I noticed a lot of dirt coming out with the solution, so I decided to perform a second treatment. After the second round of chemical the coil was free of dirt. Reassembled condensing unit. restarted system.
New customer. Customer concerned about unit not cooling properly. Checked blower motor operation and inspected equipment cabinet. Checked thermostat calibration and filter location. Customer has replaced filter and the blower is working as normal. Checked safety float switch and inspected drain line. The drain line is cleared and safety float is working properly. Added nitrogen and leak has been located at the evaporator coil in the air handler unit in the attic.
