Called out today to perform a precision tuneup. Checked all electronics and motor components to ensure equipment is operating within manufacture specifications. Checked filters and cleared drain lines. Measured the temperature drop across the coil. Tightened all wire connections. Cleaned the condenser coil. Educated client on the benefits of adding a hardstart kit to the system to help prolong the life of the compressor. Client stated that the bedroom and back office always seem to be warmer. Usually keeps stat at 75/76. I recommend replacing the thermostat with an eco bee and adding sensors to the two rooms to help with a more even temperature throughout the home. This is the last visit on this years Maintenance agreement. Renewed membership and added hard start kit to condenser. Equipment is operating properly at this time. Upon arrival customer told me the ac was not working. The air handler was running. The condenser was running also. Found the unit low. Had to add 3 pound of 410A. Restored ac to home. No warranty on Freon because there is leak in the in the system. Recommend to customer to have a comfort advisor come out to give an estimate on system and customer Denied. Customer want to wait till next year.

Replaced the filter provided by the client. Measured the temperature drop across the coil. Outside I cleaned the coil and checked pressures. I noticed that there is a visible heavy clog in the drain line. Attention and offered to add a drain solve treatment. Cleared alert on the thermostat to replace the filter. Upon arrival customer told me there was no air blowing out of the vents. Turn the air on the cool outdoor unit fan and compressor ran. No indoor fan. Had 24 V going to the fan fan still not running at all power to the fan. Indoor fan has been gave customer quote on replacing the fan due to age customer requested comforter visor come out to give an estimate on the replacement
Arrived at customer's house for system inspection. On arrival customer showed me to air Pandora unit. Opened up cabinet and saw bio growth. Pointed this out to customer and suggested UV light to correct this problem. Customer agreed. Cleaned out cabinet, gave complimentary inflatcomplimentary in place evaporator coil cleaning, and installed light. Showed work to customer and customer was happy with work performed. Next went out to condenser and hooked up gauges. All pressures and readings were of acceptable rathe acceptable range. Contactor was sending proper voltage. Capacitor was within acceptable range. Sucked out drain line. Unit checks out. Gave report to customer and customer was pleased with work performed. To come did talk to customer about tabs senior plan and customer agree to sign up. Collected payment and signature and left. Customer happy.
Complete member tune up. Change customer supplied filter. Inspect duct work. Clear and flush drain line with cleaner and vacuum. Inspect electrical components. Test amps and volts. Delta t measures at 20 degrees. Ensure system is running properly in all modes. A picture of the evaporator coil will be uploaded into ST. There is mild biological growth building up inside of air handler. I recommended installing a pure air x. We did not move forward at this time. At condenser checked pressures, temps, amps and volts. Left system in good working order. * Customer signed up for another year of membership and will use this as the first visit.
Complete member tune up. Inspect filter. Filter is clean enough to not be replaced. Clear and flush drain line out with cleaner and vacuum. Inspect electrical components. Test amps and volts. Delta t measures at 20 degrees. Ensure system is running properly in all modes. A picture of the evaporator coil will be uploaded to ST. The elite uv bulb was dead. I installed a replacement bulb. Uv system is now functioning properly. At condenser checked pressures, temps, amps and volts. Left system in good working order.
Upon arrival customer told me that air handler was not running and the nest thermostat was blank. Pull the float switch out found water in the float switch. Nest thermostat came on. The condensate drain was clogged cleared condensate with nitrogen and solvent. Condensate is on a common drain. Restored AC to home. Talk to Customer about joining a membership Customer denied at this time
Upon arrival customer told me the air handler was not working. Turned unit on condenser came on but no indoor fan. Diagnosed the air handler motor is bad. Please call Customer with pricing and availability to have motor replaced and also see if there’s a warranty on the unit
Upon arrival customer said the unit keeps running and won’t get below 79 degrees. Checked the coil and it is clean. Put gauges on the stream and the pressure where out of wack. The piston is built into the evap coil. So the coil will have to be replace and the compressor is amping up and down will need to be replaced also. Customer has nothing but issues with this unit. Home comfort advisor come out 6/28/22 4 to 6
No cool Upon arrival customer showed us to ac unit that wasn’t cooling, we went to the roof to check the refrigerant levels and system was basically empty of all Freon. System needing replacement, comfort advisor coming out to give estimate on new system.
Upon arrival we were shown to an A/H unit in the garage, took both door so to inspect coil/test all electrical components. Coil was clean and all electrical components are working within factory specifications. Cleared drainline using cleaner and a shop vac on the outside. Drainline is draining with unit running. Suggested PureAirX to stop growth of any bacteria. Customer Denied work at this time. Walked around to the side of the house to the C/U and took off the door to inspect electrical components. Everything running within factory specifications. Coil was clean. Customer said she might call office about duct fans, says she has rooms with too much air and other rooms without hardly any.
Replace warranty control board. Cycle and inspect equipment. Unit is in normal operating condition. Job complete.
On arrival unit was not running. Check thermostat And thermostat was set to on. 24 V was coming from R into the board but not distributing anywhere. Bypass board and unit turned on. Diagnosing is bad board. Will look to get price and availability for new board and reach out to customer when found. Customer got £1 of free on ad and signed up for tap senior plan. Collected payment and signature and left. Customer happy.
Arrived at customer's house for a system inspection. On arrival customers showed me to air handler unit. Air handler unit was clean. Next went downstairs to condenser and hooked up gages. Pressures and readings were showing signs of low freon. Pointed this out to customer and suggested we add some. Customer agree. Added one pound of free on before pressures and reading started looking correct. Contactor sending proper voltage. Capacitor within acceptable range. Unit checks out. Collected payment and signatures from customer and left. Customer happy.
Install 3 ton Unit 14 seer new pad new condenser whip new air handler new float switches new drain pan everything new is all going well collected a payment and customers very happy.
Upon arrival customer told me the air was not blowing but the outdoor unit is running. Went in to the attic and checked the run capacitor and it was good. Found the green wire loose out of the wire nut. I put all the wire back together and fan came on and unit is running. Restored AC to home. Recommend to have home comfort advisor come out because system is old and rusting. Customer Denied at this time.

Replace Indoor blower motor.
Arrived at customers house for system inspection. On arrival customer showed me to air handler unit. Open up cabinet and saw bio girls on top of evaporator coil. Under evaporator coil is clean. Gross on the motor housing. Next went up to condenser and hooked up gauges. All pressures in readings were a satisfactory range. Contactor sending proper voltage. Capacitor with in acceptable range. Unit was amping high on Startup. Pointed this out to customer and suggested hard start kit. Customer agreed. Installed hard start kit. Unit now starting up much easier. Check in with customer and customer was pleased with work done. Collected payment and signature and left. Customer happy.
Replace leaky condenser coil. Warranty Coil replacement added 3 lb r410a refrigerant. Vacuumed pump line set and condenser. Added refrigerant and checked start up components. Checked unit operation and inspected condenser coil unit. Unit is cooling well and drains at this time. Customer is satisfied with service repair.
Customer concerned about unit not cooling properly. Checked blower motor operation and inspected evaporator coil condition. Located frozen up unit in air handler. Checked refrigerant levels and check test start up components. De-ice evaporator coil and checked refrigerant levels. Located leaky condenser coil. Visible leak on front of unit. Upon arrival customer told me the ac was leaking that we just installed and leaking into the water heater pan. The ac was not leaking into the pan and the condensate has its own common drain with 3 other condos. Nothing wrong with the ac it is a plumbing issue.
Upon arrival customer told me the ac was not working only blowing out warm air. Went to the condenser and it was not running. The core sense was on lock out. Pulled the red wire off to reset. Also checked the 45/5 capacitor and it was bad replace the 45/5 capacitor under warranty.
Complete no cool call. Upon diagnosis the system was low on refrigerant. I installed (1) instant leak seal treatment. I added (3) lbs. of 410a refrigerant. Cycle and inspect equipment. System is in operational order at this time.
