We had a complete HVAC system replaced including all of the duct work in the house. we had a high efficiency Amana system installed. Great choice! A significant undertaking which was handled from sale to finish by professionals. Sales (Bill) was knowledgeable and easy to work with. Everything promised was completed. The system is from 2006 with wear and tear due to age. The package system is sinking, not level. This is causing lots of liquid back to the compressor, it will fail. The condenser motor is over amping, both contactors are pitted/ burnt, the whole lower portion of system has 2” of water due to the unleveled system and one of the main supply runs is torn up in the crawl from a possum. I found a live possum tangled up in the crawl by some rope. There could be other duct run torn in tight crawl.. They call animal control.. I highly recommend on replacing the system. They will discuss on what they want to do. We can have a comfort advisor come out to give an estimate. We offer 0% financing. A new system will bring down that $500 monthly electric bill..

I met with owner David Lin and Code enforcement officer Batt. Case # CL20-01316.. I checked pressures which are in range. I checked electrical components , amps on compressor and condenser fan motor. The amps are in factory specs.. I cycled and monitored system. The owner is having no cooling issues. one of the issues is the association will not allow a fence around condenser. The condenser is on the right side front along garage.

I found the dual run capacitor failed. Need to replace the capacitor with a turbo 200. Once the part is in, need to check pressures and amps. He has questions on thermostat. I replaced capacitor. The owner replaced the nest as I was installing part. The nest had a malfunction. So he put back the old stat. I collected for the capacitor.

Upon arrival performed maintenance. Inspected electrical components, coils, pressures, and filter. Cleared drain line and primed after. Signed up for a membership. There is biological growth inside of the air handler, recommend on installing a up light (I gave 2 options). The uv light comes with a cleaning of the cabinet. Also recommended on installing a surge protector to control the dirty voltage that comes to the unit. This device comes with a 3 year warranty as well as an insurance of up to $7,500 if failed. Left system in working order.

I inspected the package unit and the compressor is short cycling. Customer informed me he has had problems with the company that installed the unit. He said they punctured a copper bend in the condenser coil and leaked out the refrigerant. They brazed the leak and recharged the unit without pulling a vacuum. It’s been a hack job. I checked for the pressures and the high pressure switch is cutting off the compressor. When it cycles on for the few seconds, the head pressure exceeds 600 psi and it over amps to 18 amps (rated for 13.5 amps). I conclude the system is over charged. My equalized pressures are 274 psi, which is high for a R410A. This is a new R410A unit. I recommend we start with recovering the refrigerant, pressure test, pull a proper vacuum and recharge the system with 4.9 lbs of R410A and hopefully the compressor can be saved. I informed the customer about the situation and he agrees. He is a retired Hvac / refrigeration tradesman. I informed them we will contact the supp

The float switch was tripped due to the drain line restricted. I flushed and cleared the drain line, cycled and monitored the system checked for proper electrical, pressures and temperatures. Customer purchased a TAP Standard membership and I left the system in good running order. ***Note*** the condenser is equipped with a rescue motor and it’s noisy. I informed the customer so it’s noted.

Found the contactor at the condenser was pitted and burnt recommended on replacing and we moved forward on that. Also recommended a surge protector to control the dirty voltage going to the system and was not interested at this time because it is an 11 year old system and he is aware that it will need to be replaced in the next couple years or so. Completed precision tune up. I flushed and cleared the drain line, cycled and monitored the system. The system is a little low on refrigerant, the condenser has a burnt wire at the dual capacitor and melted terminal. The system is old (1995), a lot of wear and tear and also old and worn out duct system. She approved the repairs but she would like an estimate to replace the system and the duct work. I replaced the dual capacitor and added 1 lb of R427A. Checked for proper pressures and temperatures and left the system in good running order. I gave her a 2 - 4pm arrival time for our comfort advisor per the office. Customer used a $59.95 coupon for tune up. She was interested in a TAP senior membership but held off for now because a new system will come with 1 year TAP membership.

The package system is 14 years old. I believe it’s a 3 ton. The m# is worn off. The system is in really bad shape. There is 3” thick of slimy growth inside system. The pressures are off nd the controls are failing. For now they have two of their own spot coolers. Bryan is coming out tomorrow closer to 11am if possible. Bryan will go over price options and financing. Debbie will like to possibly pay half and finance the rest.

Upon my arrival I found that the unit is low on refrigerant. There is a big leak somewhere in the system. I asked the customer what he wanted to do. If he wanted to do the leak search and he said we should come back tomorrow and perform leak search and possibly repair it. So I charged the system with 9 pounds or r410a refrigerant out of jug #152. And got him air for tonight and tomorrow until we can come out and do the leak search. I left the unit cooling. I built an estimate for the customer so he knows what to expect. Upon arrival performed maintenance. Inspected electrical components, coils, pressures, and filter. Cleared drain line. Found that the capacitor was reading low MFD, recommended on replacing it. The system was 1 pound low on r-22 refrigerant, recommended on adding the refrigerant. As we were replacing the capacitor we noticed that the blower motor was running inconsistently. We found the sequensor failing. Recommended on replacing. We move forward with all the repairs and a membership. Left system in good working order.

I Cycled and monitored the system and found it was low on refrigerant. I added 4 lbs of R410A. Due to the weather, my pressures aren’t exact but I measured a 18 degree delta-t. I left the system in good running order. I briefly told the customer about the TAP senior membership because he was on the phone and he will definitely consider it.

Upon arrival found a clugged drain line on system 2. Customer approved clearing the restriction. System 1 had no symptoms at the moment, customer experienced a power loss and needed to get reset. Cleared the drains, left systems running. I highly recommend TAPS to properly service both systems. Customer declined signing up for the moment.

We completed the repair on the two drain lines. We disconnected old vinyl tubing and installed 3/4 pvc. Repositioned the metal chase. Tested drain and the pitch is good. We uploaded our pictures and videos to service titan.

The drain line on the living room unit was restricted and leaking on the wall. I cleared the drain and checked it to make sure we were draining properly. The coils are clean and filters are clean too. The units are in good working condition. The drain line is attached to a vining hose and it’s a 3/8 hose. I recommend we replace it with pvc and add a P-trap. I gave the customer a folder and advised him to get a maintenance package from us. I loaded my pictures to service titan and left the units in good working condition. Materials needed - one stick of pvc 4 couplers 2 P-traps 2 EMT clamps PVC glue The customer approved the repairs. We will have to come sometime on Thursday to do the repairs. I signed them up to a year membership. Please call the customer and set up a time on Thursday for me to come back.

I performed a maintenance. I checked pressures,electrical componants and vacuumed drain line with cleaner. The system is contaminated with growth. The condenser fan motor is over amping, the contactor is noisy and the dual run capacitor is starting to get weak. The system does have wear and tear due to age. I put quotes together on repairs.. Keith will get back to us after he checks his finances. If so, I will perform a site survey and give him the exact quote. I gave him a verbal quote of $4,500 to 4,600.
