Upon arrival customer told me the ac was not working. The indoor fan was not running or the outdoor. I found the fuse bad. I replaced the fuse. The unit kicked on. Went outside and the condenser was smoke from the the compressor and reversing valve. I found the compressor bad and reversing valve and also the defrost board. The system to a bad power surge. I quoted to replace the part to get it up and running. Customer want a comfort advisor to come and give a quote
Upon arrival customer to.d me the ac was not working and the nest Thermostat was blank. The error code on the thermostat was no power to the RC wire. Found water in the float switch. Pulled the float out and unit came right on. Used shop vac and water to get most of the slum out of the condensate pipe. Then I used drain solve and hot water to make sure the drain was cleared out. Restored ac to home.
Called out today to perform a precision tune up. Checked all electronics and motor components to ensure equipment is operating within manufacture specifications. Cleared drain line and noticed that the suction line is missing insulation inside and outside which is dripping onto the wood. Evaporator coil is freezing and causing the tenant to not get the home under 80 degrees….. Outside the capacitor is larger than what the machine is rated for. The contactor is pitted at the coil. This system is leaking refrigerant, sweating onto the ceiling, and has outdoor components that are not within manufacture specifications. Landlord asked me to refill the system with her r22 refrigerant and I declined. I will only charge the system if we look for the leak and fix it. Equipment can and will fail at anytime. Upon arrival customer told me the indoor fan would run but the out door unit would not. Found the core sense off on hard lock out. Turned power off and checked the capacitor and the compressor side of the 45/5 capacitor was bad. Quoted out to replace the capacitor under the warranty capacitor and customer Denied and want the better capacitor so I installed a Turbo 200 with a 5 year warranty. Signed customer up for membership on 2 system.
Complete tune up. Change customer supplied filter. Clear and flush drain line with vacuum and cleaner. At air handler, inspect electrical components. Test amps and volts. Delta t measures at 19 degrees. Ensure system is heating and cooling properly. A picture of the coil and wheel will be uploaded. There is no growth inside the cabinet. At condenser checked pressures, temps, amps and volts. I found the condenser breaker is undersized. It calls for a 30 amp but there is a 20 amp in place. I talked with the customer about replacing the breaker with the correct size. She declined. I will include an estimate to replace the breaker in case they change their mind. Customer is also now a prime maintenance member. We will use this visit as the first. Left system in good working order.
Called out today to perform a precision tune up. Checked all electronics and motor components to ensure equipment is operating within manufacture specifications. Cleared drain line and vacuumed clear from outside port. Drain line is heavily logged and I recommended a drain solve treatment to help break up the build up and coat the inside of the drain line. Noticed that there is no drain line float switch. Measured the temperature drop across the coil. Tightened wire connections. Outside I removed the fan from the condenser and foam cleaned the coil from the inside out. The contactor was pitted at the coil and buzzing when energized. Replaced contactor and retested system. Complete member tune up. Talked with customer about any concerns she may have. Everything has been working properly for her. At air handler, inspect electrical components. Test amps and volts. Delta t is in acceptable range. Check evaporator coil and blower motor. Unit is clean and free of bacteria. The UV system is also functioning normally. At condenser checked pressures, temps, amps and volts. Clear and flush drain line with vacuum and cleaner. Left system in good working order!
No heat. Home has 4 wire thermostat wire bundle for a heat pump package unit. One wire was being used for common to the thermostat and I was able to move that over to the heatpump (b) wire to enable heat. There is no wire for the emergency heat control. I provided a quote for a 30 ft wire run. Home owner signed up for maintenance program today. Office to schedule. The first appointment. System heating and cooling at this time.
Called out today due to no cooling. Upon arrival system was running but the compressor was not. Found that the capacitor has failed due to manufacture specifications. Educated the client on the importance of annual maintenance. Client enrolled both systems into a maintenance agreement and applied the member savings to todays visit. Tested major components. Called out today due to no cooling. Upon arrival indoor fan was not running. Blower wheel is extremely dirty and the evaporator coil is completely rusted at every junction. Offered to replace the blower motor and clean the blower wheel. Client will speak to his father about options. We are more than happy to make repairs but please keep in mind that this is a 12 year old machine. Other parts can and will fail. By replacing the fan it does not add longevity. Upon arrival I was shown to an A/H in a garage that needed maintenance. Took off panel door to inspect all electrical components as well as check the coil. Evap coil was clean and all electrical components are tight and amp draw and voltage readings are all within range of factory specifications. Cleared drain at C/U. Couldn’t complete PM because of the weather, will either be returning later this afternoon or Wednesday of next week to complete the maintenance. Returned 9/21 Upon arrival to home I walked around back to the C/U to finish a previously started maintenance. I immediately took off panel door to inspect all electrical components amp draw and voltage readings as well as wiring integrity. All electrical components wiring were tight and readings were all within range of factory specifications. Checked Freon levels to ensure unit is cooling to spec and they were right within range. Upon arrival customer told me the ac was not working. I went in to the attic and found the float switch tripped. The condensate line was clogged. Cleared condensate with shop vac and water. Restored ac to home. Signed customer up for membership.
Upon arrival i was shown to an A/H unit in an attic that needed preventative maintenance. I immediately took off panel door to inspect all electrical components amp draw and voltage readings, as well as check the evap coil. Evap coil was clean but the blower housing and all electrical components were heavily covered in bio growth. Made sure all amps and voltages were within range, and suggested that we install a pure air X to negate bio growth and to ensure the life of the system. Installed pure air X uv light. Went around back the the C/U to check all electrical components amp draw and voltage readings as well as check the Freon levels. Freon levels were within range and all electrical components are working to factory specs. I put a vacuum on end of drain line and ensured drain was working properly with unit in operation. Unit is cooling very well.
Called out today to perform a precision tune up. Checked all electronics and motor components to ensure equipment is operating within manufacture specifications. Cleared drain line and cleaned condensate pump. Ran chemical and hot water through pump 5 times. Measured the temperature drop across the coil. Tightened wire connections. Replaced all filters provided by the client. Outside I removed the fan from the condenser and cleaned the coil from the inside out. This is the last visit on this year’s maintenance agreement. Upon arrival customer showed me a package unit that was not working. Found an old package unit behind the house that indoor fan was running outside compressor or fan was not running. Check the capacitor and a capacitor was good. Found a bad contactor replace contactor and unit is running. The system is old so set up for home comfort visor to come out to give quote on replacement
Complete no cool call. Customer states the unit is blowing warm air. Cycle and inspect equipment. The unit is producing a supply air temperature of 110 degrees in cooling mode. Checked pressures, amps and volts. Once the compressor starts the pressures build causing the compressor to overheat and shut down. The compressor has failed internally. We will need to replace the compressor. Customer would not like to move forward with repairs until lead time is set and communicated. All equipment details are uploaded. Customer is also interested in a cleaning of the unit. I presented (2) options, one is a complete system cleaning. The second option is a UV light with free cleaning to prevent bacteria from spreading. I collected a service call fee for today’s visit.
Arrived at customers for no cool. On arrival customers showed me to air handler unit. Air handler secondary Pan was full and and line was clogged. Customer chose to have water removed from drain Pan, Get a drain solve option, and sign up for tap senior plan. Remove water, vacuumed line, and add a drain solve. Unit now up running and cooling. Informs customer and customer was pleased with work performed. Collected payment and signature and left. Customer happy.
Called out today due to no cooling. Upon arrival both the air handler and the condenser were running. The compressor is pulling amperage and has the correct voltage applied. Client stated that it stopped cooling a few days ago so he changed the capacitor himself but it still didn’t kick on. Checked pressures on the 23 year old system to see that the compressor was barley creating a temperature/pressure difference. The compressor needs to be replaced to restore cooling but we cannot guarantee that by replacing the compressor that it will add to the life of this system. Offered to have a comfort consultant to come out to give options on replacement but the client is going to call his cousin to possibly replace the compressor. He is looking to sell the house within the next six months and without the system running, this will not pass inspection. Client said he will reach out to us if he’s interested in replacement. *Attention* I installed the new condensate pump. New hoses, wiring and components. I ensured the lines were clear and free of obstruction. The pump will activate properly, signal properly and the kill switch is working properly. However the water leaving the pump has very little pressure behind it and will not pump the water properly. After speaking with tech support we believe the pump is bad out of the box as we have had many pumps ship defective. We will need to order a new pump and send this one back. We have to follow up properly with the customer as we did not previously. 8/17/2022: return to replace condensation pump. Cycle and inspect equipment. The new pump is draining properly.

Called out today to inspect noise coming from UV light. Alarm was going off to notify client to change the bulb. Called the office in attempt to locate a replacement which we were unsuccessful. Visibly showed the client and she approved preventative repairs. Replaced contactor and renewed maintenance agreement for an additional year. System is operating correctly at this time. Upon arrival customer showed me an ac unit in the closet that needed tuned up. The evap coil is really dirty and falling apart. Found microbial growth in air handler recommend a pure air x and customer Denied at this time. Cleaned the condensate with solvent and shop vac. Checked the system for proper amps and volts. Went to the condenser and Checked the system for proper amps and volts. Found the compressor over amping bad. Put gauges on the system and it was super low on R22 Freon. Comfort advisor coming out to give estimate on replacement due to age and leaking Freon.
Called out today due to no cooling. Upon arrival system was tripped due to the secondary pan float switch. The pan had about an inch of water in it. The pump would not pump automatically, causing the reservoir to overflow into the emergency pan. Educated client on the importance of annual maintenance. Give multiple options to replace condensate pump with member pricing vs non member. Client enrolled in annual maintenance agreement and replaced condensate pump. Put a gallon of water through the pump to ensure it was operating correctly. Outside I checked a couple key components. I noticed that the contactor was extremely pitted and actually buzzing when the coil was energized. Brought this to the client‘s attention and he approved repairs.
