Ordered a standard service for a system functioning properly and under warranty Tech arrived and found a “bad capacitor”. Stated it required repair and charged hundreds of dollars for the service. Shortly after departure, system started operating inefficiently Next day the system was unable to maintain cool temps during peak usage Called again. They sent out another team who tried to convince me this was coincidental and likely due to the storms. They were unable to complete repairs and said it would likely be between $1500-3500 to fix and would be able to get back on Monday when the parts center was open There were some red flags to me. I called another company for a second opinion. The tech showed up and nothin minutes found the issue. The original tech installed the wrong capacitor and it was damaging my system. Repairs were made and it is now functioning properly. Definitely suspicious

Customer recently had a water heater installed. The water heater is in the same room as the air handler. The return duct going to the air handler was in the way of removal of the water heater. The company installing the water heater had to cut a section of the duct board return out. I glued, taped and mastic the duct board back in to place. The return is now sealed. Pictures are uploaded.

Customer concerned about unit not cooling. Checked thermostat calibration and located thermostat error code E1. Checked control board and the board is wet. Tried to dry off. The thermostat is bad and needs to be replaced. Customer has approved for thermostat replacement. Installed new thermostat and checked unit operation. Unit is cooling well and drains at this time.

Complete compressor replacement. Remove all refrigerant from the system. Remove the old compressor and solder it shut. Install the new compressor and properly secure to the base of the unit. Pressure test the system to 300 psi to ensure no leaks. Run a vacuum on the system to ensure a clean line-set. Recharge the system with the recovered refrigerant. Cycle and inspect equipment. Left system in good working order.

Customer concerned about unit not cooling properly. Checked thermostat calibration and filter location. Checked safety float switch and inspected drain line. Checked air handler coil and checked blower motor operation. Located bad uv lights in the air handler coil. Checked outside condenser unit and refrigerant pressure when running. Located low refrigerant charge in condenser unit. The condenser unit showed signs of oils from bottom of condenser unit. I have visible located leaking refrigerant from compressor manufacture fitting in condenser unit. The capacitor is weak and needs to be replaced with new capacitor. Needs the compressor replaced to repair leak in the system. Customer has approved for the compressor replacement and refrigerant added. Highly suggest to have uv lights replaced in air handler unit to prevent any biological growth in air handler coil. Left literature with customer. Unit. Unit producing proper Delta T. Next went to condenser. Open up electrical cabinet and tested components. Capacitor within acceptable range. Contactor within acceptable range. Unit is loud on start up. Suggested hard start kit and customer agree. Installed hard start kit and start it up unit. Unit started up fine. Checked in with customer and customer is happy with word for forms. Signed customer up for tabs planned. Collected payment and signature and left. Customer happy.

Complete member tune up. I talked with customer about any concerns or issues she may have. Our customer is concerned about the power bill that has increased in both of her apartments in the same building. After testing all parts and components as well as measuring amperages and voltages I found that the machine is operating properly and would not be the cause of the spike in the bill. I relayed this to the customer and she is now aware. I changed the customer supplied filter. I cleared and flushed the drain line with a vacuum and vinegar. At air handler, inspect all electrical components. Test amps and volts. Delta t measures at 20 degrees. A picture of the evaporator coil will be uploaded. I found heavy amounts of biological growth inside the air handler. I offered the customer options on resolving the issue. We talked about IAQ and the benefits. I will send estimates on solutions we offer attached in the invoice to refer to. At condenser checked pressures, temps, amps and volts. Left

Called out today to perform a precision tune up. Checked all electronics and motor components to ensure equipment is operating within manufacture specifications. Checked filter. Could not access air handler. Entry was through the closet with shelves that block a ladder. Tightened all wire connections. Outside I removed the fan from the condenser and cleaned the coil from the inside out. Vacuumed drain port. Client is aware that the system is 15 years old. This machine can and will fail at any time. Replaced the contactor and capacitor that were out of manufacture specifications. Equipment is operating at this time. Arrived at customer's house for system inspection. On arrival customer showed me to 2 air handlers and the attic. Inspected 1st air handler and saw and saw A UV light on but the bulb was past due. Brought this to customer's attention but customer does not wish to change bulb at this time. the unit was equipped with a float switch. Tested float switch and float switch does work. Unit was producing proper Delta T. Under evaporator coil was clean. Next checked 2nd air handler. This unit was also equipped with A UV light with a bulb past due. Arrived at customer's house for system tune up 1. On arrival Went to airhandler system. Inside unit was clean. Unit was producing proper Delta T. Filter was in backwards and should be changed more regularly. Vacuumed out drain line. Next went to condenser and hooked up gages. All pressures and readings were of acceptable range. Contactor sending proper voltage. Capacitor was well below name plate rating. Informed customer of this and suggested we get changed. Also suggested customer get surge protector due to unit being very close to water and on top of a roof. Customer agreed to Work suggested. Installed capacitor and surge protector. Called out today due to no cooling. Upon arrival system was frozen at the txv. Explained to the client the purpose of the txv and why freezing has occurred. Clients have a 10 year parts warranty through Rheem. Will have the office order part and call with a timeline for repairs. Advocated to run the system as little as possible. Called out today to perform a precision tune up. Checked all indoor electronics and motor components to ensure equipment is operating properly within manufacture specifications. Client wasn’t aware that there was an additional filter directly under the air handler. Evaporator coil is extremely dirty causing poor airflow. Drain line was heavily clogged and I had to clear the drain and pan multiple times. Outside at the condenser the contactor coil was extremely pitted and buzzing when energized. The capacitor is way of out manufacture specifications. The coil is deteriorating due to the salt in the air. The condenser is in really rough condition. Offered to have a comfort consultant to come, out and give system replacement options. Spoke to the daughter and explained my findings as well as solutions for the machine. No cool. Lennox system on right side of the home tripped float switch due to backed up drain line. Cleared drain line and mergency pan. Added solvent to break up debris. I am recommending adding a second float switch to the airhandler secondary drain port. Em pan is 6 inches lower then the unit and could fail causing damage to the home and ceiling. Home owner signed up for maintenance program today. Office to schedule first visit ad soon as possible. System cooling again.

Checked under evaporator coils and under both evaporator coils were clean. Inside of units for clean. Customers having concerns at smell upstairs. Suggested an oxidizer. Built and sent estimate. Arrived at customer's house for Unit not cooling correctly. On arrival customer informed me while having her ducts cleaned the worker brought to her attention her attention that her unit was not creating a 10゚ Delta T. On arrival thermostat read 76゚. Air coming from vents was events was 68゚. Unit was not cooling efficiently. Filter was changed. No vents appear to be closed or blocked. Freon levels did appear to be low. Presented options to customer and customer chose to add freon and sign up for plan. Added about 1lb of freon and pressures and readings now look correct. Informed customer on work performed and customer is happy. Collected payment and signatures and left.

Called out today due to no cooling. Upon arrival system was tripped on the float switch.l Client says that she had maintenance performed last month. The problem is that the close was at the 90 elbow before the drain line opening for cleaning. This system needed the be cleaned from the drain pan. Cleaned drain pan and flushed drain line. Vacuumed both ports clear and wiped down drain pan. Added a gallon of hot water to ensure there were no obstructions. Added drain solve with a six month guarantee Adjusted float placement. Upon arrival customer showed me an air handler in the closet that need a tuneup. The evaporator coil is dirty and should be pulled and cleaned but due to age do not recommend. Checked all amps and volts. Found bio growth buildup in the air handler recommend a pure air x. Went to the condenser to check all amps and volts. Found the compressor over Amping a lot and very hot. Found the contactor Pitting And capacitor below factory specs. Recommended comfortable Advisor to come out to give an estimate.

Arrived at customer's house for humidity concern. On arrival customer showed me to upstairs trane Unit. Unit was set to 72 and cooling fine but humidity was in the mid sixties. Went downstairs to condenser and hooked up gauges. Found unit to be slightly low on freon. Pointed out to customer and suggested we add more. Customer agreed. Added about half a pound of freon and system now looking correct. Humidity has came down. Customer has tune up scheduled for about a month away. Will compare readings at that time to see if there is significant freon loss. Right now unit running fine. Check in with customer and customer pleased with work performed. Upon arrival customer showed me an ac unit in the closet that needed tuned up. The evap coil is clean. Cleaned the condensate with solvent and shop vac. Checked the system for proper amps and volts. Went to the condenser and Checked the system for proper amps and volts. Found the system low on R22. We add freon before can not add again. Comfort advisor coming out to give estimate.

Arrived at customers for unit not cooling. On arrival customers showed me to air handler unit. Checked drain and drain was backed up. Was recently here for a service. Unit was vacuumed out at that time. drain jelly must have fallen off evaporator coil somewhere and into drain Pan. Explained to customer what was happening and customer was comfortable with my explanation. Suggested a drainsolve treatment to better guarantee we can clear this line. Customer agreed. Vacuumed out drain line. Capped end of condensate and of applied drain solve. Waited about 15 minutes and drained unit. Turn the unit back on and allowed unit to run for about 15 minutes. All condensate was draining fine. Checked in with customer and customer was pleased with work performed. Collected payment and signature and left. Customer happy.
