I performed a system check today on a 2010 Trane unit. I changed the homeowners filter, verified the overall operation of the thermostat, inspected the system for cleanses (microbial growth development), on the evaporator coils & blower wheel, check the draw on all electrical components, inspected the capacitor, inspected the contactor, verified refrigerant, pressures & temperatures, flushed and vacuum the drain line, and wash the outdoor unit coils. Arrived at this call for system not cooling, upon arrival was informed by Miss Kimberly that she had a previous company that diagnosed a bad indoor fan delay board timer was bad, informed I’d do my own diagnosis and tested various system components including voltage and blower motor which are present, tested delay timer control board and set it to zero to test functions, found board is receiving 24 volts but the board is not sending 24 volts needed to the blower fan control going to the motor thus the motor is not running, tested motor by sending 24 volts directly to the blower motor and the blower motor came on. Quoted to replace the blower motor fan delay timer and sign up for out maintenance plan, quote was accepted, we sent our runner out to go get it and wrong part was brought out, will need to order the correct part and return tomorrow between 10-12 and I’ll collect payment upon work completion. During maintenance I noticed a significant amount of beach sand in the evaporator coil pan. Home is on the intercoastal with a very low return grill. I performed a chemical cleaning one section at a time due to the corrosion on the coil fins. Used dropcloth to line the inside of return box. Shop vac on drain line during cleaning. Wipe down air handler interior after rinsing chemical away. Reconnected drain line to condensate pump. Reinstalled filter. Gave a recommendation for corrosion grenade for the indoor and outdoor units for a second time due to lots of evidence of corrosion on the coils. Brought this to the customers attention.

Checked rooftop condenser unit and located the pull disconnect to burnt out and needs to be replaced. Showed this customer and customer has approved for service disconnect to be replaced. Recommend new safety surge protector on condenser unit to prevent voltage spikes and electrical failure on control board and electrical components. Recommend new germicidal uvc light to prevent biological growth in air handler coil and blower wheel. To help prevent drain line clogged and keep unit cooling properly. Airbnb guest stated water was coming from mini split head number one located in the living room area. I inspected the mini split head number one filter, blower motor, evaporator coils, & outdoor coils for any blockage or microbial growth development. I verified the pressures on the mini split, and they were within manufacture specs. I found the filter to. E cleaned but microbial growth development across the blower wheel that is dripping into the drain line. Also, cobwebs at the return area of the mini split restricting airflow. Drain line is backed up from the microbial growth clogging the drain line and needs to be flushed & vacuumed. Mini split drain line tablets can be added to keep the drain line clear n free of blockage between maintenance visits. Drain line is NOT trapped & a p-trap needs to be added. Performed tuneup special on one head mini split system. Air filters completely impacted and indoor coils impacted. Blower compartment starting to develop growth but fan speed not affected. Applied self rinse coil cleaner to coils and cleaned washable air filters. Cleaned condenser coils and cleared drain line. Collected 39. Complete.

Complete system tuneup. Checked capacitor and compressor amp draw. Washed condenser coil with water only. Some corrosion/rust to form on condensing unit. Home is on the intercoastal. Inspected air handler cabinet, small amounts of biological growth on blower and evaporator coil/coil pan. Evaporator coil drain pan and drain line are full of sand. This will cause drain issues down the line. Possible damage to condensate pump. Condensate pump is currently functional. Flushed drain. Float switch is functional. Checked all electrical components. Tested system function in heating and cooling. Checked the refrigerant pressures and temperatures. System is running well at this time.

Arrived for no cool call, 2 year old Lennox AC, found safety float switch full of water and a clogged drain, quoted to initially clear that and flush drain, work was accepted, flushed drain and ran system, found system temperature splits were not proper, checked outside unit on the roof which was not easily accessible and found system is low on refrigerant and has a potential refrigerant leak, quoted to add refrigerant for now and work was accepted, had to haul gas and scale on the roof and added two pounds of R410A refrigerant and system is cooling properly at this time, can’t say for how long it will cool but it’s currently operational and cooling at this time. Will have to do a leak search and find out location of the leak and then be able to determine what needs to be done to fix the leak. This job is completed today, thank you for choosing total air.

Called out today due to no cooling. Upon arrival there was an error code on the thermostat. Client flushed drain line two days ago and when he pulled the cap off it pulled the drain line up and caused the bad pitch. Drain line has slight algae build up. To help prevent further decay of metal I highly suggest a corrosion inhibitor the board inside. The outdoor unit is very sensitive to major sources of power, and can be very expensive to fix. Upon arrival to scheduled system maintenance, I was shown to an 8y/o split system located in a hallway closet. Immediately pulled panel doors to inspect all electrical components connections, collect electrical readings and check the evaporator coil for cleanliness. Evaporator coil is clean with pictures uploaded to ST. All electrical components connections are fully secure and all electrical readings are running within range of factory specifications. Return air filter is doing well at this time. Collected a temperature, differential between the return air and supply air sides of the air handling unit in both heating and cooling modes and had a 20° temperature differential. Cleared the condensate drain line with a vacuum and flushed with hot sink water through the line to ensure proper drainage into the condensate pump. RECALL Upon arrival to system no heat I was shown to an A/H unit and C/U located next to each other on a balcony. The homeowners stated that the system wasn’t cooling at all. Upon inspection I found the system was operating in the heating mode, all electrical readings were in range of factory specifications and the system seemed to be operating well. I only had 84 degrees coming out of the unit at the plenum when it should be around 87-95 degrees. At this point I believe the heater kit might be insufficient for heating the living space at this time. Upon arrival to no heat call, I was shown to a straight coil front draw A/H located in the kitchen closet. Immediately pulled off panel doors to inspect the system. Upon inspection I found neither the heat kit energized or fan motor energized when calling for heating. It was exactly the same with the cooling. Lifted the systems float safety to find it had been activated by water and cut all low power going to the system. After the switch was reset the system ran in very well in the heating mode as well as the cooling mode. The immediate need for this system is clearing the systems drain line to ensure proper functions. This is a communal drain line so a vacuum couldn’t be used to clear and flush the line. Cleared the block with nitrogen and added drain solve to the line to help flush any blocked debris. Systems seems to be draining at this time. Homeowner was not home. Was greeted by caretaker. Master bedroom unit is not cooling properly but heater strip is still working in heat mode. Found outdoor fan motor failed. Tested new capacitor and it is still within range, tested all three leads on outdoor fan motor and there’s open windings. Fan motor is seized up and needs to be replaced. Called and confirmed with Jonathan at office that part is under warranty. Send estimate for warranty labor on condensing fan motor. Homeowner is out of town till this next Tuesday. We do not need a gate code or any crazy access to get onto the property. It is the middle condenser on the stand on the right side of the house. We are able to come back and do the repair anytime.
